Oakbend at Wellen Park
Oakbend is one of the newest and most anticipated new home communities in Wellen Park that began selling in late 2025, and it’s already creating a lot of buzz.
Located just south of Downtown Wellen Park, Oakbend offers one of the most central locations in the entire community. Residents will be able to walk, bike, or take a short golf cart ride to restaurants, events, and waterfront gatherings while still enjoying peaceful residential surroundings.

Because of its location and design, Oakbend gives you a great balance between that peaceful, neighborhood feel and being close to all the fun stuff like Downtown Wellen, CoolToday Park, trails, and beaches.
In keeping with the Wellen Park vibe we’ve come to know and love, Oakbend will be an intimate and close-knit community with just under 200 homes. The Oakbend amenity area is already under construction, and will feature a beautiful clubhouse, a sparkling pool overlooking the water, firepit, pickleball courts, and easy access to trails that lead to Downtown Wellen Park.
What’s super cool about Oakbend is that it doesn’t feel cookie-cutter. You’ve got two quality builder options here with beautiful nature preserve or lakeview lots available:
Toll Brothers is offering a collection of modern, thoughtfully designed homes ranging from approximately 2,100 to over 3,000 square feet. These homes sit on 50-foot lots and feature contemporary layouts with upscale finishes. Their model home is already open and drawing strong interest. They’re actively building and have sold a number of homes in this community already, plus they also have some quick move-in homes that are completed and ready for residents to move right in.

ICI Homes, a custom builder known for their high level of customization and luxury options, will be offering homes in Oakbend ranging from approximately 2,500 to over 3,000 square feet on 60-foot lots. These homes allow buyers to truly personalize their space, from moving walls to reimagining layouts, making them ideal for those who want a one-of-a-kind home. ICI model homes will be opening in February 2026, but they’ve already sold a few lots and are beginning to build custom homes here.

Home prices in Oakbend currently start in the low to mid $700,000s and increase based on lot selection and customization. This is a very new community, with the very first residents moving in soon.

Esplanade at Wellen Park

This community is shaping up to be more than just a place to live. The Esplanade is a Taylor Morrison brand of communities that are known for being like a daily vacation with wellness woven right into how it’s designed. Located in the southern portion of Wellen Park near the existing Myakka Pines Golf Course, Esplanade will focus heavily on wellness, relaxation, and community connection. Downtown Wellen Park Phase 2 Expansion
Downtown Wellen Park has really found its groove, especially in the evenings and on weekends when families are out listening to live music during the Friday Night Concerts, grabbing dinner, strolling the lake, or checking out a market or community event. It’s quickly become the place everyone naturally gathers.
Now, Phase 2 of Downtown Wellen Park is officially underway, and it’s going to add even more reasons to spend time here.

This next phase brings additional restaurants, shops, entertainment spaces, offices, and even some residential options like apartments and townhomes. We’re already seeing buildings wrapped up, and the Wellen Park team has shared that spaces will soon be turned over to tenants so they can start finishing out their interiors.
Several exciting new businesses have already been announced, including Agave Bandido, Easy Does It Comfort Kitchen, Grain & Berry, Club Pilates, and Woof Gang Bakery & Grooming, with more to come as Phase 2 fills in.
Because every business has its own build-out timeline, openings will happen in waves rather than all at once. We expect to start seeing new spots open this winter, with more rolling out through spring and summer 2026.
Parks, Trails & Outdoor Living in Wellen Park
Outdoor living has always been at the heart of Wellen Park, and this next phase only builds on that foundation.
Fetch Dog Park
Dog owners have something fun to look forward to with the new Fetch Dog Park, a fully fenced, two-acre dog park opening near Downtown Wellen Park. This space is designed to be both functional and fun, with large open areas, agility features, shaded seating, and plenty of room for pups to run and play.
It’s meant to be a true community space (not just for dogs, but for owners too), and is expected to open around February 2026. There will also be convenient parking along the future Wellen Park Boulevard extension. We know a lot of residents are excited about this addition, and we can’t wait to give it a test run with Hana.
Buttonwood & Oakheart Trails
Wellen Park’s trail system is expanding in a big way with two new nature trails currently under development.
The Oakheart Nature Trail will be a winding, immersive 3-mile trail featuring shell paths and boardwalks that meander along a 50-acre lake, wetlands, and preserved natural areas near the Everly and Lakespur neighborhoods.
This trail is designed to feel more like a nature experience than a sidewalk, with plans for a fishing pier and connections to a future school campus, making it ideal for kids who walk or bike to school. Oakheart is expected to be completed in spring 2026 and will include trailheads with parking and restrooms.
The Buttonwood Trail is a 2.5-mile shell and boardwalk trail running through natural scenery near the Palmera neighborhood. It will include a gated connection directly into Palmera, making it especially convenient for residents there. Construction began late last year, with completion expected around February 2026.
Station 87 Community Park
One of the most unique additions is Station 87 Park, a creatively designed community space inspired by the nearby fire station. The park features custom, firehouse-themed playground equipment, a large open lawn, and a pavilion for community gatherings.

Construction on the park and playground equipment has just been completed, and families are already loving the addition to the community. However, the new firehouse adjacent to the park is still under construction and will be opening later this year.
If there’s one thing Wellen Park does really well, it’s outdoor living, and this next wave of additions leans into that even more. Whether you’ve got kids, dogs, bikes, or just love being outside, there’s a lot to look forward to.
What About the Manasota Beach Road Extension?
This is one of the most frequently asked questions we hear.
While the idea of extending Manasota Beach Road to create a more direct connection to the Gulf has been discussed for years, nothing has been finalized. These types of infrastructure projects involve multiple agencies, environmental considerations, and long-term planning.
At this point, there are active discussions being held and community meetings. However there is no confirmed timeline, and this road could still be years away if it moves forward at all. We always recommend making real estate decisions based on what exists today and not on what might happen in the future.
