The BEST Resort-Style Communities in Wellen Park (Where It Feels Like a Vacation Every Day)

Huge swimming pool with slide at the Grand Palm club house in Venice, Florida - a top development for kids in wellen park

Last Updated April 30, 2026

If you want a home that feels like a resort, you’re in the right place. Wellen Park is one of Florida’s best areas for true resort-style community living.

While the customizable homes and pristine location make Wellen Park attractive, its popularity right now comes from the lifestyle it delivers – more specifically, communities that go all-in on resort-style amenities.

We’re talking about the kind of places where your weekends revolve around the pool, where there’s always something going on, and where you actually use the amenities you’re paying for.

Around here, we like to call them “mega resort-style communities.”

And in this guide, we’re breaking down the very best resort-style communities in Wellen Park, so you can figure out which one fits your version of the Florida life.

If you’re still getting familiar with the area, you might want to start with our full Wellen Park area guide for a deeper look at location, lifestyle, and what makes this area unique.

Why Wellen Park Is So Focused on Lifestyle Living

Located between the Venice, Florida and North Port area, Wellen Park is among the fastest-growing master-planned communities in Southwest Florida. This award-winning development is deliberately designed around a “live, work, play” model, with homes, amenities, dining, and essentials all built into a connected environment. It is defined by how people actually live, with a strong emphasis on connection, convenience, and everyday enjoyment.

Wellen Park goes beyond simply building homes. Here, they are building lifestyle experiences, making it easy for residents to stay active, meet people, and enjoy their surroundings without leaving the area.

You see this with walkable trails & golf-cart or bike-friendly lanes that connect different communities here, the growing downtown area, and especially within the communities themselves.

Some neighborhoods are simple and low-key. Others go much bigger, offering full clubhouse experiences, resort-style pools, fitness centers, and packed social calendars organized by lifestyle directors!

And that’s really the bigger picture here.

These communities aren’t just about having nice amenities. They’re about building an environment where it’s easier to be active, social, and connected in your day-to-day life, and that is the lifestyle Wellen offers.

It’s why so many buyers come here when searching for Florida resort-style communities offering more than amenities alone.

What Makes a “Mega Resort-Style” Community?

Not every neighborhood in Wellen Park makes this list… and that’s intentional.

When we talk about “mega resort-style,” we’re talking about communities where the amenities feel like an over-the-top true extension of your home and lifestyle. A place that really does feel like you live in a resort!

It’s the difference between a small quiet community pool and a larger pool (or multiple pools) bustling with activity where you can spend all afternoon or evening without leaving.

These communities are built around resort amenities people use, like large clubhouses, gathering spaces, fitness centers, and regular event schedules. Many have on-site dining options and even offer drinks by the pool, or social spots to help neighbors connect.

This is exactly what sets the best resort-style communities in Wellen Park Florida apart from more traditional neighborhoods.

The Best Resort-Style Communities in Wellen Park

Wellen Park has many unique communities, but the “mega resort-style” ones stand out and are especially fun to explore.

Here are a few of our top picks. Wellen Park buyers ask us most about these resort-style communities, and they’re also some of the best along the Gulf Coast. Each has its own vibe, so as you review them, consider which best fits your lifestyle.

Wellen Park Golf & Country Club

If you’re looking for a community that blends resort living with a country club feel, this is one of the first places people tend to look.

Wellen Park Golf & Country Club has quickly become one of the most in-demand communities in the area, and a big reason is its flexible lifestyle. Unlike many golf communities, you don’t have to be a golfer to enjoy living here.

All residents have automatic access to the social amenities, while golf is reserved for homes with golf memberships. That makes it appealing to a much wider range of buyers.

Amenities include a clubhouse, multiple resort pools, fitness facilities, and options for staying active and social, just as you’d expect from a country club community.

Amenities at Wellen Park Golf & Country Club include:

  • Resort-style pool with poolside Tiki bar + multiple satellite pools
  • Clubhouse with dining
  • Fitness center
  • Spa with a massage parlor and nail salon
  • Aerobic and yoga studio
  • Pickleball,Tennis & Bocce Ball Courts
  • Games Rooms
  • Championship golf course & practice areas(golf membership required for access)
  • Social events and community activities by a lifestyle director
  • Dog Park
  • Event lawn

From a real estate perspective, this community is approaching its final phases! The condos and coach homes here are finishing up, but there are still options for new construction single-family homes and their newly released carriage homes. You can also find resale homes here too.

Brightmore at Wellen Park

Brightmore is one of the most anticipated new communities in Wellen Park, and for good reason. It’s the first (and only) 55+ community in Wellen Park and it offers both single-family homes and paired villas. This is a grand flagship community for Mattamy Homes and has been designed from the ground up with a vibrant and active adult lifestyle in mind.

In this neighborhood, everything revolves around how you actually want to spend your day. Whether that’s staying active, being social, or just enjoying your surroundings, it’s all built in. Between the natural preserves, lakes, and walking trails, there’s a really nice balance of energy and calm.

It’s also in a great spot, just a couple of miles from Downtown Wellen Park and right near CoolToday Park, so you’re close to everything without feeling right in the middle of it.

The community has over 11 acres dedicated to amenities, and it shows. The clubhouse alone is over 14,000 square feet (and even larger when you include outdoor space), so it genuinely feels like a central hub rather than just an add-on. As the largest in Wellen Park, it gets a LOT of attention!

The focus here is wellness and social living, with spaces for fitness classes, casual hangouts, and community events. A full-time lifestyle director ensures there’s always something to join if you wish.

Amenities at Brightmore include:

  • Largest clubhouse in Wellen Park, plus a huge amenity campus
  • Resort-style pool and separate lap lanes
  • Café and bar area + a separate library and coffee bar
  • Fitness center and movement studio
  • Game rooms and social spaces
  • 9 pickleball courts (including a stadium-style court)
  • Bocce ball
  • Yoga and event lawn
  • Firepits and outdoor gathering areas
  • Sandy beach-style relaxation area with hammocks and views
  • Dog park
  • Miles of walking and biking trails
  • Gated entry and security
  • Full-time lifestyle director and resident clubs & events
  • Lawn Maintenance Included

This is one of the most complete amenity packages in all of Wellen Park, and it really shows in how people use the space.

Brightmore is in the middle of construction, so there are many residents living here and the amenities are open; however, the community is still growing with years of new construction left.  You can find both quick move-in and to-be-built home options as well as resale homes that are done for you!

Palmera at Wellen Park

Palmera is still in its early construction phase, which is part of the appeal.

Sales launched only recently, and the first homes are just starting to come together, so buyers at this stage are getting in right as everything begins to take shape, which is always an exciting time. And the location is fantastic, with Downtown Wellen, CoolToday Park, and the beaches all just a short drive away.

Even though Palmera is still coming to life, the amenity plans include some standout features.

The community centers around a coastal-style clubhouse and main amenity area, focusing on social spaces and everyday convenience. Pools, onsite dining, and activity spaces will soon make it one of Wellen Park’s most well-rounded amenity packages, and we’re insanely excited to see it completed.

Amenities at Palmera include:

  • Gated entry & security
  • Coastal-inspired clubhouse
  • On-site dining and grill/bar
  • Resort-style pool and lap pool
  • Splash pad
  • Fitness center
  • Pickleball courts
  • Golf simulator
  • Playground
  • Event lawn and gathering spaces
  • Fireside seating areas
  • Nature trails and green space
  • Large lake views
  • Full-time lifestyle director and events
  • Lawn maintenance included

Palmera features single-family homes, larger estates, custom homes and townhome or coach home options in both one- and two-story layouts.

There are also multiple builders in this community, which means there is a larger variety of home options, in design and price. Options include preserve or water views, larger sites, and even natural gas (rare for the area).

Grand Palm

Huge swimming pool with slide at the Grand Palm club house in Venice, Florida - a top development for kids in wellen park

Grand Palm is one of the more established communities in Wellen Park, and it has a very different feel compared to some of the newer neighborhoods… in a good way, of course.

This is a community that’s been developing for years, so everything feels more settled. The landscaping is mature, the neighborhoods are built out, and there’s a strong feeling of community already in place. It’s also one of the most popular choices for buyers who want a mix of amenities and nature, rather than just a resort-style setup.

What really makes Grand Palm stand out is how it’s laid out. Homes are tucked into smaller pockets throughout the community, surrounded by lakes and preserves (including tall trees), so it never feels overly dense or crowded. And the location still keeps you close to Downtown Wellen, local beaches, and everyday conveniences. It’s a much more relaxed vibe.

The amenity package here has a slightly different focus.

Instead of everything being centered around a single massive hub, the amenities are spread throughout the community, which fits well with the natural layout. There are multiple clubhouses and gathering spaces, along with a wide range of activities for all ages.

Grand Palm boasts over 28 miles of walking and biking trails, plus lakes with docks where you can kayak or fish, so there’s a lot to do beyond just the traditional amenities.

Amenities at Grand Palm include:

  • Multiple clubhouses and amenity areas
  • Resort-style pools, lap lanes, and spas (even satellite pools)
  • Waterslide and splash pad
  • Fitness center, weights room, and movement/yoga studio
  • Tennis, pickleball, bocce, basketball, and volleyball courts
  • Playground and family-friendly spaces
  • Dog park
  • Event spaces and catering kitchen
  • Card and game rooms
  • 28+ miles of walking and biking trails
  • Kayaking and fishing on community lakes
  • Full-time lifestyle director and events
  • Gated entry and security

In terms of housing, Grand Palm offers a mix of single-family homes and attached villas, with a variety of layouts that suit both full-time residents and seasonal buyers.

Because the community is nearly complete, most of the homes available here are resale properties. That said, only a limited number of new-construction homes are being built, so it is still possible to get something brand-new, though with fewer options than earlier phases.

IslandWalk at Wellen Park

Islandwalk venice fl at the west villages main amenity center swimming pool

If you’re someone who wants to stay busy, meet people, and actually use the amenities… IslandWalk may be the community for you.

It’s been around a bit longer than some of the newer neighborhoods in Wellen Park, so everything’s established, the landscaping is filled in, and there’s already a great community feel here. Neighbors know each other, people have settled in, and it feels like home. And people really love the atmosphere here.

The setting is a big part of the appeal, too. There are lakes all throughout the community and almost every home has a lake view, with walking and biking paths that connect everything (including cute little bridges over the water that remind you of Venice, Italy, that are also golf-cart friendly). It has a really nice, slightly tropical feel that sets it apart from some of the nearby communities.

IslandWalk is a very active community with multiple amenity areas and a ton of sports courts. The layout means you’ve got options depending on what you feel like doing that day, whether that’s heading to the pool, playing pickleball, or just meeting up with friends. And with a full-time lifestyle director, there’s always an activity on the calendar if you want to join in. In fact, IslandWalk is known to be the most active community in Wellen Park – and they are frequent pickleball champions!

Amenities at IslandWalk include:

  • 3 clubhouses and amenity centers
  • 3 swimming pools (including a lap pool)
  • Fitness center and movement studio
  • Pickleball, tennis, and bocce courts
  • Basketball courts
  • Walking and biking paths throughout the community
  • Craft rooms and activity spaces
  • Community garden
  • Event lawn with gazebo, fire pit, and BBQ areas
  • Dog park
  • Kids playground
  • Library
  • Catering Kitchen
  • Game rooms and social spaces
  • Gated entry and lawn maintenance included.

IslandWalk at Wellen Park is one of the most social and active communities in the entire area. This is the place for people who want to be out, meet neighbors, join clubs, and fill their calendars with events.

But when you’re ready to retreat to your home space for some R&R, you’ve got peaceful, light-filled, easy-living home spaces that feel just as good as the community around you. You’ll find a mix of single-family homes, villas, and coach homes, and a lot of them have really beautiful water views thanks to all the lakes throughout the community.

The community is fully built out now, so everything here is resale, but a lot of the homes are still pretty new and definitely worth checking out.

Sarasota National

Sarasota National golf clubhouse and parked golf carts

Set around an 18-hole championship course and surrounded by preserves and wetlands, Sarasota National is one of the more naturally beautiful communities in Wellen Park. It feels quiet, tucked away, but still just a short drive to Downtown Wellen and everything going on there.

A lot of people are drawn here because it gives you that swanky country-club atmosphere without feeling over-the-top. It brings a slightly more refined, resort-meets-golf experience to the table.

There are two sections: the Golf Side and the Lake Side. If you’re on the Golf Side, golf membership is included. If you’re on the Lake Side, you can still enjoy all of the main amenities and social membership without having to join the golf program.

The clubhouse is a big focal point in this community (it’s over 30,000 square feet), and it’s designed to feel more like a resort you’d visit than just a neighborhood space. The amenities here feel polished and intentionally designed, with a focus on relaxation and wellness, to give a more upscale lifestyle experience.

One of the biggest advantages is flexibility. All residents can access social amenities, while golf is optional depending on the section you live in.

Amenities at Sarasota National include:

  • 32,000 sq. ft. clubhouse
  • Resort-style & lap lanes
  • Poolside tiki bar serving food and drinks
  • Full-service dining, bar, and lounge
  • Coffee bar & library area
  • Fitness center and movement spaces
  • Spa treatment rooms
  • Pickleball, tennis, and bocce courts
  • 18-hole championship golf course
  • Pro shop
  • Event lawn and gathering spaces
  • Card and meeting rooms
  • Dog park
  • Gated entry and lawn maintenance included.

Sarasota National offers a mix of single-family homes, villas, condos, and coach homes, so there’s a pretty wide range of options depending on what you’re looking for.

The community is nearly built out, so most of what’s available now is resale homes, although new listings do come up regularly.

Sarasota National works similarly, with golf available in designated sections of the community.

This setup is actually a big advantage, because it allows non-golfers to enjoy the lifestyle without paying for something they won’t use.

Which Wellen Park communities have new construction homes?

Esplanade at Wellen Park is the newest community that just began selling in 2026, with both new construction homes and villas by Taylor Morrison, as well as large custom homes by John Cannon on the golf course.

Brightmore and Palmera are the two main communities in Wellen Park where you’ll find a strong selection of new construction homes, but also some resale homes because there are residents already living in these communities..

Wellen Park Golf & Country Club and Grand Palm have a very limited number of new homes remaining, but they are almost completely sold out.

Is Wellen Park a good place for an active lifestyle?

In communities like Wellen Park Golf & Country Club and Sarasota National, Social membership typically includes access to amenities such as the clubhouse, pool, fitness center, dining, and events, while Golf membership is an additional feature available only with certain homes or sections of the community.

This gives buyers the flexibility to enjoy the lifestyle without having to pay for golf unless they want it.

Which Wellen Park community is best for social living?

If your goal is to meet people and stay active, IslandWalk at Wellen Park is often considered one of the most social communities in the area.

There’s a strong calendar of events, clubs, and activities, and the community layout makes it easy to connect with neighbors.

However, Brightmore is a close second with an incredible amount of events and many eager new residents who are very engaged and active.

That said, most of the “mega resort-style” communities in Wellen Park offer some level of social lifestyle; it just depends on how active you want it to be.

How do I choose the right Wellen Park community?

The best way to narrow it down is to focus on your priorities. Ask yourself:

  • Do you want new construction or resale?
  • Is golf important, or not at all?
  • Do you prefer a highly social environment or something more peaceful?
  • How important are large amenity spaces vs. a more natural setting?
  • Lastly, consider your budget and the type of home that you prefer (villa, coach home, single-family home, custom home?)

Once you’re clear on those, it becomes much easier to find the right fit.

What are the key features of resort-style living in Wellen Park?

Resort-style living in Wellen Park means having amenities and lifestyle built into your neighborhood. Most communities include resort-style pools, clubhouses, fitness centers, sports courts, walking trails, and full-time lifestyle directors who organize events and activities.
