Where is Wellen Park Florida (Formerly West Villages)?

Wellen Park is located in southwest Florida about 30 miles southeast of Sarasota. The area of development is between the towns of Venice and North Port, Florida mainly along highway 41 and just south and west of Interstate 75.

What is Wellen Park Florida? 

Wellen Park is a large master-planned community that spans over 8,000 acres between the towns of Venice and North Port, Florida in Sarasota County. Originally farm and ranchland, the area began being developed in the early 2000’s. But the recession slowed progress down for a number of years.

As of today, the area is booming with new development. There are 10+ communities here with new construction homes for sale, as well as a new downtown area that will have entertainment, dining and shopping. The area is also home to recently built Cool Today Park which is the Spring Training facility for the Atlanta Braves.

For reference, if you are familiar with the massively popular Lakewood Ranch development up near Sarasota, then Wellen Park is going to be similar to that. However, on a bit smaller scale.

Why the Name Change from West Villages to Wellen Park?

The area was originally dubbed the West Villages as the West Villages Improvement District as a specialized taxing district that would provide infrastructure to support the development. Since the area started being developed with the West Villages name in the early 2000’s, the original name is embedded in many minds.

However, the West Villages name is a bit confusing because there are a number of developments with similar names. For example, The Villages is a hugely popular large retirement community that’s actually up near Ocala, Florida — nowhere near Sarasota. 

So the name was officially changed to Wellen Park as of January 1, 2017 to better avoid confusion with other locations ​and developments that have similar names.

Wellen Park Downtown Area Set to Open in 2022

The heart of Wellen Park will be the new Downtown District that is set to open at the end of 2022. Nestled along a manmade lake, Downtown Wellen Park will be a wonderful gathering place for the community. Centrally located among the neighborhoods and connected by roads and paths, the downtown area will be easily accessible by both car, walking and biking trails and even golf carts!

Downtown Wellen Park will include a number of boutique shops and dining options, including a brew pub, steakhouse and more. There will also be greenspace areas used for events such as outdoor movies, food truck rallys, concerts, etc.

Another feature of the downtown area will be a boardwalk, as well as non-motorized boat rentals such as kayaks and canoes so that residents and visitors can enjoy the peaceful natural scenery from the water. 

The Lifestyle & Amenities at Wellen Park

Wellen Park offers an elevated lifestyle that’s also relaxed. It’s all about living the good life with shopping, dining, entertainment, quality homes, friendly neighborhoods, and resort-style amenities. 

Most neighborhoods have their own resort-style amenities such as swimming pools, spas, fitness centers, sport courts such as pickleball and tennis, as well as bocce ball and more. Many of the communities also have their own activity directors and regular social events to bring residents together for fun. 

Cool Today Park – Home of the Atlanta Braves in Florida

Cool Today Park is a centerpiece in the area. Home to the Atlanta Braves for their Spring Training, residents can easily make their way over to the stadium to enjoy a game. And when the team isn’t in town, there are also regular events that take place here including concerts and weekly farmers markets. 

Plus, the Tomahawk Tiki Bar is open daily to the public when games are not being played, and offers fantastic food and drinks in an outdoor setting overlooking the field and you can watch games on the big screen! In fact, this is honestly one of our favorite places to go for lunch on a beautiful day! Try the shrimp po’ boy, you won’t be sorry!

Wellen Park is Not Just for Retirees

We all know Florida is one of the most popular places for snowbirds and retirees who want to enjoy the warm weather. In fact, Sarasota is regularly voted as the top places to retire in the United States! However, it’s not just retirees who enjoy living in this area. 

Families are increasingly moving to the Sarasota, Venice, and North Port areas due to the lifestyle provided. With homes to suit a variety of styles and budgets, top notch schools, a ton of activities and events, and being just a few miles from the beach, Wellen Park is not just a retirement community!

What Are the Neighborhood Communities Within Wellen Park?

If you’ve read our comprehensive post about best neighborhoods in Venice, Florida then you may recognize a few of the neighborhoods on the list below. There are many fantastic neighborhoods out in this part of town that are suited to different types of families and budgets. And some of the neighborhoods are still in the planning phases and only just breaking ground! So there will be plenty of new construction happening out here as well as existing homes for sale.

Here are the list of neighborhood communities in Wellen Park and a brief description about them.

IslandWalk at the West Villages – DiVosta

One of the most popular communities in the area, IslandWalk is known for its picturesque waterways and bridges over the canals that connect the neighborhoods. It’s also known as one of the most active and social communities in the area with a ton of sports courts, leagues, pools, activity director and more. This neighborhood is mostly developed now, but they are finishing up building the final phases.

Gran Paradiso at the West Villages – Lennar & Sam Rogers 

Designed in the Tuscan style from Italy, Gran Paradiso offers condos, coach homes, villas and single-family homes. They also offer a number of larger higher-end homes as well as multi-generational homes with complete mother-in-law suites. The homes here are in a beautiful Mediterranean style and there are miles and miles of walking and biking paths.

There is a large clubhouse with swimming pool, tennis and basketball courts, a fitness center and a full calendar of social activities. This is also an very popular community for families with children too.

Renaissance at the West Villages – Mattamy Homes

A fairly new community that’s being built out pretty quickly due to demand, Renaissance is another extremely popular community for families. It’s centrally located and offers a community pool, fitness center, bocce ball, tennis courts and more. There’s a playground and a community center with activities and events. And many homes overlook a lovely large lake.

Tortuga at the West Villages – Lennar

One of the newest communities in the area, Tortuga is a small development with only 111 homes so it gives residents more of a smaller enclave and the ability to really feel like you know your neighbors in the community. Also, this community offers an affordable alternative to some of the larger and more expansive communities due to it’s lower fees and minimal amenities. 

Grand Palm at the West Villages District – Neal Communities

One of the most popular communities in the area is Grand Palm (and it’s our favorite too). This is another community that is nearly finished being built out, with just a few more homesites left! This is an expansive community nestled within a natural setting. There are mature trees all around and lining many of the roads and behind homes, and the amenities here are some of the best!

There are multiple community pools, including a large one with a great waterslide the kids will love! There’s also a splash pad, playground, dog parks, and sports courts of just about every kind. In addition to the miles and miles of walking and biking trails there is also a lake where you can go kayaking and there’s an island where you can walk through the tall trees and fishing piers where you can go fishing!

Oasis at the West Villages – M/I Homes

A new community that’s filling up fast is Oasis. With most homes backing up to peaceful nature preserves as well as scenic lakes, this is a relaxing place to call home. Oasis is another great community for both families and adults with their community swimming pool and walking trails that lead you right to a 33-acre shaded park.

Sarasota National (Golf Community) – WCI / Lennar

If you want to live in a fantastic golf community near Venice, then definitely check out Sarasota National! Their award-winning course is long and challenging and meanders its way around nature preserves, marshlands and lakes. There are birds and wildlife everywhere to enjoy, from the golf course or from your back patio!

Residents can choose to live in the Lake Side where golf membership is NOT required. Or you can live on the Golf Side where golf membership is mandatory. There are some fantastic amenities here as well, including a wonderful resort-style pool, sports courts, fitness center, activities director and even a restaurant. Another perk to this neighborhood is that it’s actually one of the closest to the beaches and the town of Venice.

Boca Royale – Neal Communities

Located just south of Venice along highway 776 toward Englewood, Florida is Boca Royale Golf & Country Club. This is another fantastic golf community for those who want to live the golf lifestyle while also having access to a fantastic social club. They have everything here from golf and a great practice facility, restaurants onsite, sport courts, fitness center and a ton of social activities. In fact, we’ve heard this is also a great place for families and that they have a number of family-friendly events at the social club as well.

There are some older homes here in Boca Royale from the original phases that were built a while back. However, they’ve recently opened up more phases and Neal Communities is building many beautiful and luxurious new construction homes here.

Wellen Park Golf & Country Club – Lennar

They are just starting to sell homesites for this new golf and country club community that will be coming soon to Wellen Park. And Josh recently landed one of our clients one of the very first homes here!

This is a Lennar community and it will consist of over 1,300 condos and single-family homes with bundled golf. This will be a luxurious golf and country club community with all the amenities you can think of, including pools and spas, fitness facilities, sports courts as well as dining options onsite.

We recently visited the construction site and were able to check out their practice facility, including a driving range into a lake, as well as being able to walk on the newly created greens — which will have their first cups cut soon!

Avelina – Neal Communities

This small community of 96 homes is to be built by Neal Communities, but they are starting to release lots already. Designed in the British West Indies and coastal styles, you’ll definitely feel like you are living in Florida! There are no amenities in this community, as the beautiful large homes are considered your amenity! The HOA fees do include all of your yard maintenance as well as including cable and internet packages.

Sunstone – Mattamy Homes

Another new community being built is Sunstone. The community will include both single-family homes as well as villas with a variety of resort-style amenities. They’ve already broken ground and are actively selling new construction homes. Solstice – Toll Brothers

The Solstice community will feature 270 homes, including 1-story and 2-story single-family as well as attached villas. This is another new community that is in the very initial phases of breaking ground and releasing lots.

Wysteria – Neal Communities

Located in the very heart of Wellen Park is Wysteria. This is a new construction community that just began selling in 2022. Homes are being built now, with some of the newest residents set to move in before the end of the year. Wysteria will be an intimate community of 153 homes. Wysteria offers 7 different floor plans, including 4 single-family home plans and 3 villa options.

There are small-scale amenities in the neighborhood, including a clubhouse, a pool with lap lanes as well as pickleball courts and a park. Wellen Park Homes for Sale and Average Prices

The home prices in Wellen Park vary quite dramatically depending on which neighborhood community you choose and the style of home. There are condos and coach homes, villas, single-family homes and larger multi-generational homes in some Wellen Park communities.

Overall, the price of homes can range anywhere from $300,000 up to a million. If you are looking for a more affordable option, then coach homes and villas are a great option. Or you could look to one of the communities that provide less amenities. However, if you have the budget to go big then you could purchase a larger single-family or multi-generational home in one of the higher-end developments with loads of amenities and activities.

Frequently Asked Questions About Wellen Park (Formerly West Villages)

Is Wellen Park in the City of Venice or North Port?

This is a great question, as there is a bit of confusion around this. Originally the West Villages was being developed in an unincorporated part of Sarasota County. But many of the homes in Wellen Park have Venice, Florida addresses. And there are others such as Boca Royale that have an Englewood address. However, years ago the city of North Port annexed sections of the area now known as Wellen Park.

So even though the home addresses could be Venice (or even Englewood), they fall within North Port who provide city services, such as trash collection, and pay taxes accordingly.  However, this is an issue that is still being worked out between residents and the local governments. 

Does Wellen Park Have CDD Fees?

Yes, Wellen Park does have CDD fees. What is a CDD fee? Basically, it stands for Community Development District. Basically, when a whole large area is being developed it costs quite a lot of money to put the infrastructure in place to support it. 

Some communities and local governments may not have the funds to invest in building this infrastructure up front on such a large scale. So a CDD is created to take this on and the homeowners pay them back over time through their property taxes.  The residents must pay this additional tax up to a certain time (say 30 years after its creation) until everything is paid for. 

How much you will pay for your CDD fees depend on various factors, including the development where you purchase your home. When you are searching for a home in Wellen Park communities you should be able to find the details of the CDD fees and any other related fees.

Note – CDD fees are NOT the same as HOA fees.

Home Owner Association (HOA) fees are separate and depend on the development where you live. HOA fees can cover things such as yard maintenance and other amenities such as community pools. Keep in mind that when you are searching for homes in the Wellen Park area you will likely pay both HOA fees and CDD fees. So it’s important to budget accordingly.

How Far from the Beach is Wellen Park?

Wellen Park is just a few miles from Venice, Florida and there are numerous beaches in Venice that are all within about 10 miles from Wellen Park. You could easily visit the famous Venice Beach just down the street from downtown Venice or you could explore Caspersen Beach which is famous for hunting shark teeth! There’s also the beaches area near the Venice Fishing Pier as well as the Brohard Dog Beach (where you can bring your pup for some off-leash beach fun). 

Another hugely popular beach to visit is Manasota Beach, which is just south of Venice and north of Englewood Beach. As a part of the Wellen Park development that is currently going on, a road is being built that will actually take residents straight from the area to Manasota in a more direct route. Making the trip to the beach even quicker!

In general, you could visit any of the above beaches within 10-20 minutes depending on traffic. Another option is to go north toward the famous Siesta Key beaches near Sarasota! They are a little further drive, but still less than 30 minutes away depending on traffic.

How Long Does it Take to Build a Home in Wellen Park?

Currently, there is a lot of development underway in Wellen Park and the various neighborhood communities. Some neighborhoods such as IslandWalk and Gran Paradiso are nearly built out already! 

However, you might be able to snag a few of the remaining lots here or even in Renaissance. If you can get one of these lots then the build time typically varies from 8 to 12 months, depending on the supply of materials and labor. 

There are also many other brand-new developments that are just now breaking ground in Wellen Park! Communities such as Avelina, Solstice, and Wellen Park Golf & Country Club are in the very beginning stages of construction. New construction homes in these communities could be slightly longer than 12 months because they are extremely new and only beginning to sell their lots.

I Don’t Want to Wait! Can I Buy a Home in Wellen Park That is Already Built?

Yes! If you don’t want to wait to build your home then you’ll be pleased to know that there are resales available of existing homes. Because initial development of this area began years ago, there are existing homes available in many of the original communities including Sarasota National, Gran Paradiso and IslandWalk. 

Sales of existing homes are also extremely in demand in Wellen Park and can go very quickly (and some may not even get listed!). So if you are looking for a home in the area here are our tips:

    • Tour the existing communities and narrow down your top choices
    • Visit any models they have available or book a time to visit some existing homes that are on the market and open houses
    • Decide on the type of home and floorplan(s) you prefer
    • Set up your own account and create a search here on our site to get notifications
    • When you are ready, keep an eye out and as soon as your preferred home pops on the market let us know so we can snag it for you!
