Other communities are in the middle of construction and may offer both new homes as well as resale homes while other communities are very new and just breaking ground with new construction homes.

Many homes have a Venice mailing address, while much of Wellen Park (including Downtown Wellen Park) is officially within the city limits of North Port. A few neighborhoods are also located in unincorporated Sarasota County, so city services and property taxes vary by community.
Yes, West Villages was the original name of this development before it became Wellen Park. Although some original communities have retained the West Villages title. The name was changed to give the growing master-planned community its own identity and help distinguish it from other Florida communities with similar names.
Wellen Park is a great place to live for buyers who want newer homes, planned amenities, outdoor recreation, community events and access to Gulf Coast beaches. The right community fit depends on the buyer’s budget, commute, preferred amenities and tolerance for ongoing construction.

Wellen Park includes properties in several different FEMA flood zones. Since most homes in Wellen Park are primarily newer construction, they will be raised up into Flood Zone X, which most people refer to as being “out of a flood zone” because this zone does NOT require flood insurance. However, flood risk can vary by neighborhood and even by individual homesite, so there is not one flood-zone answer for the entire community.
Buyers should check the current FEMA flood designation, elevation information and insurance requirements for the specific property they are considering.
Keep in mind that with new construction homes, the FEMA maps could be out-of-date because what may have been in a flood zone before development, is typically built up in elevation and out of a flood zone after construction. So sometimes it can take time for the FEMA maps to catch up because the flood zone designation can change after construction.
Wellen Park is served by Sarasota County Schools. The assigned elementary and middle schools depend on the home’s address and current attendance boundaries.The new Wellen Park High School is set to open Fall of 2026 and will primarily serve Wellen Park residents.
Because school zones can change as the area grows, families should confirm the current assignment directly with the school district before purchasing a home.
Wellen Park offers both new construction and resale homes. Newer communities may have build-to-order homes and quick move-in inventory, while established neighborhoods may offer mostly resale properties. Some communities have both options available at the same time.
The best choice depends on your budget, desired move-in date and how much you want to personalize your home.
