What to Know When Building a House with a Production Builder

When building a new construction home with a production builder, you can expect a few key things.

Floor Plans With Structural Customization Options & Design

One of the first things you’ll likely do is review the different floor plans available with the builder and within their community and the options available.  This allows you to customize your home to fit your needs, but within the limits set by the builder.

Structural options could be things like tray ceilings in the living and bedroom areas. Or perhaps you they allow you to turn a “flex room” into a bedroom by adding a closet. You might want to swap out a tub in the guest bathroom for a shower and you may even want to extend your lanai.

Many production builders will have floor plans that include a whole list of structural options. Basically, they are a way to enable buyers to customize their home in a way that suits them but within limits so that the builder can continue to maintain their production efficiency.

Another way you can customize your home is with the actual design elements inside.  Buyers can choose from a range of options when it comes to interior finishes and design options such as flooring, cabinets, tile, fixtures, paint colors, etc. But be mindful that any upgrades or changes from the base design may come with additional costs (which is what we will discuss in detail below, so keep reading!).

How Long Does It Take to Build a House With a Production Builder?

In terms of timeframe, a new construction home with a production builder is going to be much faster than a custom home! However, the total build time will range depending on the community and the builder itself. Every builder is a little different in how they do things and the process for selling / building out their communities. It also depends on things outside their control like the weather, labor shortages, supply chain issues or other unforeseen circumstances.

For the most part here in the southwest Florida area and here in Venice, many of the production builders here have build times ranging from 4-12 months on average. Some could be further out if they allow for more customization options and others could be even quicker – especially if they are offering “quick move-in” homes which might even be nearly completed before they sell them! We’ll talk about these “quick move-in” homes later in the pricing section below. 

The Building Process & Check-Ins

Once the building process begins, you will have opportunities to tour your home throughout different stages of construction. You should have a rep working with you at the community who will provide you with photos and updates. This is also where our team of realtors, like Josh, are key in helping you to stay in the loop on the progress and ensure that any issues are addressed. Communication key so don’t hesitate to ask questions or share your thoughts.

To ensure quality in your new construction home, reputable production builders will perform inspections and tests. Additionally, most production builders provide a warranty for their work, which can give you peace of mind in case issues develop after you move in.

Why is the Advertised Base Price of a New Construction Home Different Than the Actual Price?

One of the biggest questions we get from those interested in new construction homes is why the prices they see advertised are not the actual price when they inquire about a new home. For example, we get calls from buyers asking about a $300,000 villa they saw advertised on a sign outside a community in Wellen Park. But when we dig into what’s available, the final prices are closer to $360,000.

We understand that this can be incredibly frustrating and confusing! So we want to help make this more clear and easy to understand why there is a discrepancy. 

First, remember that the advertised price is simply a starting point for builders to showcase their homes at an attractive price. It usually includes just the base prices of their most affordable home.

Think about it. A house with ceramic tile flooring throughout, granite countertops and top-of-the-line finishes will actually cost a lot more than a home with carpet and basic tile and countertops. How about a home on a large cul-de-sac lot that overlooks water versus a small lot with no view?

There are MANY different elements that will affect the final cost of a home. Because of this, the builders will often advertise just the lowest base price. That keeps it easy for them to give a starting point and a frame of reference to compare different communities. It also allows them to get more prospective buyers in the door to inquire.

How Does New Construction Production Home Builder Pricing Work?

Okay, so now that you understand how building a new house with a production builder works, let’s discuss pricing!!! This is a big one because it is honestly one of the MOST ASKED QUESTIONS when we are working with buyers. That’s because it can be slightly confusing at first, and sometimes the pricing you might see online or advertised from these production builders may not be the final price.

So let’s get into it!

1. What Does the Base Price of a New Construction Home Mean?

The base price of a new construction home refers to the cost of the basic structure and does not include additional features or upgrades. This price typically covers only the essentials, such as the walls, roof, plumbing, and electrical systems.  So the base price is the cost of the home with only the standard options that are included and NO upgrades or changes. 

It is important to understand that all production builders are different in what they include in their standard base model price. So while one builder might include hurricane impact windows as standard, other builders might charge that as an upgrade.

The most confusing part is that when you walk into their models they will have them all decked out! And many of the things you see and like in the model may actually be an upgrade and not included in their standard base price. So be sure to ask!

2. What is a Lot Premium in New Construction?

Ah yes, this is another important consideration. When you look at a new home community there will be many different homesites available on the community plan. But as you can imagine, there are going to be homesites that are more desirable than others. For instance, a larger lot with a scenic view, water views, closer proximity to amenities, or situated at the end of a cul-de-sac with a larger lot shape may be more popular! Naturally, those lots are going to cost more.

That’s why many of these production builder communities have what is called a lot premium. A lot premium is the additional cost you may incur for new construction homes built on more desirable pieces of land within the community. This premium takes into account factors such as size, location, views, and accessibility.

Lot premiums are an additional price that you may have to pay on top of your base home price. Every community is different, and it is possible that these lot prices can change or even be negotiable. But it really depends on demand.

3. What Does Structural Upgrades Mean in Production Home Building?

Structural upgrades are enhancements or modifications to the basic structure of a new construction home. Even though buying a house with a production builder is different than a totally custom home, there are still some limited customizations you can make.

Remember in the previous sections we talked about structural upgrades such as tray ceilings, extending a lanai, etc.? These are ways that production builders allow you to customize a base floor plan. It’s great to be able to make these structural changes, but they are considered “upgrades” to the base model and that means that they will come at an additional cost.

This is one of the areas that can get confusing because buyers will walk into a model and think that everything they see is included. When in fact, a lot of what they see might actually be considered an upgrade!

Because of this, we recommend asking for a list of what is included in the base price of the model and what their upgrade options are — and the associated prices! This way you can calculate how much it would actually cost to customize the home the way you want and avoid being surprised later!

4. Production Builder Home Interior Finishes & Design Process

The last part of designing your home is actually picking out the interior finishes! This includes things like your flooring, tile, styles of cabinets, paint colors, fixtures, etc. This can be really fun if you are interested in interior design. But it can also feel a bit overwhelming too!

Many of these builders will have a “design center” where you will go to pick out everything you want inside your home. Every builder has different options, and this depends on their relationships and contracts with suppliers. Some builders will have only a few options or even put together “packages” that you can choose from to make it quicker and easier. Others will let you literally pick out every little thing!

The important thing to keep in mind is that production builders will have standard options and then upgrades for design as well. For example, perhaps you are working with a builder that includes level 2 cabinets. But you decide to upgrade to level 3. That would be an additional cost. The same goes for things like changing carpet to tile in the bedrooms or extending your shower tiles all the way to the ceiling.

So when all is said and done, your final choices for the design and finishes will have an additional cost that will be added to the base price, lot, and structural upgrades. 

Traditional Pricing New Construction Homes vs. All-in “Bundled” Pricing

Traditional pricing for new construction homes includes all the pricing layers that we mentioned and adds them together for the cost of the home.

BASE PRICE + LOT PREMIUM + STRUCTURAL UPGRADES + DESIGN UPGRADES = FINAL HOME PRICE

This approach is much more detailed and allows the buyer to control the final price more. For example, you may opt for the cheapest lot and then put the highest level of finishes inside. Or you may choose the best lot in the community and go with just the basics inside the home. The choice is really up to the buyer where they want to spend more money or save money.

The downside to this approach is that it can be more confusing to understand all the factors involved in the price. In addition, it makes it more challenging to budget and know what your final price is going to be! Lot prices can vary and even though you can get a list of structural upgrade costs, there are so many design choices that it’s hard to know what you might spend for tile, paint, fixtures, etc.

One way to help get a better understanding is to ask the builder for an average of what other buyers tend to spend on things like structural upgrades and design. But still, it’s just an estimate and might not represent your tastes. 

All-in-pricing and Bundled Pricing for New Construction Homes is Becoming Popular!

All-in-pricing and bundled pricing are approaches that make it easier for you to budget for your new construction home. With all-in-pricing, the builder offers a comprehensive package that includes the home, lot, and any chosen upgrades. They may also bundle together popular upgrades and design options together with a package price.

The biggest advantage of this type of pricing is that it makes it easy to see exactly what you are going to spend on a new home. It also takes the stress out of all of the choices mentioned above when it comes to upgrades and design. Oftentimes times the builders and their designers will create packages that are the most popular options people choose anyway!

However, the downside of this is that you have to pick from the package options and you cannot make substitutes or changes. If you do want to change out something, like for example tile in the bathroom, you would have to do that after closing at your own expense.

How and When Do I Pay for My New Construction Home?

When it comes to buying a new construction production home, it’s essential to understand the payment process. This will help you plan your finances and ensure a smooth transaction. Keep in mind that every builder and community could be different. But generally speaking, here is how & when most new construction communities collect payment:

Reservation Deposit: After selecting your desired production home, you’ll usually be asked to place a reservation deposit. This initial payment, which often ranges from 1-5% of the total home price, secures your chosen property while you complete the necessary paperwork and acquire financing.

Additional Payments? Every builder and community is different when it comes to any additional payments. Some builders may require additional deposits at various stages during the process, such as after structural design and interior design and finishes are selected. Other builders won’t require anything else until closing. So it can really depend. Be sure to inquire specifically about this beforehand so that you know exactly what to expect.

Final Balance Due at Closing: When the home is completed and you “close” on the home transaction the remaining balance is paid (whether it is cash or via a mortgage) and you are ready to enjoy your new home!

1. North Port, Florida

Median Home Sold Price: $361,722** 

North Port is actually one of the top places to move in Florida right now. Its low population and close proximity to towns such as Sarasota, Venice and Port Charlotte means that you have quick access to entertainment, shopping, dining, nature, and beaches. In fact, depending on which part of town you live you might only be 15-20 minutes away from some of the nicest beaches on Florida’s southwest gulf coast.

Plus, North Port is actually one of the cheapest places to live in Florida – which has made it a hot market for families, retirees, and others who are moving here from elsewhere in Florida or from out of state. Relative to other popular areas this is one of the most affordable towns near the beach where you can get more home for your money.

North Port offers residents more of a suburban feel. Due to the low cost of living, most residents own their homes. That’s why statistics indicate that only 21% of residents living here rent properties while 79% are homeowners.

Residents enjoy not only the beaches but the Myakka River that flows near town where you can go boating, kayaking or fishing. There are also many nature trails as well as trails and parks all around town. The newly built Cool Today Park is home to the Atlanta Braves Spring training facility and also hosts a variety of events and festivals.

The town is growing like crazy and there is a lot of development around North Port. One of the biggest developments on the border of North Port is Wellen Park ®️, which is actually one of the hottest developments in all of Florida. The new Downtown Wellen Park ®️ recently opened (and is even expanding) and serves as a hub for the entire community with dining, shopping, entertainment, and even a lake for kayaking and admiring the wildlife.

2. Englewood, Florida

Not far from North Port is the town of Englewood, which is along the coast of southwest Florida. The town spans both the mainland as well as out on a barrier island where you can find Englewood Beach. Englewood very much feels like a beach town with an old fishing village kind of feel to it, but there are still plenty of fun things to do in this quaint town. You can head downtown to historic Dearborn Street where you will find boutique shops and restaurants or easily go across the bridge to the island and beach areas.

The quality of life in Englewood is top-rated. The cost of living is very slightly higher than Florida’s average but this does give you the opportunity to live on the water and enjoy boat life from your backyard, or have easy access to beaches. The outskirts of town are a bit more rural, and you can get larger properties or homes for less money, but there are also suburban neighborhoods as well as plenty of options for waterfront properties here.

Just south of Englewood Beach is Stump Pass State Park. An awesome place for swimming, boating, kayaking, paddle boarding, jet-skiing…you name it! 3. Dunedin, Florida

Median Home Sold Price: $415,000**

One of our favorite towns just north of Clearwater on the Gulf coast, Dunedin is a charming and affordable town to live in Florida. Pronounced “DONE-EE-DIN” the town’s Scottish heritage is all around and during different festivals throughout the year. It’s amazing to think that you can find affordable real estate here with such a high quality of life and so many things to do. Downtown is full of great shops and high-quality restaurants, as well as a number of great breweries. There’s also a lovely marina downtown and Edgewater park where you can put in your kayaks or just relax and enjoy the views out over the water.

While many people think about Clearwater when they think of beaches in this part of Florida near Tampa, Dunedin causeway takes you out to Honeymoon Island State Park – the #1 state park in Florida with amazing beaches. Dunedin is also home to the Toronto Blue Jays spring training, so you can head out to the ballpark for a game of baseball.

Recently, Dunedin real estate prices have skyrocketed. So even though they aren’t quite as affordable as they used to be, they are still affordable when comparing the nearby areas such as Clearwater Beach. Yet, you are still set in a charming town with a convenient location to beaches and loads of water activities.

4. Cape Coral, Florida

Just over the bridge to the north of Fort Myers on Florida’s southwest Gulf coast, is Cape Coral. This town might be known for its many canals but it also one of the cheapest places to live in Florida. We like it because it’s a nice city where you can get a good house without spending a ton of money, plus the cost of living here is relatively low.

The town is on a peninsula nearly surrounded by water and barrier islands, and the canals all through the town make for an abundance of waterfront property. Cape Coral is a great area to live if you want to be close to beaches or be out on the water fishing and enjoying boat life. Within a few minutes, you can be in Fort Myers or you can drive over the bridges to visit the gorgeous Sanibel and Captiva Islands!

Cape Coral is definitely seen as a more affordable place to live especially if you want to be able to park your boat behind your home and have easy water access. For the relatively low cost of living, it really does offer a fantastic lifestyle with a huge range of fun and interesting things to do right on your doorstep!

5. Fort Walton Beach and Nearby Towns

Not only is Fort Walton Beach one of the most affordable towns in Florida but it is also idyllic if you love powder white sandy beaches and crystal blue ocean water! It’s crazy to think that this town offers beach living for a surprisingly low cost. Located between Panama City and Pensacola, Fort Walton Beach also has a funky vibe to its downtown area with all the shops and restaurants – which we really love!

Right over the bridge from Fort Walton Beach is Okaloosa Island, where you will find many of the most amazing beaches in the area as well as a number of resorts and touristy activities. Destin is also nearby, an extremely popular town for vacationing and fishing! The bays and other waterways in and around Fort Walton also make for an abundance of waterfront property and the chance to live the “boat life” with docks in your backyard.

Fort Walton Beach as well as the surrounding towns, including Niceville, gives residents plenty of affordable housing options. Housing in this area is lower compared to the national average and the cost of living is, on average, lower as well.

6. Palm Bay, Florida

Median Home Sold Price: $339,000**

Even though Palm Bay and the surrounding area of Sebastian features a small population, residing here is definitely worth it if you are looking for a slower-pace yet good quality of life. Located just south of Melbourne, there are many beaches off the barrier islands here as well as an abundance of water activities along the Indian River which separates the mainland from the barrier islands. Almost any day you will see dolphins, manatees and more along this waterway.

A short drive to the north and you will be in Cocoa Beach, the famous surf town, or even to Port Canaveral where you can visit NASA (honestly, you can probably spot the rocket launches at night from your house in Palm Bay!). And a short drive to the south you will arrive at the beautiful Vero Beach area too which is full of fun beach-loving touristy things to do!

But it’s also an affordable place to live for both retirees and families.  Median home prices have increased into the low $400’s which is a relatively good price considering how close you are to the beach and other fun things to do.

Located just north of Daytona and south of St. Augustine, there are plenty of activities in either direction within just a short driving distance. Whether you enjoy car racing, surfing, or exploring the history of old Florida. As with much of Florida, you will also find a number of superb golf courses in the area as well.

8. Kissimmee, Florida

Median Home Sold Price: $385,000**

Kissimmee is a popular town that’s right near Walt Disney World southwest of Orlando. Living so close to Disney is a major draw for many people who chose to move to the area, either for entertainment or for jobs. While the areas of town closest to the theme parks tend to be more commercialized and full of hotels and vacation rentals, there are still some quiet pockets of town and nice subdivisions with affordable houses.

Moving to Kissimmee is great for those who want to be really close to all the theme parks and Orlando “vacation” action. It’s really just a few miles to theme parks, mini-golf, water parks, and so much more.

Lakeland is perfectly nestled between Tampa and Orlando, and it offers a combination of suburban living in town with rural options just outside of town, and the charm of a smaller town.  Homes in Lakeland are quite affordable here, so most residents do own their homes. Being near the main interstate of I-4, you can easily get from Lakeland to cities such as Tampa or Orlando, and you can get to any of the Gulf or Atlantic beaches within an hour or so.

Even though it is a smaller town, Lakeland is home to some larger companies – including Publix supermarket chain (which dominates Florida). The combination of small-town living, affordable housing options, and jobs is a great draw for families moving to Lakeland. Jacksonville has the biggest population in Florida and is named among the largest cities in the country. It’s crazy to think that Jacksonville is bigger than Miami, but technically it is true because it encompasses a much larger area of land. This is a diverse city with people from all over the world. The best part is, the cost of living in Jacksonville is fairly less than other parts of the country and other parts of Florida too. It is a great option for folks who are looking for a culturally robust and lively city with a reasonable cost of living. However, being in the northern part of the state it can still get chilly in the winter, although it’s still quite mild.

Tallahassee

Tallahassee may not be directly on the water, but it’s just a short drive to the beach. The capital city of Florida is actually mostly known for being a college town. Home to Florida State University, Tallahassee offers a great college-town feel and great nightlife. If you enjoy the idea of living in a smaller city with a young vibe and watching college football, then you’ll enjoy Tallahassee.

Orlando

Orlando is one of the most popular tourist destinations in the US (and really, the world). The biggest perk of living in this area is close proximity to Disney and so many other theme parks and attractions. You can really take advantage of the resident discounts in Orlando. The downside is that living in the middle of a tourist zone can get old, and traffic can be a real bugger!

St. Petersburg

St. Petersburg is located on the west coast in the middle of the state. The city is known for its busy social calendar, culture and diversity. In fact, the city has really come alive recently becoming even more trendy and popular for young professionals and even families. No weekend is boring here, you’ll discover that there are always different events and festivals happening around town. And there are a ton of beaches only minutes away from downtown!

Tampa

Tampa is one of the hottest cities people are moving to in Florida, and professional sports are all the rage here! Located on Tampa Bay, locals have easy access to Cruise Ship terminals and other boating fun on the bay. The city has some interesting heritage and character in the downtown areas and is known for nightlife down in Ybor City historic district. There are plenty of renowned restaurants and the festivals here keep happening all year round. Most importantly, the job market is also growing in Tampa as well. The city has a diverse community that includes a number of northern transplants and “snowbirds” who are only in town for the winter.

Fort Lauderdale

The main highlights of Fort Lauderdale is its growing job market and a family-oriented region. For these reasons, this city mainly attracts young professionals and family-oriented folks. If you’re into yachting or boating, you’ll surely love it in Fort Lauderdale, as it’s really what the town is known for. Living along the waterways is a desirable lifestyle for many people, but it can be pretty costly and supply is limited. Fort Lauderdale is also a major cruise ship hub, which is convenient for people who like getting last minute deals and hopping on board for a vacation! The downside is that it’s definitely more expensive to live in this area of Florida, from the general cost of living to home prices.

Miami

Miami is a fantastically diverse and culture-rich city in the far southeast along Florida’s coast. Known for its stunning beaches, this city remains at the top of list for many young people who enjoy nightlife. With its heavy Latino and Afro-Latino heritage, Miami is possibly one of the most vibrant and fast-paced cities in all of Florida. The downside to Miami is similar to cities like LA, where there can be quite a lot of traffic, it’s expensive and there can be some less-than safe areas.

On a Budget? You Don’t Have to Sacrifice the Fun!

Even if you are on a budget, you can find a great place to move in Florida that will give you the quality of life you are looking for. While many of the most popular places in Florida can be expensive, there are plenty of areas that are relatively cheap to live in. However, if you just search online you may discover that some of these affordable places are out in the middle of nowhere!

So we went through and actually wrote a post about some of the cheapest places to live in Florida that are NOT in the middle of nowhere. These are places where you can still have easy access to some great things to do and not be house-poor!

3. Identify the Top Places You Want To Live

There’s a lot of information you will need to research before making a move. And you just won’t be able to analyze everything about every possible city in Florida! So you should really try to narrow down your choices to a shortlist at this point. Once you’ve shortlisted the best cities in Florida according to your lifestyle requirements, do some thorough research about living in the area to find out whether it’s the right choice for you or not.

Pay attention to important considerations such as:

• The average cost of living
• Job market & average pay rates
• Real estate prices
• Safety
• Schools & ratings
• Transportation options (including toll roads & prices – there are a LOT of toll roads in Florida)
• Parks / Leisure / Entertainment
• Community activities / events / farmer’s markets
• The overall quality of life in the area

4. Research Neighborhoods In Your Desired Cities And Nearby Towns

Once you’ve narrowed down the cities you might be interested in moving to in Florida, you should start really digging into the details. This is when you can start researching some of the different parts of town and neighborhoods to see where you might want to live. You should take careful consideration to research things like:

• Schools & locations
• Commutes to work
• Grocery stores & other stores you frequent
• Local banks
• Safety & crime
• Childcare / Daycare options
• Housing costs as well as community HOA and CDD fees, etc.

This will also help you in becoming familiar with the geography of the area which will further make your life easier when you arrive. If you have time to actually visit the city, we recommend spending a lot of time driving around and looking at homes and different neighborhoods in person. 

Lastly, you might even consider opening up your search to areas just outside of the city you are considering moving to. Sometimes moving just a little further out can be more affordable with regard to housing, and it might even be a safer environment to raise kids. However, other times moving further away just adds more time to your commute. And it’s not worth it if everything you want to do will require a drive.

In the end, it’s really about finding the right balance. But it’s good to be open-minded and compare what you can get for your money in different areas of town and nearby town.

5. Research Schools & Ratings – Including Private and Charter Options (if applicable)

Even though we’ve already mentioned this, it’s worth going into a deeper dive. If you’re a parent, you might already know that there can be a huge discrepancy when it comes to the quality of education children receive at different schools – even in the same town. So you will definitely want to research the school districts in Florida and the areas of Florida where you are considering moving to.

If the public schools are not up to par, then you may also look at private schools in the area or if it’s possible for children to attend other schools nearby. For example, Sarasota County is known for having one of the best school districts in all of Florida (all A – Schools, and always have been since they started tracking this). Sarasota County also allows students to go to any school in the county, even if it’s not in their local district. Parents just need to fill out the appropriate paperwork, get approval to do so, and ensure transportation for their child.

6. Estimate and Compare Your Cost of Living

Another most critical part of deciding to relocate to Florida is to do a deeper dive into the estimated cost of living and how things like your job and housing will affect that. For example, look at some of the average housing prices for the neighborhoods you are interested in living in and also research the job opportunities and salaries.  If you already have a job, then that will definitely make it much easier. If you don’t already have a job, then we definitely recommend that you do additional research into the types of jobs that are available and the going pay rates.

In general, jobs in Florida tend to pay less than many other states.

This is something to keep in mind when you consider your overall cost of living. While home prices and state taxes may seem reasonable, you need to factor in the costs of groceries, transportation, healthcare, utilities, etc. as well as your new estimated salary to see if moving to Florida is really worth it for you and your family.

It’s also important not to overlook things such as insurance. In general, insurance costs are higher in Florida than many other states. So it’s quite likely that you will be paying more in homeowners insurance as well as car insurance. If possible, you might want to call in advance and get some quotes so that you can begin to compare to what you are currently paying.

7. Decide If You Want To Rent Or Buy A Home

Ultimately, many people moving to Florida would like to purchase their own home. However, sometimes even if you know the city where you want to live you may not know the exact neighborhood where you want to buy. Some people prefer to get a better feel for an area before putting down those types of roots. Others may know right away and feel confident in exactly where they want to buy a house.

Another thing to consider is if you are getting a new job in Florida after you move. It can be a challenge to buy a house right away if you don’t have employment. So some people choose to rent in Florida until they get established and can purchase a home later. Everyone’s situation is different.

Below are some useful housing tips when moving to Flordia:

• While every city / area has differences in its housing markets, many cities in Florida are quite hot due to strong demand.  This means that there could be many people competing with you for homes and rentals. So be sure you are ready to go with your paperwork and financials.
• Definitely get help from an experienced, helpful, and trustworthy real estate agent to help you find what you are looking for. It will save you SO much time and headache, especially once the deal is in the works.
• If you’re planning to buy a property, make sure you’re ready to invest in it for some years. Moving is costly and so is buying a house. Even if your home appreciates it takes time to recoup the initial moving and closing costs.
• Before renting a house, make sure to read and understand all the tenant rights in Florida.

8. Travel to Florida to Research in Person (More Than Once – If Possible)

Once you’re done with the above points, your next step should be to visit the shortlisted places and real estate options to make the final decision. All the online research in the world still can’t give you the value of seeing and experiencing a place in person. And this is super important if this is going to be your new home!

Visit the shortlisted properties, neighborhoods, restaurants, schools, universities, popular attractions to know about each and every aspect of the area. Most importantly, try to chat with the locals. Ask what they love most about living in that particular area. Check whether or not the people are friendly? Does the place suit your lifestyle? Does it feel like home?

All of these things can give you a much better feel for the area before you actually move there. Oh also, make sure you understand the Florida driving laws and what to do if you happen to get into a car accident.

9. Secure a Job in Florida

Some of you may be moving to Florida already having a job, and that’s great! Having a job secured beforehand will help you tremendously in buying or renting a home. If you don’t already have a job in Florida, then things might get a bit risky. It can be a challenge to buy a home or even rent an apartment if you don’t already have a job. Here are some of the biggest industries that are thriving in Florida:

• Tourism
• Health Sciences / Healthcare
• International Trade
• Sales and Marketing
• Aerospace and aviation

Useful Tips for Job Hunting In Florida

We understand that securing a job before relocating is very hard, but it isn’t impossible. Follow these tips while searching for the job to make the process a little bit smoother.

• Do not put out-of-state address on your resume. This might get your file rejected almost instantly even if you’re the most eligible candidate. Some recruiters consider it as a red flag because you don’t already live in Florida, and some companies may not want to pay for relocation.
• Request your first interview over Skype and be clear with your intentions of moving to Florida, in front of your interviewer. Tell them an exact timeline for your relocation and even if you have already secured a place to live, so they can be assured that you’re actually moving.
• Consider working with a local recruitment company that can help you in searching for the best jobs according to your qualifications and experience.
• If you are still job-hunting after you arrive in Florida, then be sure you have plenty of savings so that you don’t stress out. You will need a good chunk of cash to help pay for housing and living expenses for quite some time in case it takes you longer than expected to find a job. According to Indeed.com it takes an average of 9 weeks to find a job. But of course, this can be longer or shorter for some people

10. Find a Great Realtor Who Actually Helps You…Not Just Trying to Sell You!

There’s a saying here in Florida: “everyone’s a realtor!” But that doesn’t mean they are very good, that they care, or that they are even helpful! 

Having a great realtor on your side can be a HUGE help when you are relocating to Florida. It’s their job to know the market and the neighborhoods so they can identify homes that will be a perfect match for you and your family.  They can save you a lot of time, energy, and frustration – especially during the initial searching process.

However, a great realtor will also be able to help you during the transaction with advice and support. The goal is to take some of the burden off of you and assist you during that process to make it as smooth as possible so you can focus on other things related to your big move!

In general, your realtor should be your eyes and ears. They should have your very best interests at heart and be 100% committed to helping you first and foremost…not just trying to sell to you!

11. Secure A Place To Live In Florida

Time to make the final decision: secure a place to live. After exploring Florida Real Estate for sale or even rentals, make your final decision and lock-in the deal. Finish the paperwork very carefully and make sure to finish it in a timely manner.

12. Plan Your Move & Start Packing!

Now that you have your home or apartment, you can schedule your move. You can either move yourself or hire a moving company. Everyone’s situation is different, but if you have a lot of stuff and if it’s a big move (distance or large family) then you might want to consider hiring a moving company. The downside to this is that it can be an expensive option, especially if it’s a long-distance move. But for some people the cost is well worth it to save time (and their backs!). 

Renting moving trucks can get shockingly expensive, especially if it’s a one-way interstate move. In these cases, we found that just hiring a moving company wasn’t much more expensive. However, if you just don’t have the money for this (because moving is expensive) then we highly recommend that you downsize as much as possible and try to fit everything in your vehicles and maybe just a tow trailer.

13. Don’t Forget To Forward Your Mail To Your New Address (With USPS)

Once your move is finalized, don’t forget to update your address on all your documents, banks, credit cards, workplaces, etc.. Inform your family members, relatives, friends, colleagues and neighbors about your new address too. And definitely make sure that you take advantage of the USPS forwarding service. It’s free and easy to set up online to forward your mail from your old address to your new address. This will help catch anything that you forgot to change to your new address and give you time to fix it.

14. Arrive In Florida: Steps to Set Up Residency

Once you’ve arrived in Florida, it’s time to set up your residency and become a lawful resident of the state. This part always gets a little confusing for people, so here we’ve outlined the basic steps you should take:

• Purchase homeowners /renters insurance
• Set up your utilities, phones, etc. in your name
• Change over your car insurance to a new policy with your new address/state.
• Visit the DMV to obtain your Florida drivers license. Every county is different, so check their websites to see if you can show up or if you need to make an appointment. Typically if you have a valid license from another state you do not need to retake the test. They will transfer it over to the new state. NOTE: You will typically need forms of ID (such as a passport, birth certificate, etc.) + proof of address which would be some of your utility bills, etc. with your name on it and the new address. You will also need to have proof of your insurance too (which is why you need to change it in advance).
• Register to vote (often they can do it at the same time you get your drivers license)
• Enroll your kids in the school
• Continue to update any addresses that you forgot (as your forwarded mail comes to you)

15. Open a Local Bank Account (optional)

Many Americans do their banking with large national banks, such as Chase, Wells Fargo or Bank of America. If you do, then you can see if there are local bank branches in your new town of residence. If so, then all you need to do is update your address and you can keep everything else the same. However, perhaps you had a local bank back home or you prefer to use a local credit union. In that case, you will need to find a local bank and open an account because it’s likely your local bank or credit union from back home won’t have a branch in your new Florida hometown!

16. Find Doctors and Health / Dental Insurance

When moving to a new place, it is extremely important to locate a new family doctor and dentist for regular health checkups and other healthcare services. Do some online research and take into account the user reviews and references of the selected healthcare service. If your company offers health insurance, then you’ll want to check to see what doctors and hospitals are in-network before selecting one. If you don’t have insurance, Florida does not have their own marketplace so you can use the federal exchange at healthcare.gov to see if you qualify for a healthcare policy.

The idea of moving to Florida may seem daunting, but if you follow this checklist and recommended steps then you should be able to stay organized and on track. In this post, we’ll go over some of the best neighborhoods in Venice where locals and out-of-state visitors are looking to buy real estate in Venice.

Neighborhoods in Venice With No HOA or Low HOA

For those of you who prefer to be outside of a gated community and in an area where there is no HOA or low HOA dues, then below are some of the most popular neighborhoods in Venice you should check out. 

The Island of Venice

As mentioned above Venice was centrally planned and developed in the 1920s under the guidance of noted American landscape architect John Nolen. And history buffs that want their lives enriched by that history will love living on Venice Island, near the historic town at the center of Nolen’s original plan. This neighborhood is noted for its wide, landscaped boulevards and the beautiful 1920s Mediterranean-style architecture that many of the area’s homes retain.

There are a few different areas on Venice Island. In general, those closest to downtown will have more of the historic charm and style to them. Although, you can also find newer custom-built homes as well. There is also one gated community on the Island called Bellagio, where you can find some lovely modern homes with Italian style.

Near the beach you will find many condo buildings, many of which offer great amenities in addition to dreamy water views and some even have boat docks available. South of downtown Venice along the coast is the Golden Beach Neighborhood where you will find a mix of homes ranging from mid-century moderns, ranch-style homes as well as newer builds. This is a choice location with private beach access as well as easy access to downtown as well as popular areas to the south, including the Venice Fishing Pier and Sharky’s restaurant overlooking the ocean.

The Island is in many ways the cultural hub of Venice as it is the place where the city’s many events and activities take place, such as holiday parades, concerts in the park, as well as the local farmers markets and other special events like the Shark Tooth Festival. For those that want a small-town feel, but also crave the vibrancy that living downtown can provide, The Island of Venice is a great choice of place to look for a home.

Lastly, there is technically no HOA or deed restrictions on The Island. Some homes may even have room to park boats or RVs, which is a plus for many people.

South Venice

Located just south of the Island over the Intracoastal Waterway and west of Highway 41 (the Tamiami Trail) lies the South Venice neighborhood. This is actually quite a large neighborhood that stretches all the way to the coast and south nearly to the Manasota Key area. South Venice is known for being prime real estate “West of the Trail” as they say because it’s along the coast, but yet, it is just outside of town and off The Island so it is more affordable.

This neighborhood was established in the 1970’s, but construction has continued through the years and even today on some of the empty lots. While this is an established neighborhood with a variety of home styles, many of the homes are ranch styles from the 70’s and 80’s.  The neighborhood is also sought after due to the fact that there is no HOA or deed restrictions here, so owners have the freedom to park their boats and RVs on their property.

One of the best (and unusual) amenities offered by South Venice is the ferry that takes residents to their own private beach! The annual membership for the ferry is voluntary, but reasonable at $140 dollars for the year. It’s a convenient, and fun, way to reach a quiet and tranquil beach. In addition, there is a neighborhood boat launch and kayak launch as well, for an additional annual fee. So it’s a convenient way for residents to put their boat in the water just blocks from their home!

Venice Gardens

Another neighborhood in Venice with great natural beauty is the aptly named Venice Gardens. The area is bound roughly by Center Road to the North, Jacaranda Boulevard to the West, Tamiami Trail to the East and Alligator Creek provides a natural barrier to the South. Venice Gardens is noted for how its homes are dispersed amongst the neighborhood’s beautiful lake system. Many homes have iconic Florida lake views from their backyard and boat access.

The Venice Gardens area provides a reprieve from the hustle and bustle of the Island of Venice, while also keeping it close by for convenience. Other amenities that are available to area residents, for a nominal annual civic association fee, include access to an outdoor swimming pool. There’s also a large park which is a great place for grilling and enjoying the outdoors. There is also a community center that holds local events like bingo night and is also available for rentals.

Venice Gardens is a great neighborhood for those who want to be close to The Island, but still have a peaceful setting among the lakes and a more affordable price point. Homes in this area were predominantly built post-1950’s and have similar ranch styles. However, many of them have been updated.

Venice East

Development of the Venice East area began in the 1960s and the residential area has matured into one of the area’s most laid back and affordable places to live. The neighborhood is centered roughly along Venice East Boulevard and the Venice East Golf Coursebounds the area to the South. Venice East Golf Course is an affordable and laid-back course that’s great for golfers of all levels, especially those just learning the game.

While many of the homes are built in similar ranch-styles, you will find some unique homes that have been remodeled or updated to suit more modern tastes. The VECA is not a mandatory HOA, but a voluntary non-profit organization in the community. Membership is minimal per year and supports the local community. There are also various social events and activities for those who want to get involved.

Gran Paradiso

The Grand Paradiso is a development within the larger West Villages / Wellen Park ®️ master-planned community between Venice and North Port, Florida. Gran Paradiso will have nearly 2,000 Tuscan-inspired homes situated amongst its natural splendor when it is completed.

There are miles and miles of walking and bike paths throughout the development that connect multiple neighborhoods along with pedestrian bridges that span the canals which are simplistic, yet beautiful, and also lend the area a nostalgic charm recalling the Venice of old.

The 830-acre gated lakefront community offers more than just natural beauty, with unique home styles to suit almost any family’s taste. IslandWalk is also one of the most sought-after communities in the West Villages / Wellen Park ®️ area due to the sheer number of amenities here! From the miles of walking and biking trails, fitness centers, and even Lookout Island, a unique 32-acre adventure lake where you can go fishing from the docks and even kayaking. This 1,005 acre Neal Community development is the perfect balance of natural delight and homeowner comfort. Another extremely popular neighborhood in Venice for those with families and children is Stoneybrook at Venice. This gated community is a little more mature and has large trees and lakes with homes throughout. In fact, there is a seemingly endless amount of things here at Stoneybrook to keep the kiddos busy. As if that wasn’t enough, they also have a baseball field as well as a walled inline skating rink area for rolling around and even hockey nets!

Stoneybrook really is a fabulous family community. Their activity and events calendar is busy, and their Halloween is legendary in Venice. However, homes here don’t come on the market often, and when they do they are snatched up fast!

One of our favorite hidden gem communities for those looking for an upscale gated community with easy access to the interstate as well as the beaches is Toscana Isles. This neighborhood is actually located in Nokomis, but it’s on the very edge of Venice – so it’s practically considered Venice. The development is only a couple of years old and includes some established homes but there is also plenty of room to build…and they are actively building! The builder here is D.R. Horton, one of the largest builders in the US, and they have a number of floor plans and price points to choose from.

What we love most about this community are the lake views from most of the homes as well as the amazing clubhouse and swimming pool. They have a zero-entry resort-style swimming pool that offers an infinity edge that looks out over the lake. The views are truly magnificent! They also have a large fire pit admiring the same views, as well as sports courts for tennis and pickleball, a playground, bocce ball, state-of-the-art fitness center and an aerobics / yoga room plus many other rooms for activities.

Another perk of this community is that they have an on-site lifestyle director who plans regular events and activities. In fact, we took a peek at this month’s calendar and really were impressed by how many activities they have going on every day. From the weekly game nights, to their popular “drinks in the driveway” and I personally loved the moonlight yoga class out on the grass! Also, being less than one mile from I-75, you can be in Sarasota in barely 20 minutes our out to the beaches or downtown Venice in around 10 minutes. Fantastic location!

Myakka River Trails

One of the most picturesque settings on this list are the homes available on a small strip of land just West of the famous Myakka River. The aptly named Myakka River Trails development is a gated community of palatial homes that are situated on large tracts of beautiful Florida nature. The community offers 45 homes on lots that vary in size from five-to 15-acres and can include accommodations for servants quarters, horses and guest houses.

Enjoying the natural beauty of the area is easy thanks to the community’s horse and nature trails. Getting on the water is convenient as well, thanks to the areas own local boat ramp. This is called a Deed Restricted Community. 

There are an incredible number of deed-restricted communities in Florida. So no doubt, if you are looking to buy a house in Florida you will stumble across these neighborhoods. In many cases, you will find that deed restrictions control the extent to which you can make changes to your home. Unfortunately, while deed-restricted communities are commonplace today, many people do not understand them. Below, we help you understand everything you need to know about deed-restricted communities and what you need to consider before you buy a deed-restricted property.

What is a Deed Restricted Community?

To understand deed-restricted communities, you need to understand deed restriction.

A deed restriction is alternatively known as a restrictive covenant. Restrictive covenants are put in place to limit how much a homeowner can adjust their property. These are usually created when homes are sold with specific restrictions. There is a registry of deeds where the restrictions are recorded, and the deed will legally bind the current and all future property owners. The terms of a deed restriction can only be changed by the HOA that created it.

Usually, these restrictions are found in neighborhoods with a homeowners association; in such cases, the associations are generally the ones who create the deed. In other cases, these deed-restricted neighborhoods exist in historic urban communities and may have been in place for years. Yet another possibility could be in the rural settings where there may be two neighboring farms whose owners made a deal years ago, and the deed is still in force. In Florida, deed restrictions expire after 30 years, according to the 1956 Marketable Record Title Act.

Note that these restrictions “run the land,” a phrase that means that it applies to the current property owner and all the future ones. The scope of the limitations within the deed limits can be varied and might shock you. However, you may not do much in many cases, as changing these provisions may imply legal costs, time, and effort.

Examples of Deed Restrictions

Deed restrictions limit what you can and cannot do to a particular property. We give examples of the most common deed restrictions below so you can understand them better:

Adjacent Structures

If you would like structures such as detached garden sheds, detached workshops, pools, and garages, it would be beneficial to find out whether there is a deed restriction in the area because these are controlled and, in some cases, completely forbidden.

Many deed restrictions for adjacent structures would expect you to follow a particular design and dimensions and even specify the structure’s location on your property. The deed may also contain restrictions on what portion of your property you can build. However, some conditions can feel outrageous. For example, it may feel unfair if the homeowners association in your area insists that you disassemble a tree house.

Fences

If you come across a deed restriction with a clause on fences, it will likely be about the acceptable types of fences. For example, tall privacy and chain link fences are usually restricted. Additionally, the deed may state that the front yard fence should not be more than 4 feet and the back one not more than 6 feet.

Fences may not look like a big deal as most people feel that the more significant chunk of the work is in the building of the house. However, it would help if you looked into this as sometimes fence restrictions on a deed may affect the quality of life. For example, if you cannot erect tall fences, you may not enjoy sunbathing, and if you cannot use chain links, you may have trouble confining your pets.

Trees

In some cases, deed restrictions may prevent you from removing a percentage or all of the trees in your compound. Neighborhoods with such restrictions do this to preserve the area’s residential look or keep the community environmentally friendly.

Interestingly, this restriction is common in larger developments and suburban neighborhoods but can also be found in rural places.

Obstruction of Views

Some deed restrictions may limit you from obstructing a neighbor’s view, which is quite understandable as it would be unfair for a neighbor to come in and build a three-story house that will block the view from the surrounding homes.

You may find a deed that has existed for decades with this kind of agreement, especially in resort and vacation destination cities where a view of the beach or the mountain is crucial. It can also be expected in places with lakes, golf courses, and distant mountains.

Some of these restrictions may affect the dimensions of your house, making it crucial that you check if there is a deed restriction with this specific restriction.

Color Choices

Some deed restrictions may affect your color choice. They can even provide a list of the approved or non-approved colors.

However, the restrictions do not end here. Some others may come in the form of stone or brick choice. These usually go into detail. For example, a certain percentage of your house’s exterior may need to be built with a particular stone.

Pros and Cons of a Deed Restricted Community

While you need to exercise a high level of caution before choosing a neighborhood with deed restrictions, it’s not all gloom and doom, as living in such restricted communities has some benefits. Below, we explain both the advantages and disadvantages of a deed restriction to help you make an informed choice:

Benefits of Living in a Deed Restricted Community

Amenities

Deed-restricted communities tend to come with facilities and amenities that improve the quality of life. They include gyms, swimming pools, clubhouses, and parks with limited access to outsiders.

Dispute Resolution

Since homeowners associations are usually present in places with deed restrictions, you get the added benefit of conflict resolution in case you get into a disagreement with your neighbors. Furthermore, the chances of disputes are low because there will be guidelines for most issues that would cause conflicts.

Maintenance

Many homeowner associations will provide property maintenance services for properties under deed restrictions. Therefore, you may not have to worry about snow removal in the winter or landscape maintenance. An added benefit is that such properties tend to have better aesthetics as maximum uniformity leads to better curb appeal.

Property Values

While each of the points we mentioned above is worthy on its own, specific rules mean that a neighborhood will always be well kept, reducing blight likelihood and maintaining the property’s value.

Drawbacks of Deed Restricted Communities

Limited Freedom on the Use of Property

From the examples of restrictions we have given above, it is clear to see that one of the most significant drawbacks of living within such communities is that you are limited on how you can adjust or use the property. Depending on your homeowners association, you might also be required to mow your lawn regularly.

Difficulties Selling the Property

It can be challenging to sell your investment property if you live in a deed-restricted area. For starters, many people do not like to feel like their options are limited, especially when buying a home. Furthermore, some specific restrictions may limit the pool of potential buyers.

Consequences

Deed-restricted communities impose penalties for violations when homeowners act contrary to the deed restriction. In extreme cases, the association can foreclose your home.

Why are There So Many Deed Restricted Communities in Florida?

You may have lived in a state where deed restrictions are rare. However, deed restrictions are not new in Florida and have been continuously becoming popular in the US since the 1970s. Today, Florida is one of the states with the largest HOA communities. This popularity is primarily due to private companies and developers entering the area.

Each community has deed restrictions that favor its objectives and can be found in manufactured homes, neighborhoods with homes for sale, home sites, and lots. The most common ones will determine the dog breed and the number of pets you can keep in the house, state of repairs in the community, paint colors, common area rules, lawn maintenance, whether you can rent the property, and the uses of the property.

What is a Homeowners Association? (HOA)

A homeowners association is a self-governed organization. These are found in common-interest communities such as deed-restricted developments, where homeowners collectively pay fees for neighborhood maintenance. HOAs are run by unpaid volunteers who are usually resident homeowners. They often elect a board of directors that will run the HOA.

Usually, the responsibilities of an HOA will depend on the type of property and these properties will be guided by rules and bylaws enforced by the association. Property owners will be required to pay HOA fees to cover the maintenance and use of common areas. HOA fees also commonly act as reserve funds.

How Much are HOA Fees?

This can vary widely depending on the neighborhood. As a homeowner, if you buy into an older neighborhood without a lot of community amenities, then you could pay as low as $50 per year. However, many HOA fees fall into the range between $200 and $5000 annually for assessments, fees, and costs.

The amounts may vary depending on the amenities offered by the community. However, the most common costs you expect to pay will cover garbage pickup, landscaping and pest control, common areas, and safety and security fees.

You can expect that neighborhoods with extensive amenities will charge more than those with fewer restrictions. In addition, you may have to pay assessment fees occasionally, for example, in cases where an unanticipated problem or natural disaster results in the need for significant repair. The HOA is given the power to levy a one-time special fee to cover the costs. These can be minimal, or they can be a sizable chunk of money if it is a large repair – such as repaving roads in the neighborhood!

Mortgage Approval

You must factor the effect of a community’s HOA into your overall finances as you begin your home-buying journey. Even the banks will consider the monthly HOA fees when deciding the fate of your mortgage application and how much they will give you. In some cases, you may be left with a smaller approved amount to spend if you choose a property with higher HOA fees than one with lower or no HOA fees.

Not All Deed Restricted Communities are the Same!

Deed restrictions are generally meant to keep up specific standards for the community, which will help keep up property values in the area. However, this does not necessarily mean that all deed restrictions are identical. In fact, restrictions differ widely from community to community.

Therefore, you must find out whether the place you intend to buy a house has deed restrictions and then determine whether you can live by those rules. You may find that some communities have just basic restrictions that you feel you would have no problem living with. However, you could also find a community with a lengthy list of rules and restrictions and who are extremely strict about enforcing them!

Some home buyers might not like the specific restrictions in a community. And since all neighborhoods can vary in what they restrict, it’s extremely important to review all the details ahead of time.

You Must Budget for HOA Fees & Assessments

In many cases, HOA fees are paid monthly. However, in other cases, there may be quarterly and annual payments, and the association can levy special assessments when reserve funds cannot cover a major repair such as road or roof repairs. These fees vary widely depending on the community, property, amenities, and facilities. As we mentioned earlier, the budget may be between $200 and $5000+. However, the more the amenities and facilities, the higher the fees you should expect to pay.

You must budget for HOA fees and assessments before settling for a house. The last thing you want is to buy a home and then realize all the additional fees for the HOA are causing you to have a tighter budget than you anticipated.

What is a CDD Fee & Is It Different Than an HOA Fee?

CDD stands for community development district. This government entity is created when an extensive land tract developer requests one. Then they are tasked with planning, constructing, financing, maintaining, and operating infrastructure and amenities in the development area. Finally, the CDD assesses community members’ fees for amenities and infrastructure.

However, CDD and HOA fees differ because the former is incorporated into the annual property tax bills, while HOA fees may be paid monthly, quarterly, or yearly to maintain the community.

CDD will cover general maintenance, infrastructure, community amenities, and water and sewer and is standard in developments built post-2003. Typically, these fees will vary by the type of development. They are also determined by the loan taken from the county. This amount is divided by the number of homes that repay the loan. The fees take up to 30 years to pay. Therefore, if you move to a community that is five years old, you can expect to pay the fee for 25 more years until the loan is done.

The county will typically add CDD fees to your property tax yearly and are tax-deductible like property taxes. The costs of improvements will not be included in the initial house sale price. Mandatory disclosure in the purchase contract will let buyers know if the property they buy is part of a CDD. When you are searching for a home, be sure to ask if there is a CDD and obtain the details on those specific costs so you can factor it into your annual budget as well. 

Many of the newest master-planned developments around Florida have CDD fees. This includes popular areas of southwest Florida such as Lakewood Ranch and Wellen Park!

You May Need HOA Board Approval to Buy a Home in a Deed Restricted Community!

In Florida, HOAs have legal rights to decide who can rent or buy a home within their communities. Therefore, it is not uncommon to find the HOA requesting that you submit an application that they will review. Since these communities have criteria outlined in their governing documents that you must meet, they can accept or deny your application. However, their decision should be in line with the Fair Housing Act and should not be discriminatory based on sex, color, race, disability, religion, or status.

If your application is denied, the HOA must disclose its screening process according to its governing documents and explain the reasons for rejection. If this does not happen, it is well within the rejected buyer’s rights to pursue a discrimination lawsuit against the HOA.

Some of the common reasons why applications are denied include;

• Predisposition to violation of rules and regulations, especially if the applicant was a former renter that has violated the rules before.
• The applicant violated one of the rules in the HOA’s governing documents.
• Misrepresentation of the applicant’s application, such as hiding a criminal history
• Conviction of a felony

Tips for Buying a Home or Condo in a Deed Restricted Community with an HOA

Check the Covenants, Conditions, and Restrictions before Buying

One of the essential pieces of advice you can get before settling in a deed-restricted area is to read the fine print carefully and understand them because you will need to comply once you buy the house. Consider whether any of the terms may affect your lifestyle or if there is a particular one you do not like. You can research the deed restrictions in the community you are interested in, although they will likely reveal it before you make an offer. Talk to your real estate agent to confirm details about any restrictions before moving forward with purchase plans.

Ensure that You Can Pay Additional Assessments and Fees

You need to understand how much the HOA fees are and what they are for. You also need to know how often you will pay the fees and the penalties for late payments. Do not be afraid to dive into questions such as whether the association has scheduled to raise the HOA fees and ensure that you can keep up with the budget.

Check If there are On-Going Disputes

It pays to know whether the HOA has disputes with homeowners. In many cases, you will find uncomplicated issues such as parking violations, and rarely will you find serious ones such as the embezzlement of HOA fees. In addition, you can check social media groups and pages to ensure there are no public complaints or significant lawsuits.

Do The Rules Align with Your Goals and Values?

Paying HOA fees is excellent if you will be making use of the facilities in the community. It is still okay if you will not be utilizing one or two. However, you need to ensure that the money you are paying works for you, so you are not wasting money. Furthermore, you must ensure that your community’s rules align with your goals and values and that you will be happy living in the community.

Living in a deed-restricted neighborhood is an excellent way to maintain property values and keep the community or development appealing. Especially here in Florida where there are some truly gorgeous resort-style developments that make you feel like you are on vacation every day!

If the association works well, you will enjoy high-quality life. However, it would help if you were sure the community you are getting into aligns with your values, so you enjoy living there. You also need to ensure that you can pay the fees without strain on your budget and check for any disputes between the HOA and homeowners.

A few years ago Liz and I decided to move to Venice, Florida because we fell in love with the charming beach town and the lifestyle in Venice. Florida is a mecca for Spring Training on the East Coast, so I knew there were so many spring training teams in the area.  I was curious who the nearest team was to Venice.  We were driving down the road and I grabbed my phone to do a quick search. Imagine my excitement when I discovered that the nearest team to us is the Atlanta Braves – and they had just signed a 30-year deal and built a brand new facility a few miles from our house in the Wellen Park!

As if it couldn’t get any better. We found our dream town on the beach, and my Atlanta Braves were just down the road!

Baseball Spring Training in Florida (and the Grapefruit League)

Spring Training really is an event. Those with a passion for America’s Past time often travel down to Spring Training to support their favorite team. And with so many facilities clustered within a small area, it’s also a fun way to tour around different facilities, watching games and soaking up the warmth of the sun and laid-back vibe.

Spring Training in Florida is like a baseball vacation! 

Major League Baseball Spring Training has been a tradition here in Florida for around 130 years!  And today it’s called the Grapefruit League.  Over the years, all but a handful of MLB teams have held their spring training’s in Florida. Currently, there are 15 teams that call Florida their spring home.  Here’s a quick list of the teams and their location:

If you look on a map, there is a high concentration of teams in the southwest Florida area. Honestly, Venice is located in the heart of the Grapefruit League! So it’s a fantastic location to be able to travel around and experience Spring Training at a variety of different venues and watch different teams play each other. I enjoy taking baseball trips with my friends to professional stadiums, but many baseball fans make the trek down here to Spring Training and turn it into a vacation too.

As a local, I love that I live right in the center of Spring Training. And of course, Go Braves!

Where is the Braves Spring Training Location?

The Atlanta Braves used to have their Spring Training in Orlando. However, just a few years ago they built CoolToday Park, which is a new stadium between the towns of North Port and Venice, Florida in Sarasota County. It’s actually about 35 miles southwest of Sarasota itself. The stadium is actually in the heart of a master-planned community called Wellen Park.

The Wellen Park community is still in development but when completed, it will have more than 14 different neighborhoods, golf courses, and a downtown area with dining and shopping. There will also be a lake where people can rent kayaks and canoes to explore as well as a boardwalk and miles and miles of walking and biking trails.

Having the stadium in the heart of this area means that it will be easily accessible to both locals and visitors. In fact, those who live in the neighborhood will be able to walk and ride their bikes to the stadium…or even drive their golf cart! (now that’s the dream!!!)

CoolToday Park – Home of the Atlanta Braves Spring Training Facility

CoolToday Park opened in March 2019. The first game was played on March 24, 2019 with the Atlanta Braves going head-to-head against the Tampa Bay Rays in which the Braves came out on top 4-2. The land where the stadium stands was actually donated by Mattamy Homes, a private developer and one of the main developers within the Wellen Park community. And the Wellen Park developers also ran the construction and development of the stadium.

Interesting fact, the dimensions of the outfield actually mirror those of Truist Park, where the Braves play their home games in season!

Not only is CoolToday Park a new Spring Training facility, but it’s also one of the nicest. In fact, the stadium looks and feels more like an MLB stadium. First off, it’s quite large. CoolToday Park has 6,200 fixed seats but can accommodate up to 8,000 people overall. The stadium features a wide concourse that stretches 360 degrees all the way around the facility, making for some really great views.

You can also peek down into the bullpen to watch them practice. And there’s an area in the back of the stadium where you can look down at the players coming in and say hi – maybe even tossing down a ball for an autograph!

There are plenty of standing-room areas all the way around the field, with rails and ledges to lean on and large enough to act as a small table, which we actually quite like. They are perfect for perching up with something to eat or drink while watching the game from different angles as we move around the field. You’ll also find an upper level with additional seating as well as special event areas and lounges throughout.

Then there’s the berm, a grassy area beyond 3rd base where people can bring blankets and relax while watching the games — perfect for Spring Training! Just be sure to bring sunscreen, as it can get a bit hot out there.

The Atlanta Braves Spring Training Facility spans over 90 acres of land, so it’s quite a large area. It also includes 6 baseball practice fields as well as numerous other mixed-use fields.

Food and Drink in the Stadium

As you can expect, there is a lot of great food and drink to be had around the stadium. You’ll find the typical burgers and hot dogs, as well as stalls dedicated to seafood and chicken. There’s also the Salsa Supreme, where you can get some amazing tacos and “kitchen sink” nachos. There’s also the smokehouse where you’ll find tasty southern BBQ as well as a deli. And of course, there’s also a Chick-fil-A too.

But our absolute favorite is the Tomohawk Tiki Bar! Just past the 3rd baseline on the left on the concourse is a lovely outdoor seating and bar area where you can enjoy delicious food and some great drinks. The Tiki Bar is open during games, but also when the Braves are away or non-game days as well (read on below to learn more about the Tiki Bar during other times of the year).

Braves Spring Training Schedule

Spring Training typically begins around the mid-to-end of February and lasts until just before the regular season is set to begin. So typically there is around 4 weeks of Spring Training. Oftentimes, Spring Training coincides with Spring Break – which also adds to the appeal and makes it easier for fans to combine their vacations with some baseball fun.

This year in 2022, the season was a bit delayed. We actually had tickets for opening weekend. They were planning a big event with concerts and all kinds of festivities. After they got things sorted out, the first game this year was held on Friday, March 18th.

As a result of the delay, they’ve packed a lot of games in – pretty much every all the way through April 5th. They currently have 18 games scheduled, 8 of them being here at home at CoolToday Park and the others spread out nearby here around Florida.

Watching a Game! How to Buy Braves Spring Training Tickets

Ticket prices for games at CoolToday Park to watch the Atlanta Braves range in price quite a bit. You can pay as little as $15 to just get in the building and walk around with standing room areas or have a seat on the grass in the berm area. Prices go up from there to around $65 – depending on the game and the seats you choose. There are also season ticket packages available for those who want to attend as many games as they can!

The best place to find updated information about the Braves Spring Training Schedule is and to buy tickets directly is to visit their website. You can also go out to the stadium in person and buy tickets from their box office as well.

Braves Spring Training Hats, Clothes & Other Merchandise

As you can imagine, Spring Training is a great time to purchase some gear for the season. But this is also where you can find a number of specialty Atlanta Braves merchandise. Items such as flip flops, fans, tank tops, towels and more. They also have a wide variety of apparel such as hats, t-shirts, jackets and golf shirts, including some you can’t find anywhere else.

In fact, the Atlanta Braves have a unique logo for Spring Training (it’s their stylized “A” with palm trees flanking both sides). I love this logo, because it represents my team but in this tropical paradise we call home. Being a fan (and a bit of a shopper) I’m excited to see that they are getting more and more merchandise down here with this special Spring Training logo!

Watch Games Year-Round at The Tomahawk Tiki Bar

There are so many things that we enjoy about CoolToday Park and the Braves Spring Training stadium. But a real gem for us is the Tomohawk Tiki Bar! As mentioned above, this is a great place to grab some food and drink during a game. What we really love about it is that the Tiki Bar is open not just during games. It’s actually open almost every day year-round!

When it’s a nice day out, we’ll often go out to the Tiki Bar to grab lunch. We enjoy sitting outside to soak up the great weather, but also to look over the beautifully manicured green field. Even without a game being played, there’s still such a fun vibe about being in the baseball stadium!

They will also turn on the big screen and show sports news and highlights. And of course, if the Braves are playing you can watch it on the big screen right there. They’ll also turn on the sound so everyone can hear and enjoy the game. This is actually where we came to watch some of the World Series games too!

Another perk of the Tiki Bar is that on certain nights of the week they will have music as well as trivia too. So it’s a legit spot in town to hang out and grab dinner with a bit of baseball too.

Lastly, the food here is quite good. Liz loves their nachos but I’m a huge fan of the shrimp po’ boy sandwich. It is SO good!!!

Beyond Spring Training – Other Fun & Events at CoolToday Park

Even though Spring Training only lasts about a month or so, the CoolToday Park facility is used throughout the year for number of things. During the winter season, there is a weekly Farmers Market held here on Wednesdays. It’s a convenient place to grab some fresh fruits and veggies as well as some baked goods and prepared foods too.

They also have outdoor concerts out on the grassy event lawn, just outside the stadium. These are perfect to bring the family and kiddos to hang out and listen to some tunes under the perfect Florida night sky. Other festivals are held here too. For example, we attended a Grilled Cheese festival a few months back (that was a ton of fun!) and they also have 5k races and other local events too.

As the Wellen Park development continues to mature, we see the stadium area becoming even more integrated in the community with local events and activities.

Enjoying the Atlanta Braves Spring Training in My New Home!

Atlanta holds fond memories for me. It’s my home and where I grew up. It’s where Liz and I met, and the old Turner Field in Atlanta is where she and I used to go to watch Braves games together when we were dating. Now that we live down here in Florida and I no longer live in Atlanta, I love that I can still feel the emotions surrounding my favorite baseball team right here just a few minutes from my beach home here in Venice.

As a baseball fan, I love that I can enjoy my tropical paradise year-round and also be in the center of baseball Spring Training and all the Grapefruit League teams around us. Actually, with so many teams so closeby, it’s a hard decision to figure out which games to go to and when. I can’t really fit it all in unless I stopped working, but this time of year is also my peak season as a realtor in Venice.
