Many newer  master-planned communities across Southwest Florida include CDD fees, especially in large developments like Wellen Park or Lakewood Ranch. While these communities offer incredible amenities, those added CDD fees in Florida can increase your annual costs by thousands.

The good news? There are still some fantastic communities in the Venice area where you can avoid a CDD fee altogether.

What are Community Development District fees in Florida?

First things first. Before we jump into our list of communities around Venice & near Wellen Park that do not have CDD fees, what exactly are CDD fees in Florida real estate? 

A CDD (Community Development District) is a special government entity created by a developer to fund and manage infrastructure within a community. Essentially, it’s a type of loan or “bond” from the local government to help cover the costs of the developers to put in new infrastructure. Most CDD fees Florida real estate buyers see fall somewhere between $1,000 and $5,000 per year, depending on the home, the community and amenities. For example, all communities in Wellen Park have CDD fees; however, they each have different amounts.

*Important note: the original community has no CDD fee, but there is a newer  section called “Boca Royale at Wellen Park” that is tied to Wellen Park and DOES have a CDD fee as a result. They’re actively building and have sold a number of homes in this community already, plus they also have some quick move-in homes that are completed and ready for residents to move right in.

ICI Homes, a custom builder known for their high level of customization and luxury options, will be offering homes in Oakbend ranging from approximately 2,500 to over 3,000 square feet on 60-foot lots. These homes allow buyers to truly personalize their space, from moving walls to reimagining layouts, making them ideal for those who want a one-of-a-kind home. ICI model homes will be opening in February 2026, but they’ve already sold a few lots and are beginning to build custom homes here.

This community is shaping up to be more than just a place to live. Downtown Wellen Park has really found its groove, especially in the evenings and on weekends when families are out listening to live music during the Friday Night Concerts, grabbing dinner, strolling the lake, or checking out a market or community event. Now, Phase 2 of Downtown Wellen Park is officially underway, and it’s going to add even more reasons to spend time here.

We’re already seeing buildings wrapped up, and the Wellen Park team has shared that spaces will soon be turned over to tenants so they can start finishing out their interiors.

Outdoor living has always been at the heart of Wellen Park, and this next phase only builds on that foundation.

Fetch Dog Park

Dog owners have something fun to look forward to with the new Fetch Dog Park, a fully fenced, two-acre dog park opening near Downtown Wellen Park. This space is designed to be both functional and fun, with large open areas, agility features, shaded seating, and plenty of room for pups to run and play.

It’s meant to be a true community space (not just for dogs, but for owners too), and is expected to open around February 2026. There will also be convenient parking along the future Wellen Park Boulevard extension. We know a lot of residents are excited about this addition, and we can’t wait to give it a test run with Hana. 

Buttonwood & Oakheart Trails

Wellen Park’s trail system is expanding in a big way with two new nature trails currently under development.

The Oakheart Nature Trail will be a winding, immersive 3-mile trail featuring shell paths and boardwalks that meander along a 50-acre lake, wetlands, and preserved natural areas near the Everly and Lakespur neighborhoods. 

This trail is designed to feel more like a nature experience than a sidewalk, with plans for a fishing pier and connections to a future school campus, making it ideal for kids who walk or bike to school. Oakheart is expected to be completed in spring 2026 and will include trailheads with parking and restrooms.

The Buttonwood Trail is a 2.5-mile shell and boardwalk trail running through natural scenery near the Palmera neighborhood. It will include a gated connection directly into Palmera, making it especially convenient for residents there. Construction began late last year, with completion expected around February 2026.

Station 87 Community Park

One of the most unique additions is Station 87 Park, a creatively designed community space inspired by the nearby fire station. The park features custom, firehouse-themed playground equipment, a large open lawn, and a pavilion for community gatherings.

Construction on the park and playground equipment has just been completed, and families are already loving the addition to the community. However, the new firehouse adjacent to the park is still under construction and will be opening later this year.

If there’s one thing Wellen Park does really well, it’s outdoor living, and this next wave of additions leans into that even more. Whether you’ve got kids, dogs, bikes, or just love being outside, there’s a lot to look forward to.

What About the Manasota Beach Road Extension?

This is one of the most frequently asked questions we hear.

While the idea of extending Manasota Beach Road to create a more direct connection to the Gulf has been discussed for years, nothing has been finalized. These types of infrastructure projects involve multiple agencies, environmental considerations, and long-term planning.

At this point, there are active discussions being held and community meetings. However there is no confirmed timeline, and this road could still be years away if it moves forward at all. We always recommend making real estate decisions based on what exists today and not on what might happen in the future.

What is Wellen Park ® Florida? 

Wellen Park is a large master-planned community that spans over 8,000 acres between the towns of Venice and North Port, Florida in Sarasota County. Originally farm and ranchland, the area began being developed in the early 2000’s. But the recession slowed progress down for a number of years.

As of today, the area is booming with new development. There are 10+ communities here with new construction homes for sale, as well as a new downtown area that will have entertainment, dining and shopping. The area is also home to recently built Cool Today Park which is the Spring Training facility for the Atlanta Braves.

For reference, if you are familiar with the massively popular Lakewood Ranch development up near Sarasota, then Wellen Park is going to be similar to that. However, on a bit smaller scale.

Where is Wellen Park ® Florida (Formerly West Villages)?

Wellen Park is located in southwest Florida about 30 miles southeast of Sarasota. The area of development is between the towns of Venice and North Port, Florida mainly along highway 41 and just south and west of Interstate 75.

Why Did They Name Change from West Villages to Wellen Park ® ?

The area was originally dubbed the West Villages as the West Villages Improvement District as a specialized taxing district that would provide infrastructure to support the development. Since the area started being developed with the West Villages name in the early 2000’s, the original name is embedded in many minds.

However, the West Villages name is a bit confusing because there are a number of developments with similar names. For example, The Villages is a hugely popular large retirement community that’s actually up near Ocala, Florida — nowhere near Sarasota.

So the name was officially changed to Wellen Park ® as of January 1, 2017 to better avoid confusion with other locations ​and developments that have similar names.

Wellen Park ® Downtown is Now Expanding!

The heart of Wellen Park is the thriving Downtown District which opened in 2024. Nestled along a manmade lake, Downtown Wellen Park is a wonderful gathering place for the community. Centrally located among the neighborhoods and connected by roads and paths, the downtown area is easily accessible by both car, walking and biking trails and even golf carts!

Downtown Wellen Park includes a number of boutique shops and dining options, including a brew pub, steakhouse and more. There are also greenspace areas used for events such as outdoor movies, food truck rallys, concerts, etc. The district opened gradually so some of the stores still feel super new and exciting to explore. Plus, we’re thrilled to share that the downtown area is expanding. Additional phases of Downtown Wellen are already being built – making it even bigger and even better!

Events are regularly held in Downtown Wellen Park. From music on the lawn, yoga and weekly farmers markets every Sunday morning.

Another feature of the downtown area that residents love is the boardwalk, as well as non-motorized boat rentals such as kayaks and canoes so that residents and visitors can enjoy the peaceful natural scenery from the water.

?

If you’ve read our comprehensive post about best neighborhoods in Venice, Florida then you may recognize a few of the neighborhoods on the list below. There are many fantastic neighborhoods out in this part of town that are suited to different types of families and budgets. And some of the neighborhoods are still in the planning phases and only just breaking ground! So there will be plenty of new construction happening out here as well as existing homes for sale.

Here are the list of neighborhood communities in Wellen Park ® and a brief description about them.

Newest Communities in Wellen Park ®

Wellen Park is constantly expanding their repetoire of outstanding communities. Below you can find the newest up-and-coming developments.

Palmera – 6 Award winning builders

Brightmore at Wellen Park ® 55+ – by Mattamy Homes

One of the newest and most anticipated new communities in Wellen Park is Brightmore. This is the first and ONLY 55+ community in Wellen Park! But Brightmore is a lot different than other 55+ communities. This is a higher-end, luxury community that is targeted to those with an adventurous spirit and zest for life. They are even giving away free eBikes with the purchase of every home here!

This is a large community in acres, but will only have less than 650 homes! This means that much of the land is nature preserve and lakes, so it will feel wide open and not very cramped. Plus, the clubhouse at Brightmore is going to be something special! It’s HUGE!!! Boca Royale Golf & Country Club – Neal Communities

Located just south of Venice along highway 776 toward Englewood, Florida is Boca Royale Golf & Country Club. This is another fantastic golf community for those who want to live the golf lifestyle while also having access to a fantastic social club. They have everything here from golf and a great practice facility, restaurants onsite, sport courts, fitness center and a ton of social activities. In fact, we’ve heard this is also a great place for families and that they have a number of family-friendly events at the social club as well.

There are some older homes here in Boca Royale from the original phases that were built a while back. However, they’ve recently opened up more phases and Neal Communities is building many beautiful and luxurious new construction homes here.

Wellen Park ® Golf & Country Club – Lennar

They are just starting to sell homesites for this new golf and country club community that will be coming soon to Wellen Park. And Josh recently landed one of our clients one of the very first homes here!

This is a Lennar community and it will consist of over 1,300 condos and single-family homes with bundled golf. This will be a luxurious golf and country club community with all the amenities you can think of, including pools and spas, fitness facilities, sports courts as well as dining options onsite.

We recently visited the construction site and were able to check out their practice facility, including a driving range into a lake, as well as being able to walk on the newly created greens — which will have their first cups cut soon!

Avelina – Neal Communities

This small community of 96 homes is to be built by Neal Communities, but they are starting to release lots already. Designed in the British West Indies and coastal styles, you’ll definitely feel like you are living in Florida! There are no amenities in this community, as the beautiful large homes are considered your amenity! The HOA fees do include all of your yard maintenance as well as including cable and internet packages.

Antigua – Lennar

If you are looking for a lower price point in Wellen Park without all the frills of the larger resort-style communities, then you might be interested in Antigua. This new construction community will have about 177 homes in it and it is one of the most affordable communities in Wellen Park with regard to home prices as well as the HOA fees. Part of the reason this community is priced lower is that it does NOT have any community amenities. No clubhouse, no swimming pool. However, your HOA fee does include the gate, complete yard maintenance, irrigation and cable / internet.

The first phase of Antigua is nearly sold out already with 52 homes! But they should be opening up phase 2 in the coming months. Be sure to let us know if you are interested in this community. Due to the demand and lower price, homes here go extremely fast — nearly as soon as they are released!

One of the most popular communities in the area is Grand Palm (and it’s definitely one of our top favorites too). This is another community that is nearly finished being built out, with just a few more homesites left! This is an expansive community nestled within a natural setting. There are mature trees all around and lining many of the roads and behind homes, and the amenities here are some of the best!

There are multiple community pools, including a large one with a great waterslide the kids will love! There’s also a splash pad, playground, dog parks, and sports courts of just about every kind. In addition to the miles and miles of walking and biking trails there is also a lake where you can go kayaking and there’s an island where you can walk through the tall trees and fishing piers where you can go fishing!

IslandWalk at the West Villages – DiVosta

One of the most popular communities in the area, IslandWalk is known for its picturesque waterways and bridges over the canals that connect the neighborhoods. This neighborhood is mostly developed now, but they are finishing up building the final phases.

Gran Paradiso at the West Villages – Lennar & Sam Rogers 

Designed in the Tuscan style from Italy, Gran Paradiso offers condos, coach homes, villas and single-family homes. They also offer a number of larger higher-end homes as well as multi-generational homes with complete mother-in-law suites. The homes here are in a beautiful Mediterranean style and there are miles and miles of walking and biking paths.

There is a large clubhouse with swimming pool, tennis and basketball courts, a fitness center and a full calendar of social activities. This is also an very popular community for families with children too.

A fairly new community that’s being built out pretty quickly due to demand, Renaissance is another extremely popular community for families. And many homes overlook a lovely large lake.

Tortuga at the West Villages – Lennar

One of the newest communities in the area, Tortuga is a small development with only 111 homes so it gives residents more of a smaller enclave and the ability to really feel like you know your neighbors in the community. Also, this community offers an affordable alternative to some of the larger and more expansive communities due to its lower fees and minimal amenities.

Tortuga just recently finished selling new construction homes. However, it’s possible to find resale homes in this community and homes that are practically new without the wait for construction!

A new community that’s filling up fast is Oasis. With most homes backing up to peaceful nature preserves as well as scenic lakes, this is a relaxing place to call home. Sarasota National (Golf Community) – WCI / Lennar

If you want to live in a fantastic golf community near Venice, then definitely check out Sarasota National! Their award-winning course is long and challenging and meanders its way around nature preserves, marshlands and lakes. There are birds and wildlife everywhere to enjoy, from the golf course or from your back patio!

Residents can choose to live in the Lake Side where golf membership is NOT required. Or you can live on the Golf Side where golf membership is mandatory. There are some fantastic amenities here as well, including a wonderful resort-style pool, sports courts, fitness center, activities director and even a restaurant. Another perk to this neighborhood is that it’s actually one of the closest to the beaches and the town of Venice.

Wellen Park ® Homes for Sale and Average Prices

The home prices in Wellen Park vary quite dramatically depending on which neighborhood community you choose and the style of home. There are condos and coach homes, villas, single-family homes and larger multi-generational homes in some Wellen Park communities.

Overall, the price of homes can range anywhere from $300,000 up to a million. If you are looking for a more affordable option, then coach homes and villas are a great option. Or you could look to one of the communities that provide less amenities. However, if you have the budget to go big then you could purchase a larger single-family or multi-generational home in one of the higher-end developments with loads of amenities and activities.

Frequently Asked Questions About Wellen Park ® (Formerly West Villages)

Is Wellen Park ® in the City of Venice or North Port?

This is a great question, as there is a bit of confusion around this. Originally the West Villages was being developed in an unincorporated part of Sarasota County. But many of the homes in Wellen Park have Venice, Florida addresses. And there are others such as Boca Royale that have an Englewood address. However, years ago the city of North Port annexed sections of the area now known as Wellen Park.

So even though the home addresses could be Venice (or even Englewood), they fall within North Port who provide city services, such as trash collection, and pay taxes accordingly.  However, this is an issue that is still being worked out between residents and the local governments.

Does Wellen Park ® Have CDD Fees?

Yes, Wellen Park does have CDD fees. What is a CDD fee? Basically, it stands for Community Development District. Basically, when a whole large area is being developed it costs quite a lot of money to put the infrastructure in place to support it.

Some communities and local governments may not have the funds to invest in building this infrastructure up front on such a large scale. So a CDD is created to take this on and the homeowners pay them back over time through their property taxes.  The residents must pay this additional tax up to a certain time (say 30 years after its creation) until everything is paid for.

How much you will pay for your CDD fees depend on various factors, including the development where you purchase your home. When you are searching for a home in Wellen Park communities you should be able to find the details of the CDD fees and any other related fees.

Note – CDD fees are NOT the same as HOA fees.

Home Owner Association (HOA) fees are separate and depend on the development where you live. HOA fees can cover things such as yard maintenance and other amenities such as community pools. Keep in mind that when you are searching for homes in the Wellen Park area you will likely pay both HOA fees and CDD fees. So it’s important to budget accordingly.

How Far from the Beach is Wellen Park ® ?

Wellen Park is just a few miles from Venice, Florida and there are numerous beaches in Venice that are all within about 10 miles from Wellen Park. You could easily visit the famous Venice Beach just down the street from downtown Venice or you could explore Caspersen Beach which is famous for hunting shark teeth! There’s also the beaches area near the Venice Fishing Pier as well as the Brohard Dog Beach (where you can bring your pup for some off-leash beach fun).

Another hugely popular beach to visit is Manasota Beach, which is just south of Venice and north of Englewood Beach. As a part of the Wellen Park development that is currently going on, a road is being built that will actually take residents straight from the area to Manasota in a more direct route. Making the trip to the beach even quicker!

In general, you could visit any of the above beaches within 10-20 minutes depending on traffic. Another option is to go north toward the famous Siesta Key beaches near Sarasota! They are a little further drive, but still less than 30 minutes away depending on traffic.

How Long Does it Take to Build a Home in Wellen Park ® ?

Currently, there is a lot of development underway in Wellen Park and the various neighborhood communities. Some neighborhoods such as IslandWalk and Gran Paradiso are nearly built out already!

However, you might be able to snag a few of the remaining lots here or even in Renaissance. If you can get one of these lots then the build time typically varies from 8 to 12 months, depending on the supply of materials and labor.

There are also many other brand-new developments that are just now breaking ground in Wellen Park! Communities such as Avelina, Solstice, and Wellen Park Golf & Country Club are in the very beginning stages of construction. New construction homes in these communities could be slightly longer than 12 months because they are extremely new and only beginning to sell their lots.

I Don’t Want to Wait! Can I Buy a Home in Wellen Park ® That is Already Built?

Yes! If you don’t want to wait to build your home then you’ll be pleased to know that there are resales available of existing homes. Because initial development of this area began years ago, there are existing homes available in many of the original communities including Sarasota National, Gran Paradiso and IslandWalk.

Sales of existing homes are also extremely in demand in Wellen Park and can go very quickly (and some may not even get listed!). So if you are looking for a home in the area here are our tips:

  • Visit any models they have available or book a time to visit some existing homes that are on the market and open houses
  • Decide on the type of home and floorplan(s) you prefer

In this post, we’ll go over some of the best neighborhoods in Venice where locals and out-of-state visitors are looking to buy real estate in Venice.

Neighborhoods in Venice With No HOA or Low HOA

For those of you who prefer to be outside of a gated community and in an area where there is no HOA or low HOA dues, then below are some of the most popular neighborhoods in Venice you should check out. 

The Island of Venice

As mentioned above Venice was centrally planned and developed in the 1920s under the guidance of noted American landscape architect John Nolen. And history buffs that want their lives enriched by that history will love living on Venice Island, near the historic town at the center of Nolen’s original plan. This neighborhood is noted for its wide, landscaped boulevards and the beautiful 1920s Mediterranean-style architecture that many of the area’s homes retain.

There are a few different areas on Venice Island. In general, those closest to downtown will have more of the historic charm and style to them. Although, you can also find newer custom-built homes as well. There is also one gated community on the Island called Bellagio, where you can find some lovely modern homes with Italian style.

Near the beach you will find many condo buildings, many of which offer great amenities in addition to dreamy water views and some even have boat docks available. South of downtown Venice along the coast is the Golden Beach Neighborhood where you will find a mix of homes ranging from mid-century moderns, ranch-style homes as well as newer builds. This is a choice location with private beach access as well as easy access to downtown as well as popular areas to the south, including the Venice Fishing Pier and Sharky’s restaurant overlooking the ocean.

The Island is in many ways the cultural hub of Venice as it is the place where the city’s many events and activities take place, such as holiday parades, concerts in the park, as well as the local farmers markets and other special events like the Shark Tooth Festival. For those that want a small-town feel, but also crave the vibrancy that living downtown can provide, The Island of Venice is a great choice of place to look for a home.

Lastly, there is technically no HOA or deed restrictions on The Island. Some homes may even have room to park boats or RVs, which is a plus for many people.

South Venice

Located just south of the Island over the Intracoastal Waterway and west of Highway 41 (the Tamiami Trail) lies the South Venice neighborhood. This is actually quite a large neighborhood that stretches all the way to the coast and south nearly to the Manasota Key area. South Venice is known for being prime real estate “West of the Trail” as they say because it’s along the coast, but yet, it is just outside of town and off The Island so it is more affordable.

This neighborhood was established in the 1970’s, but construction has continued through the years and even today on some of the empty lots. While this is an established neighborhood with a variety of home styles, many of the homes are ranch styles from the 70’s and 80’s.  The neighborhood is also sought after due to the fact that there is no HOA or deed restrictions here, so owners have the freedom to park their boats and RVs on their property.

One of the best (and unusual) amenities offered by South Venice is the ferry that takes residents to their own private beach! The annual membership for the ferry is voluntary, but reasonable at $140 dollars for the year. It’s a convenient, and fun, way to reach a quiet and tranquil beach. In addition, there is a neighborhood boat launch and kayak launch as well, for an additional annual fee. So it’s a convenient way for residents to put their boat in the water just blocks from their home!

Venice Gardens

Another neighborhood in Venice with great natural beauty is the aptly named Venice Gardens. The area is bound roughly by Center Road to the North, Jacaranda Boulevard to the West, Tamiami Trail to the East and Alligator Creek provides a natural barrier to the South. Venice Gardens is noted for how its homes are dispersed amongst the neighborhood’s beautiful lake system. Many homes have iconic Florida lake views from their backyard and boat access.

The Venice Gardens area provides a reprieve from the hustle and bustle of the Island of Venice, while also keeping it close by for convenience. Other amenities that are available to area residents, for a nominal annual civic association fee, include access to an outdoor swimming pool. There’s also a large park which is a great place for grilling and enjoying the outdoors. There is also a community center that holds local events like bingo night and is also available for rentals.

Venice Gardens is a great neighborhood for those who want to be close to The Island, but still have a peaceful setting among the lakes and a more affordable price point. Homes in this area were predominantly built post-1950’s and have similar ranch styles. However, many of them have been updated.

Venice East

Development of the Venice East area began in the 1960s and the residential area has matured into one of the area’s most laid back and affordable places to live. The neighborhood is centered roughly along Venice East Boulevard and the Venice East Golf Coursebounds the area to the South. Venice East Golf Course is an affordable and laid-back course that’s great for golfers of all levels, especially those just learning the game.

While many of the homes are built in similar ranch-styles, you will find some unique homes that have been remodeled or updated to suit more modern tastes. The VECA is not a mandatory HOA, but a voluntary non-profit organization in the community. Membership is minimal per year and supports the local community. There are also various social events and activities for those who want to get involved.

Gran Paradiso

The Grand Paradiso is a development within the larger West Villages / Wellen Park ®️ master-planned community between Venice and North Port, Florida. Gran Paradiso will have nearly 2,000 Tuscan-inspired homes situated amongst its natural splendor when it is completed.

The development has all of the resort-style amenities you would expect for a development of its type, including a clubhouse, swimming pool, access to the steam and sauna rooms and various sports courts all within its gated premises. Residents also enjoy the maintenance-free lifestyle here, including all lawn maintenance and care and even pest control if necessary. There are deed restrictions and membership (HOA) fees with this community.

Gran Paradiso is located on Tamiami Trial South along the border of South Venice and North Port. Though the homes in this area have Venice, FL address, the area has officially been annexed into the City of North Port. Gran Paradiso is about 25 minutes away from Venice Beach by car.

Islandwalk at the West Villages

Venice downtown reminds us of its namesake in Italy, but few neighborhoods capture the canal feeling quite as well as the freshwater canals that connect the homes of the Islandwalk neighborhood. There are miles and miles of walking and bike paths throughout the development that connect multiple neighborhoods along with pedestrian bridges that span the canals which are simplistic, yet beautiful, and also lend the area a nostalgic charm recalling the Venice of old.

The 830-acre gated lakefront community offers more than just natural beauty, with unique home styles to suit almost any family’s taste. IslandWalk is also one of the most sought-after communities in the West Villages / Wellen Park ®️ area due to the sheer number of amenities here! There is an incredible number of sport courts of all kinds, from basketball to tennis, pickleball, shuffleboard, bocce ball and more. You’ll also find multiple resort-style swimming pools, fitness centers, classes, firepits, playgrounds and more. Those who enjoy active lifestyles in a luxury development will enjoy living at IslandWalk.

The Islandwalk is located Southwest of downtown Venice and is roughly 25 minutes from Venice Beach by car, just across from Gran Paradiso.

Grand Palm

By far one of the best neighborhood developments for families in the Venice area is Grand Palm.  Grand Palm is geared for those with an active lifestyle but also great for families due to the sheer number of activities and amenities both adults and kids will love. From the miles of walking and biking trails, fitness centers, and even Lookout Island, a unique 32-acre adventure lake where you can go fishing from the docks and even kayaking. There are multiple clubhouses here with swimming pools, but the newest pool includes a waterslide the kids will love! There’s also a splash pad, a playground and 2 dog parks.

This 1,005 acre Neal Community development is the perfect balance of natural delight and homeowner comfort. The homes offered range in style from simple two-bedroom villas to larger four-bedroom setups. Grand Palm offers a dedicated activities coordinator to help bring about a sense of community among residents along with many fun things to do. The amenities here are almost too numerous to list, and are included in the development membership fees.

The Grand Palm is located west of downtown Venice near the intersection of Center Road and River Road and is approximately 20 minutes from Venice Beach by car. The community is also considered a part of the large Wellen Park master-planned development.

Stoneybrook at Venice 

Another extremely popular neighborhood in Venice for those with families and children is Stoneybrook at Venice. This gated community is a little more mature and has large trees and lakes with homes throughout. Many of the homes feature large floorplans that are perfect for families, and their clubhouse and amenities area is probably one of the best you will find.

In fact, there is a seemingly endless amount of things here at Stoneybrook to keep the kiddos busy. There is a resort-style swimming pool and splash pad area for the little ones, as well as a playground and basketball courts. There is also tennis / pickleball courts, a volleyball court as well as a large sports field with soccer nets. As if that wasn’t enough, they also have a baseball field as well as a walled inline skating rink area for rolling around and even hockey nets!

Stoneybrook really is a fabulous family community. Their activity and events calendar is busy, and their Halloween is legendary in Venice. However, homes here don’t come on the market often, and when they do they are snatched up fast!

Toscana Isles (North Venice / Nokomis)

One of our favorite hidden gem communities for those looking for an upscale gated community with easy access to the interstate as well as the beaches is Toscana Isles. This neighborhood is actually located in Nokomis, but it’s on the very edge of Venice – so it’s practically considered Venice. The development is only a couple of years old and includes some established homes but there is also plenty of room to build…and they are actively building! The builder here is D.R. Horton, one of the largest builders in the US, and they have a number of floor plans and price points to choose from.

What we love most about this community are the lake views from most of the homes as well as the amazing clubhouse and swimming pool. They have a zero-entry resort-style swimming pool that offers an infinity edge that looks out over the lake. The views are truly magnificent! They also have a large fire pit admiring the same views, as well as sports courts for tennis and pickleball, a playground, bocce ball, state-of-the-art fitness center and an aerobics / yoga room plus many other rooms for activities.

Another perk of this community is that they have an on-site lifestyle director who plans regular events and activities. In fact, we took a peek at this month’s calendar and really were impressed by how many activities they have going on every day. From the weekly game nights, to their popular “drinks in the driveway” and I personally loved the moonlight yoga class out on the grass! Also, being less than one mile from I-75, you can be in Sarasota in barely 20 minutes our out to the beaches or downtown Venice in around 10 minutes. Fantastic location!

Myakka River Trails

One of the most picturesque settings on this list are the homes available on a small strip of land just West of the famous Myakka River. The aptly named Myakka River Trails development is a gated community of palatial homes that are situated on large tracts of beautiful Florida nature. The community offers 45 homes on lots that vary in size from five-to 15-acres and can include accommodations for servants quarters, horses and guest houses.

Enjoying the natural beauty of the area is easy thanks to the community’s horse and nature trails. Getting on the water is convenient as well, thanks to the areas own local boat ramp. The community is a private member-owned and managed Club, in which each household must attain a golf membership and has voting rights. Boca Royale Golf & Country Club (Englewood)

Boca Royale Golf & Country Club is a true hidden gem in the area.  Homes are located within a 1000-acre gated deed-restricted community that is meticulously maintained with manicured lawns, and mature trees surrounded by nature. Life at the Boca Royale centers around the community’s semi-private, 18-hole golf course and its ornate Georgian-styled clubhouse.

The clubhouse features two dining options, the more casual 19th Hole and the more upscale Fairway Dining Room. Solstice (at Wellen Park ®️)

As mentioned above, Wellen Park is a very popular new development between Venice and North Port. Some of the neighborhoods such as IslandWalk and Gran Paradiso are already about sold out — so people wanting new construction here are turning to some of the developments that are just now breaking ground! One of those developments is Solstice. This community is being built by Toll Brothers and will feature some beautiful homes, many of which will offer lake views or preserve views. There will be an amenity area with a clubhouse, swimming pool, sports courts, dog park and much more.

One of the things we love about this community (besides the Flora model – which is one of our favorites) is that it is centrally located in Wellen Park ®️. It’s within walking distance or “golf cart driving” distance to the new Wellen Park downtown area that’s being built and just down the street from Cool Today Park (home to the Atlanta Braves Spring Training facility). You can also easily access many shops and restaurants and grocery shopping.

This neighborhood only recently broke ground, and they are releasing lots on a limited basis. BUT THEY ARE SELLING QUICKLY!

Talon Preserve (Sister Community to IslandWalk in Wellen Park ®️)

If you love IslandWalk, then you will really love Talon Preserve! A DiVosta community, Talon Preserve is a massive new construction community that’s actually in North Venice / Nokomis area. Conveniently located near the interstate (great for commuters to Sarasota) this community is 170+ acres of lakes and preserves with 900+ homes throughout.

The community is a premium development and will have an on-staff lifestyle director who arranges regular events and social activities, as well as a state-of-the-art clubhouse and amenity area with resort-style pools, fitness center, movement studio, crafts room and more. There will also be many sports courts (including tennis, pickleball and bocce ball), dog park, playground, and there’s even a connection within the community to the Legacy Bike Trail that goes all the way to Sarasota!

Another feature of this development is that there will be an onsite restaurant and bar too.

There are a few people already living in this community, but mostly it is all new construction. Lots are being released, but again, they are going fast. So don’t hesitate to contact us to learn more and see how you can get on the list!

Palmero

Another new construction community that has a nice variety of both family homes as well as townhomes (a rarity around here) is Palmero. Palmero at Sarasota is actually located in North Venice / Nokomis and is also very close to the Interstate and adjacent to Oscar Scherer State Park. This is smaller community that also has a lower HOA that goes with it. There will be a small pool and clubhouse area, pet area, playground and a few sport courts.

This is a Taylor Morrison community, and they have a lot of great family home plans — specifically 2 story home plans (which can be difficult to find around here). There will also be nature areas and walking paths around the neighborhood. For those who want to be in a gated new construction community without the “mega resort” feel of some of these other large developments, Palmero is a great option!

While there are actually a number of other neighborhoods in Venice, these are the areas that are most sought after by those looking for real estate in Venice. Where is South Venice, Florida?

If you are not already familiar with it, you may be asking “just exactly where is South Venice, Florida”? Well, the main parts of town and the historic center are located on Venice Island. It’s technically an island because the Intracoastal Waterway was cut around the area to connect some of the bays and waterways.

South Venice sits just south of Venice Island, and west of highway 41 (the Tamiami Trail) and the Gulf of Mexico. However, it is separated from the Gulf of Mexico by the Intracoastal Waterway.

This location is a highly coveted part of town because it is one of the few neighborhoods that is “west of the trail” and sits along the waterways of the Gulf. And because it is just south of Venice Island, it offers a more affordable place to live while still being just a few minutes to all the action of downtown Venice.

Background & History of South Venice, Florida

If you have checked out our Moving to Venice relocation guide, then you might already be familiar with a bit of the history of the area. The historic town of Venice goes back for quite some time, and the area that is now “South Venice” was quite forested and known as “Pinewoods.” There was a logging camp and Woodmere Lumber Company had a mill in the area.

The neighborhood was officially established in 1952 when two brothers from New Jersey bought 3000 acres in unincorporated Sarasota County to create the South Venice Subdivision. The first model home here was a modest 2 bedroom home on South Venice Boulevard, which was listed for $6,900. After a couple of years (and partnering with the area chamber of commerce on a national campaign), all the lots were sold.

However, not all the lots had homes built on them immediately.  So construction has continued through the years and even today, there are empty lots and new construction happening around the neighborhood.

In 1956 the developers decided to dedicate over 1,600 feet of Gulf Beach to South Venice residents. There were footbridges built that actually connected the subdivision to the beach, so residents could easily walk from their homes. However, in 1965 the US Army Corps of Engineers began the construction of the Intracoastal Waterway. Dredging up the area to allow for boat traffic to go from Lemon Bay up and around Venice and into Robert’s Bay then out into the Gulf.

Doing this forced the footbridges to be removed so the boats could get by. The residents were quite upset about losing their beach access. To compensate for this loss the Corps allocated $150,000 for the construction of a dock and ferry that would take the residents across the newly created channel to access their beach.

The South Venice Ferry still runs to this day, and it’s one of the perks of living in the neighborhood (which we’ll talk more about below)!

Features of the South Venice Neighborhood

There are many reasons that make living in South Venice Florida, appealing. As mentioned, the location itself is quite desirable being nestled along the Gulf Coast and just a few minutes south of historic Venice and the Island.  But there are also a number of recreational opportunities within the neighborhood and some seriously fun things to do in Venice, Florida, that are easily accessible and enhance the lifestyle of those who live here. It might not be Wellen Park, but South Venice, Florida does have its own beach!

South Venice Civic Association

Back in the 1950’s residents created the South Venice Civic Association. Their goal was to join the community together to have events and discuss issues. They also worked together to build a community hall, which opened in 1959 on Alligator Drive and is still in operation today. Various events are hosted here and there is meeting space available and recreational facilities nearby.

Shamrock Park & Nature Center

Located along the Intracoastal Waterway, Shamrock Park is the largest in the area and is a very popular place to have some fun and enjoy nature, not to mention one of the best free things to do in Venice, Florida. The park encompasses some of the last remaining “scrub” habitat in Sarasota County. Here you will find the Florida Scrub Jay, Gopher Tortoises, and many other beautiful wildlife species to view.

There are more than a mile of nicely paved trails for walking and biking, some of which stretch back into the scrub and others are along the Intracoastal Waterway – making for great fishing and boat watching!

The park also has a variety of sport courts including tennis and basketball, and there is also a nice playground for the kiddos. You’ll also find a nice butterfly and nature garden which displays some beautiful native plants, trees, and flowers with nameplates so you can identify them and find ideas for planting in your own yard (or if you are like me, to find out what mystery plants are already planted in your yard!).

Another feature of this park is the Shamrock Nature Center, where visitors can learn more about the area and the wildlife as well as meeting rooms to host various events and nature seminars.

Legacy Trail Access Via Walking & Biking Trails

The walking and biking paths at Shamrock Park that go along the Intracoastal Waterway also connect to the larger Venetian Waterway, which is a paved path system that goes around Venice and the Island, as well as connecting to the Legacy Trail. The Legacy Trail offers over 20 miles of paved walking and biking trails from Venice north into Sarasota.

This is a popular trail and a wonderful way to get some exercise and enjoy some of the sunshine and fresh air in the area. And residents in South Venice love the fact that they can ride their bike from home to Shamrock Park and be able to easily connect to these larger trails without having to venture out to the busy highways. In fact, you’ll see quite a lot of biking in the neighborhood all along the roadways of South Venice, Florida.

Community Boat Ramp & Kayak / Canoe Launch (annual fee)

Since the South Venice neighborhood is nestled along the Intracoastal Waterway, there is water access available for boaters as well as fishermen. For an annual fee, residents in the neighborhood have quick and easy access to the boat ramp to launch their boats and park their vehicles. There is also a kayak and canoe launch just around the corner from the boat ramp too. For anyone who loves to be on the water, it’s one of the best features of South Venice Florida.

Boaters will love this perk. It’s super convenient to have these options so close to home making it so easy to get your boat into the Intracoastal and go wherever you want!

Ferry to the Beach (annual fee)

Finally, one of the biggest perks that people love about the South Venice, Florida, neighborhood is the private beach ferry! Today residents in South Venice have the option to purchase an annual Ferry Pass so that they may easily hop on the boat and access an amazingly tranquil section of the beach.

As we mentioned above in the history of the area, originally South Venice was provided access to the beautiful Gulf beaches by the developers here via footbridges. But when the US Army Corps of Engineers dug out the Intracoastal Waterway, those footbridges had to be removed; thereby cutting off the residents from their beach access! Thankfully, the residents back then were outraged and got the Corps to allocate $150,000 for a dock and ferry that would take them back and forth to their beach.

South Venice Ferry Prices

Today, the South Venice Ferry is available for residents who have purchased an optional annual pass (currently $150 per year for a family). The ferry runs every day except Wednesday. Hours vary depending on the season, but service typically begins around 9:30 until sunset. The ferry cannot operate after sunset!

About the Beach

The perk of having the ferry is having easy beach access to a beautiful remote beach area. While it is technically not a private beach, the beach is about 4 miles south of Caspersen Beach — and the only way to get to it is to take a very long walk or a boat. The beach ferry itself is private and only available to those who have paid for the pass. So in that way, it does feel a bit like a private beach because access to it is limited to the public.

This means that even during peak season when other public beaches in the area are quite busy and parking is limited, the South Venice Beach is typically quiet and easy to access without the headaches of parking and hauling your gear far. On this beach you won’t find condos or a bunch of buildings. In fact, it is a very natural beach setting and feels rural and isolated so there’s not a lot of pre-organized things to do in Venice Beach. Florida beaches do tend to have plenty going on though so you could always check out some close by options. Keep in mind there are no facilities out on South Venice Beach, such as restrooms.

I have to admit, this is our favorite feature about South Venice, Florida. And it’s why we actually bought a house here ourselves! We LOVE the beach and take the ferry frequently, even just in the evening to watch the sunset.

Price Range of Homes in South Venice

Because there is such a variety of homes in South Venice, you’ll see there’s a wide range when it comes to the price for a home here. Prices will depend on the age of the home, the size of the home itself, the lot size, as well as whether or not it has been updated already.

Homes that are smaller and older may be priced around $250,000 while newer build homes or larger homes that are updated could fetch as high as $700 – 800,000+!

It’s also possible that some of the larger estate homes on multiple lots that sit on direct water access can go for $1 million dollars or more.

Types of Homes in South Venice & Empty Lots

Development of this neighborhood began back in the 1950’s – 1960’s. But a good bulk of the development also happened in the 70’s and 80’s. So most of the homes in South Venice date back to that time. That means most of the homes you’ll find here are traditional ranch-style homes with dated floorplans.

However because South Venice wasn’t completely built out, it’s a neighborhood that has had continuous building over the years. So you can find homes that were built all the way up into the 2000’s – just not as many as the older homes. there are still empty lots available in the area and so it is possible to find new construction homes here or buy a lot and build a home!

Updated vs. Not Updated (Oh the Possibilities)

One thing to consider with South Venice is that because so many of the homes were built long ago, you will run into some that have been updated and others that might have original 1960’s throughout! The good thing about finding homes that are already updated is that you don’t have to do the work yourself. However, it also means that the work might not be of good quality.

It is common to find homes here with converted garages, added-on rooms, enclosed lanais, etc.

Another thing to consider is that if you do choose to buy a home that is in its original condition there is opportunity for you to remodel it yourself. Not only could you bring it up-to-date, but you can tailor it to suit your needs and style. For some people this is an overwhelming idea, but for others who love being creative it could be seen as a great opportunity!

Homes in South Venice Are On Well & Septic

Nearly all the homes in the South Venice Neighborhood are not on public water and sewer. They are actually on well water (usually their own well for the household), as well as their own septic system.

There are pros and cons to this. While it can save on your monthly bills, it also means that you could have issues with your septic or well that need to be addressed.

For example, well pumps need to be maintained and sometimes replaced. And most homes here also have a water softening system that they either buy or lease. When it comes to the septic system, you’ll need consider what you put in it and have it serviced on occasion. Given the age of many homes in South Venice, it’s also common to see owners having to replace their septic system and / or their drain field too (as we did after we moved in).

Rentals: Long-Term and Short-Term

South Venice rentals are very popular given the price point, the location, and the amenities of the area. While most people in this neighborhood own their homes, you will also find a number of long-term rentals, seasonal rentals, and even short-term rentals in the area.

In fact, the right home that is done up super cute and maybe even has a pool or hot tub can fetch quite a nice price as a rental! However, keep in mind that Sarasota County has a 30-day minimum requirement for rentals.

Pros and Cons to South Venice

As mentioned, we actually live in South Venice, Florida. Even though Josh would love to live in one of the beautiful golf communities in Venice, we really do love living in the South Venice neighborhood for so many reasons. But nothing is perfect, so there are a few things to consider if you are thinking of buying a home here.

For us and most of the people we talk to, the biggest perk of South Venice is that there is no HOA! We can park our RV (yes, we have a huge one) or people can park their boats and other fun toys on their property. It’s also nice to be creative with your home and landscaping.

In fact, there are some SUPER cute houses around here and we enjoy walking around to get ideas of how people have remodeled and created such beautiful beachy fun homes. We also love having Shamrock Park and being able to go for a walk or bike ride while watching the boats on the Intracoastal Waterway.

And of course – that beach! We LOVE LOVE LOVE having our own private ferry just a couple of minutes from our house that takes us to one of the most beautiful beaches you can find.

As to the downsides of the area, not having an HOA means that some of the homes here are not as nicely maintained as others and some streets can be hit or miss. Also, given the fact that most homes here are older, it’s challenging to find some of the more modern and open floorplans that people might want. And sometimes the updates that people have done over the years are low quality.

You also need to keep in mind the well and septic systems here and be sure you get them checked out because they can get expensive.

Plantation Golf & Country Club

Plantation Golf and Country Club is a special golf course or should I say, golf courses. 

Located between highway 41 and Center Rd, Plantation has 2 beautiful and challenging courses that weave through the trees and homes. They also have a really great golf training facility and regular programs where everyone of all abilities feel welcome. In fact, Liz has taken part in their golf academy and was really impressed with the instructor and the facilities here.

It’s no wonder the LPGA qualifying tournament is held here every year! (Which would be pretty fun to volunteer at)

The Club also has a swimming pool and spa, fitness center, bocce ball, tennis and pickleball, as well as a restaurant and bar plus regular events and activities for members. There are several small gated communities all around the Plantation golf courses.  Here you can find condos, villa, and home communities. 

If you are wanting to live the golf cart lifestyle, then this might be a great community for you. Even if you don’t live inside the community, you can purchase memberships to the club. In fact, it is one of the more popular clubs around town. They have year-round memberships as well as summer memberships at a discounted rate if you just want to play and enjoy the facilities during the off-season (which is summer down here).

Sarasota National Golf Club and Community

Sarasota National is one of the newest golf course communities in Venice.  This community is located near the popular Wellen Park development district between Venice and North Port.  Sarasota National is a championship golf course that is surrounded by native wetlands and preserves, providing a dramatic backdrop that is as beautiful as it is challenging.  This course does open up to the public during the slow season in the summer. 

The homes in Sarasota National are luxurious with beautiful views of either nature or the golf course.  This is a Lennar Homes community that is broken into 2 main sections.  There is a Lake Side and Golf Side.  Both are fantastic, but there’s a slight difference when it comes to golf. The Golf Side is where the golf course is located and if you purchase a home in this part of the community, then golf membership is mandatory.  However, if you don’t want to be a member of the golf course but still live in this community, you can purchase a home on the Lake Side. Even if you don’t live on the golf side it is possible to be able to play this course, particularly during the offseason when it opens up to the public.

You can find a great mix of coach homes, villas, and single-family homes here in Sarasota National. There are miles of walking and biking paths here as well as a state-of-the-art club house with pools, fitness center, and many sports courts. The golf membership here is affordable, compared to some other mandatory golf membership communities in the area and they also have a great practice facility and restaurant onsite as well.

Wellen Park Golf & Country Club (NEW!)

The newest golf and country club community in the Venice area is out in Wellen Park. Wellen Park Golf and Country Club just recently opened in 2023 — and we were lucky enough to be one of the FIRST to play the course when it opened! (You can watch the video on YouTube here).

The champion 18-hole golf course is fresh and brand new. It weaves throughout the community, which is actively being built up with homes. Those who want to live here can choose from a large variety of homes including different styles of condos, coach homes, single-family executive homes and large estate-style homes. While you can choose to buy a new construction home or even a “quick move-in” new home, since some people are currently living in the community it’s also possible to find resales too.

This community offers full resort-style amenities including swimming pool, fitness center, classes, pickleball courts, dog park, a tiki bar and multiple other restaurants too! There will also be a full-time lifestyle director onsite who plans a full calendar of events and activities year-round.

Keep in mind that golf membership is tied to the property here and there are limited golf memberships available! So some homes will come with golf membership, others will not. And when you sell, the golf membership is sold with the home. Lastly, they are currently building the pro shop and community amenities here — so for the time being, the golf course is open to the public. However, in the future the golf course will be exclusive to members only. And ONLY those who live in the community and purchase a home with membership are members.

Venice Golf & Country Club

Located in the heart of Venice, Venice Golf & Country Club is an exclusive neighborhood both golf lovers and social butterflies will love. Not only is there an amazing 18-hole par 72 golf course, this community has an array of amenities such as tennis courts, fitness center and junior olympic sized pool and patio area.  

The Venice Golf & Country Club community is also known to be one of the most active communities here in the area. The social calendar here is quite busy with a ton of events going on. The homes here are beautiful and there is mature landscaping and trees throughout.

The golf course here is completely private and does not open up to the public. Also, keep in mind that membership to the country club here is mandatory and the initiation fee is actually pretty steep compared to other communities in the area (mandatory $20,000 initiation fee, which does not include the golf membership).

The homes here in Venice Golf & Country club are reasonably priced, especially for the quality and what you get. However, keep in mind the initiation fee on top of your home price if you purchase a home here.

Pelican Pointe Golf & Country Club

Pelican Pointe Golf & Country Club is a 27 hole golf course that is a great community located right in the center of Venice, it’s actually right next to Venice Golf & Country Club.  This is a mature community with beautiful landscaping and trees throughout with a wide array of lovely homes and the golf course is semi-private. So it is possible for the public to play this course on occasion.

The homes in Pelican Pointe are a little bit more affordable than the previously mentioned communities.  This is also a highly sought-after golf community in Venice. In fact, the villas are extremely popular and don’t come up often for sale and if they do they are gone right away!

Jacaranda West Country Club

Jacaranda West Country Club is one of the older golf communities in Venice.  Located right off Center Rd., this 18-hole golf course is a challenging but yet forgiving for players of all skill levels. And the course has been recognized as one of the top courses to play in the Sarasota area.

The tennis facilities at Jacaranda West Country Club are also top-notch with a pro on staff. In fact, for years it’s actually been voted the best tennis facility in all of Venice! Jacaranda West is a fantastic community, with a mix of retirees and younger families who enjoy playing together.

Venetian Golf & River Club

Located in North Venice, Venetian Golf & River Club is a masterfully planned golf course community.  If you are looking for a golf course community full of amenities then Venetian Golf & River Club might be what you are looking for. The golf club boasts state-of-the-art mens and womens lounges and golf pro shop.  The course is beautifully laid out winding through nature. In fact, last time we were out there we saw a group of deer hanging out in a backyard just beside a tee box, as well as so many gorgeous birds!

It’s a challenging course, but golfers of all skill levels will really enjoy playing here because of just how beautiful it is!

The homes in Venetian Golf & Country Club are luxurious and some are quite grand. The River Club side also has a swimming pool, fitness center with regular classes (including Zumba, Yoga and Aerobics) and our favorite part is that there are also miles of walking and biking trails, including a boardwalk where you can enjoy the nature preserve! This truly a beautiful community.

Other Public Golf Communities in Venice

The golf course communities listed above are some of the larger and most popular in Venice. However, there are some other public golf courses in Venice that weave through some beautiful home communities. The three courses below are open to the public but also offer memberships:  Waterford, Calusa Lakes, and Capri Isles. 

These three public golf courses in Venice fall under the same family of ownership, so they also have options so that if you are a member of one of these then you can also play at the others as well! So it’s like getting 3 great golf courses in one membership. And they are all quite close to each other, making it easy to change it up. 

Waterford Golf Club – Venice

This is a wonderful public golf course that’s a joy to play! In fact, it’s one of our favorite public courses in Venice. The lush landscape here, mature trees, rolling greens and lakes and fountains make for a truly picturesque golf course.  There are a number of little pocket neighborhoods winding around the course and lakes which include homes, condos and townhomes. Many of the neighborhoods and homes have lovely views of the course as well as the water features.

There are actually multiple neighborhoods around the Waterford course, each with slightly different styles of homes and price points. From single-family homes to villas. Some neighborhoods have their own pools and amenities, while there are also amenities and sports courts at the main Waterford clubhouse too.

Calusa Lakes (Technically in Nokomis)

Definitely our favorite public golf course in the area, Calusa Lakes is a gorgeous 18-hole course that almost feels private. We really enjoy playing this course because it has a laid-back vibe, yet it’s beautiful manicured, scenic and challenging. There are a ton of trees throughout and the course bends its way around lovely Florida-style homes. Players will enjoy the rolling fairways, crisp greens, and challenging bends around many pine and oak trees.

As the name implies, there are a lot of lakes and scenic water features which also add to the beautiful of the course.

Capri Isles Golf Club – Venice

Just down the road from Waterford, Capri Isles is another popular public golf course with a number of different home styles overlooking the course. Capri Isles is an 18-hole par 72 course where you can find a number of condos, single-family homes and villas all along and overlooking the course. In fact, this area is one of the best areas to find an affordable condo right on a golf course.

With a central location in Venice living in this area is very close to everything you need in town. And you have many other golf courses just a few minutes away too!

Other Top Golf Course Communities Near Venice

If you are certain that you want to be in a beautiful golf course community but you are open to living outside of Venice, then check out some of the options below. Here are some of the top golf course communities nearby Venice that you may love.

Boca Royale – Englewood, Florida

Just barely south of Venice toward the town of Englewood is Boca Royale golf and country club. This is a semi-private club with a lush setting among mature oaks and palm trees. They have everything from golf, tennis, pickleball, croquet, bocce ball, fitness and wellness center, plus dining on-site (their weekend brunch is quite popular) and also a very active social calendar.

The original homes in the community are a bit older; however, recently they partnered with Neal Communities and opened up new phases. So even though this club has been around for a while, it’s possible to buy a gorgeous new construction home here!

Another perk to Boca Royale is that you are super close to Manasota Beach (one of our favorites in the area) as well as being just a short drive from the charming old Florida town of Englewood and Englewood Beach. beautiful new construction homes are being built now in new phases! And it’s super close to the beach!!!

Mission Valley Golf & Country Club – Nokomis

Mission Valley Golf & Country Club is a private club located just a few minutes from Venice, technically in the town of Nokomis. This is an exceptionally beautiful golf course with lush landscapes, crisply cut greens and only just a few homes on the course itself. Mostly the course weaves through the trees and around lakes and wildlife.

Mission Valley has an upscale old Florida feel and has an extremely active community of golf & tennis members. This is the type of place where everyday members get together to play, and in the mornings you’ll see regulars walking the course.

There are neighborhoods that are adjacent to the Club and course, which just a few homes actually on the course itself. What we love about this area is that many of the homes out in this area have very large lots and are surrounded by mature trees. It’s very quiet out here and incredibly peaceful.

Heron Creek – North Port, Florida

For those of you open to living just outside of Venice, the town of North Port is home to Heron Creek is an upscale golf and country club in a beautiful natural setting and nestled among lovely homes. The semi-private 27-hole championship course consists of three 9-hole courses including the Marsh, Oaks, and Creek Nine. There is a large practice facility for both long and short game as well as a Golf Learning Center that offers regular clinics to golfers at all levels.

With over 400 acres of the community designated for the golf course and environmentally protected nature preserves, this is a scenic course and community. With lakes and natural habitats that support a variety of birds and wildlife and green spaces for the residents to enjoy. Myakka Pines Golf Club – Wellen Park

Public Golf Courses in Venice You May Enjoy Playing!

If you are thinking of moving to Venice and don’t necessarily want to live in a golf course community, or if you just want to mix it up and play some other courses around town, below are other great golf courses in the Venice area that you might enjoy playing.

Lake Venice Golf Club

Located conveniently across from the famous Sharky’s on the Pier restaurant and the Venice Fishing Pier (as well as the Venice Dog Beach) is the Lake Venice Golf Club. This is an award-winning public golf course with 27 holes nestled among mature trees and lakes. This is a great public course for players of all skill levels and has won numerous awards over the years for being the best public golf course in Venice.

This is one of my favorite courses to play on a whim any time of day because are no tee times here, so you can show up and walk or ride at any time. It’s a casual and fun environment – a place for those who love the game or are just learning the game.  Memberships are available here and when things are quiet, you can hear the waves from the Gulf of Mexico just beyond.

There are no houses on this course. The nearest homes in the area are just north on Venice Island and in the Golden Beach neighborhoods.

But Venice Island is golf cart-friendly. So you can easily cruise down from your house to the course on your own golf cart!

Venice East Golf Club

This casual and laid-back golf course on highway 41 between Venice and the Wellen Park development district near North Port is a great public golf course that is perfect for beginners. Venice East Golf Club consists of an 18 hole course as well as a driving range and practice area. They offer lessons for beginners as well as public leagues.

There are very few homes on or near the course; however, there are many homes in the adjacent Venice East neighborhood.

As a lifelong golfer, I grew up with the golf courses as my “babysitter” – especially in the summer. I have fond memories of playing golf with my friends from morning until dusk every day. So as an adult, I have a soft spot for beautiful & fun golf courses and dream about one day having a house with a backyard that looks out over a green and a tee box.

I’ve been fortunate to have played nearly all of these courses here in Venice. I’d have to say that my favorite course itself is Mission Valley Golf and Country Club because the course itself is immaculate! And personally, I find the homes out in this area appealing just because of the size of the lots — so you really don’t feel like you are on top of your neighbor!

I also really enjoy playing golf at The Plantation Golf & Country Club. Their courses are exceptionally well maintained and fun to play because you really have to think carefully about every shot. Plus, they have some great homes all around the course an active club community. As far as public courses go, Calusa Lakes is my favorite and with Waterford being a close second. For public courses, both of these are really quite nice in their layouts and kept in great condition. Plus, there are many beautiful homes throughout both courses.

On the higher end of things, courses such as Sarasota National and Venetian Golf & River Club probably have some of the longest and most challenging of the courses around here and are set among some gorgeous preserves and nature. Plus, the homes in these communities offer great views and luxurious amenities.

What is Lakewood Ranch?

Lakewood Ranch, Florida, is the top-selling master-planned community in the country. This is a large development that is practically the size of an actual town! At 50 square miles, it’s filled with shopping, dining, arts, entertainment, nature recreation – as well as all the new home choices you can imagine.

Lakewood Ranch community is made up of more than 20 unique villages each offering distinctive homes & amenities. There’s really something for every size family and every stage of life. Some neighborhoods have golf courses, most are gated a few are 55 plus communities. All are close to the Lakewood Ranch  “town centers” where you can find convenient shopping, dining, and local activities.

Where is Lakewood Ranch Located?

Lakewood Ranch is tucked along the I-75 corridor, south of Tampa between Bradenton and Sarasota Florida, along the eastern side of the interstate. The massive development covers over 50 square miles and spans two counties, including Manatee County and Sarasota County. Some Lakewood ranch neighborhoods have Sarasota addresses, others have Bradenton addresses, and a select few neighborhoods actually do have Lakewood Ranch addresses!

Even though residents living in Lakewood Ranch may have an address for Bradenton or Sarasota, the development itself is still quite a few miles from those respective downtown areas. Really, you are on the outskirts of these towns. However, Lakewood Ranch is almost like its own town. There is a lot of development within the community as well as along the roads leading into it, so there’s rarely a need to travel too far for necessities.

Lakewood Ranch is a safe place to live. Even though Sarasota itself is considered to be quite a safe city in Florida, Lakewood Ranch takes it up a notch further. It consistently ranks as one of the safest communities in Florida, it has their own local police department, and most of the communities are gated as well with their own security. While none of this is surprising for an award winning master planned community, it is still nice to know that safety is intentional here.

Additionally, Lakewood Ranch has won many awards for top master planned community, top golf community, best wellness and fitness community, and it also ranked in the top 100 of America’s best places to live by Ideal Living.

Lakewood Ranch Lifestyle and Things to Do

Lakewood Ranch is an upscale community that provides a superior lifestyle with endless activities and things to do. Separate from the villages and neighborhoods, there are many community amenities that allow you to enjoy an active and fulfilling life in Lakewood Ranch. These include dozens of parks with baseball diamonds, soccer fields, volleyball courts, pool areas and picnic pavilions.  The area is surrounded by numerous parks and there are many more scattered throughout the community and within different neighborhoods.

Activities and Events in Lakewood Ranch

The Lakewood Ranch community hosts multiple community events throughout the year such as carnivals, kids parades, festivals, 5K runs, biking races and more! Additionally, Lakewood Ranch has lively music events that are held regularly at various locations throughout the community. In fact, we arrived in the main Lakewood Ranch town center one Saturday morning to find that they had the streets blocked off for a giant cornhole tournament. It looked like a fun way to spend a weekend morning!

Lakewood Ranch is Great for those Who Love an Active Lifestyle

Lakewood Ranch is also home to many parks where you can plan sports, go walking, biking, fishing and kayaking. In fact, the community includes 150-plus miles of multi-surface trails and nature trails through preserves that you can enjoy for your health, to stay active, or just because you love the outdoors. You’ll also find boardwalks and even disc golf courses to play!

There’s even a large equestrian area as well as a Polo Club where during the season you can watch an exciting polo match (they really are a ton of fun!). There are also multiple fitness centers within the neighborhoods where residents can work out and stay in shape any time of day or night.

Lakewood Ranch is home to multiple golf courses which offer prime opportunities to play. The clubhouses make for a great place to host a party with friends and the golf courses themselves are immaculate. While some are private, others are open to the public as well.

And for those of you who aren’t into the larger golf courses, there’s also a fantastic mini-golf course right in the main LWR Town Center!

Shopping and Dining in Lakewood Ranch and Nearby in Sarasota

Within the Lakewood Ranch Community, you will find shopping and dining options at the various Town Center areas and along the main highways in and out of the various communities. From sushi restaurants, martini bars, pubs, French restaurants and more. You’ll also find charming clothing boutiques, art shops, home decor, flowers and even some chain stores and restaurants throughout Lakewood Ranch main street and along the main highways surrounding the development.

However, just a short drive away in Sarasota is the University Town Center (UTC).

This is a massive shopping, dining and entertainment complex that spans more than 50 acres. There are several department stores within the mall itself, and just across the street near the mall area are many other shops and popular stores including Best Buy, Dicks Sporting Goods, Nordstrom Rack, PGA Superstore as well as numerous restaurants ranging from quick service, fast-casual to finer dining options.

Driving just a bit further you can also check out downtown Sarasota, with all its boutiques and a wide array of restaurants. You can also dine on the water at Marina Jacks or at the famous O’Leary’s Tiki bar overlooking Sarasota Bay. Head across the causeway to St. Armands Circle for luxurious shopping and dining options too.

Things to do in Sarasota and Bradenton – Just a Short Drive Away!

Within the town of Sarasota, you will find an endless amount of arts and culture activities. From the Sarasota Jungle Gardens, to the Botanical Gardens, art galleries, performance halls, an Opera House and many other local theaters. And of course, there are the beaches. In fact, Siesta Key is home to the #1 beach in the USA for multiple years in a row!

Just a short drive away is Bradenton where you can attend a Pittsburgh Pirates baseball spring training game at the historic LECOM Park, or stroll the Riverwalk near the historic downtown. You can visit The Manatee Village Historical Park and learn about the pioneers and early settlers to the area or visit the fascinating Bishop Museum of Science and Nature. And of course, driving a little further west of Bradenton is the spectacular area of Bradenton Beach and Anna Maria Island!

Lakewood Ranch Neighborhoods

• Azario (Park East and Espalande) – This is one of our personal favorite Lakewood Ranch neighborhoods. Although, it’s one of the more pricier villages their golf course is new and gorgeous and they have grand plans for future culinary centers, onsite spas, event lawns, etc. and their models are beautiful.
• Country Club East – If you are a golfer, and prefer an upscale lifestyle then this is a fantastic development for you!
• Cresswind – This is a newer 55+ community that has a good number of homes already built, but a couple more phases to go. The homes here are very modern and contemporary. They have a large number of models to choose from and some of them are huge! Great amenities area with multiple pools, including a resistance pool and they regularly have food trucks and events.
• Del Webb – Probably our favorite of all the 55+ communities we’ve ever seen! I mean we love this place (even though we are not yet 55). Their activities calendar was insane — and looked like more fun than a cruise ship! They have an onsite restaurant with regular specials, tons of sports courts, a gorgeous pool and a ton of other events. Beautiful homes and model options, plus, there are a good number of homes already built so it feels like a community that’s being lived in and has a great relaxed vibe.
• Harmony – this is a townhome community that’s great if you don’t want to be in a large community with single-family homes. Plus, the price point is a little lower than some of the others. There is no gate, but they do have a pool, fitness center and “tot lot” for the kiddos to play.
• Indigo – We really like Neal Communities, and they are the builders in Indigo. Prices are pretty moderate in this community (as well as the HOA’s) relative to other neighborhoods and yet they have a ton of amenities including the clubhouse, pool, fitness center, lifestyle director (yes, that’s a thing), dog park and tot lot. They also have pickleball courts and it’s gated.
• Lakewood National Golf Club – This was another fantastic golf community that we really love! It’s huge and the golf course is stunning, as well as their clubhouse area. They have a beautiful pool area with waterfalls overlooking the golf course as well as an onsite restaurant and bar. There are a ton of sport courts here, a fitness center, and an onsite spa!
• Lorraine Lakes – This is a pretty new community with quite a number of homes to be built. What we enjoyed is that they have some really large homes that are great for families, including 2 story homes and we saw numerous homes with fences in the backyard (if that’s something you want). They are so new that they are still building their clubhouse, but it looks to be beautiful with all the water around!
• Mallory Park – Another fairly moderate community with regard to the fees, they also have the standard clubhouse with community pool and fitness center as well as tot lot and it’s gated.
• Polo Run – This is a very new community at the southern part of the development, in Sarasota County. As the name implies, it’s quite near the Polo Club. They haven’t finished building the amenities center or clubhouse yet and very few homes have been built so far. Homes here should run from about $400k to $600k.
• Sapphire Point – This is another very new development with only a few homes built and no clubhouse yet. Homes here should run from $300k – $600k.
• Savanna – This was one of our favorite neighborhoods for families in Lakewood Ranch. It’s quite developed already, with only a final phase to go. There are some great large homes here, with a good bit of space between them (some neighborhoods they seem right on top of each other) and we saw many fences in the backyards throughout + a number of background playsets for the kiddos. However, they do have a community playground as well as a pool, fitness center and dog park.
• Solera – This is another pretty new community with a lot left to build out. They don’t yet have their club house yet (under construction) but they do have some great large floor plans for families. Plus, they have some of the lowest HOA and CDD fees you will find.
• The Isles – This is a luxury community that has just about everything you could want. Homes here start at $600k and go up above a million.
• The Lake Club – This is another luxury community that we really loved! It reminds you of Italy as you drive in with the actual vineyards and architecture. It’s quite large, and they just opened up new phases too which seem to be a bit more modern than the original phases.
• Waterside – This is another very new community with still a lot left to build. But it’s coming along quite fast and is going to be really popular due to the Town Center right nearby as well as all the water views around!  There are actually a couple developments within Waterside – Shoreview and Lakehouse Cove.
• Windward – Another very new community, there are only a few homes built here and they are still building the club house area. The homes here are moderately priced, but also go a bit higher too. There will be a full list of amenities here, just about everything you could want except for golf (they will even have a lifestyle director too).
• Woodleaf Hammock – This is another great townhome community (the single-family home section is already full). We actually found the floorplans to be quite large with good use of space. There are minimal amenities here, mainly a pool, dog park and tot lot.

Below we’ve gathered some of the top questions we get asked about Lakewood Ranch and provided answers to help you evaluate the pros and cons of living in Lakewood Rnach if you’re considering moving to this area.

Are there any retirement communities in Lakewood Ranch?

Yes! Of course, those of retirement age are welcome across many communities in Lakewood Ranch. However, if you are specifically looking for a 55+ for active adults, then you will enjoy the Del Webb and Cresswind neighborhoods. Each of these are technically 55 plus neighborhoods with an incredible number of activities and events.

Which Lakewood Ranch communities are great for families?

The answer to this question depends because every family is a bit different – especially when it comes to budget. All developments have swimming pools, and 14 communities have their own “tot lot” playground area, most neighborhoods offer single family homes and most are also gated for safety.

One thing families might be looking for are large floor plans, especially those with extra family room space that are great for teenagers. During our exploration of the models, we were impressed with the large family home plans available in the villages of Lorraine Lakes, Polo Run, Savanna, and Solera. Not to say these aren’t the only neighborhoods that are great for families. We just really liked their large family floor plans with a lot of space and functionality.

Another consideration for families moving to Lakewood Ranch is if you can have fences and playground equipment in the backyard. Because unfortunately, not all the neighborhoods in Lakewood Ranch allow this although we have seen a few that do allow fences. We don’t have the HOA details and regulations for all of them, but we can confirm that the Savanna village allows fences and we saw many homes that had playground equipment in their backyards for the kids.

Is it expensive to live in Lakewood Ranch Florida?

It really depends on your definition of expensive. Many of the homes currently for sale in Lakewood Ranch start in the $300,000’s and go up from there all the way to the luxury homes that are $1M plus. However, keep in mind that the cost of the home is not the only thing to consider. Neighborhoods will have their own HOA dues that need to be paid as well as CDD fees (which are basically rolled into your taxes). Both HOA and CDD fees will vary between all the neighborhoods – so be sure to get these details in advance when you are looking for homes so you know just what you will be paying.

What’s the cost of living in Lakewood Ranch Florida?

Generally speaking, the cost of living in Lakewood Ranch Florida is only slightly higher than that the US average. However, this really can depend on your tastes and how much you like to spend.

The cost of living in Lakewood Ranch is very similar to that of living in Sarasota itself. For details on Sarasota’s cost of living, click here. 

The median cost for Lakewood Ranch rentals is around $3,000 per month, and most homes currently for sale in Lakewood Ranch begin at around $300,000 and go up from there into the millions. Add on top of that your HOA fees, which can range from a couple hundred per month upwards of $1000 depending on the community. And CDD fees range from around $1600+ (again depending on the community).

When it comes to taxes, keep in mind that Lakewood Ranch spans 2 different Florida counties. In general, those in Sarasota County tend to have higher taxes than those who live in Manatee County.

With regard to basic necessities, you won’t find a lot of public transportation out in Lakewood Ranch. Personal transportation is the primary way of getting around. Luckily, Lakewood Ranch is very close to I-75 making transportation pretty easy. There are also plenty of grocery stores, shops, and dining around the area which are all pretty standard prices for Florida. You could go out and get a $20 hamburger at a nice restaurant, or stop off at Culver’s and get one for $4.

Are there alligators in Lakewood Ranch Florida?

It’s Florida. When you live in Florida you should always assume that any body of water could have an alligator in it. Will you encounter them daily? Probably not. But they are around, so you should always be cautious when near the water.

Can you drive golf carts in Lakewood ranch?

The rules around golf carts vary depending on the village / neighborhood where you live in Lakewood Ranch. Many of the neighborhoods do allow them; however, that doesn’t mean that they are allowed on the major county roads. So you might not be able to take them outside the neighborhood, depending on where your neighborhood is located.

Does Lakewood Ranch get hurricanes?

Lakewood Ranch is located in Florida, which always has the possibility of hurricanes. However, LWR is not located directly on the shores of the Gulf of Mexico — it’s actually about 11 miles inland. So there is some protection here from storm surge, but winds could still be an issue if a major storm came through. Also, keep in mind that Lakewood Ranch is a new development so the homes are built to modern hurricane codes and standards.

Arlington Park

If you’re looking for a family-friendly neighborhood with a variety of housing options, look no further than Sarasota’s wonderful Arlington Park. Bungalow homes, modern constructions, and mid-century houses are all available in this beautiful area of town that is just 15 minutes from multiple beaches such as Lido Beach and Siesta Key. Sarasota is known for its great school system, and Arlington Park offers fantastic schools for families in the neighborhood.

If you or your kids are the sporty types, playing tennis or basketball or swimming, the actual Arlington Park is located within the neighborhood and boasts acres of fun. There is an aquatic center, many sports courts, a wonderful dog park and lots of walking trails throughout. This is the kind of place where you will see people sitting on a bench and chatting in the park, and kids riding their bikes and skateboards down the street together.

Laurel Park

The neighborhood of Laurel Park is perfect for those who love an authentic downtown ambiance while staying grounded at the same time. This single-family neighborhood, known to be one of the best neighborhoods in Sarasota, is a National Historic District that’s located between South Orange and Osprey avenues. The streets are marked by beautiful Craftsman bungalows and stunning revival cottages apt and appropriate for any age group with 270 homes from around 1920 making it an architectural treasure.

Even though this is a more urban neighborhood being so close to downtown, it has a peaceful and relaxed feel to it. So while it’s great for young professionals and singles, there are many families that live in this neighborhood too. There’s even a cute neighborhood park with a grassy area, gazebo, and playground equipment for the kids. When we visited, they also had all sorts of fun toys and trikes lined up for the community kid’s enjoyment in the park!

As a bonus, you can walk just a few blocks and be in the heart of downtown Sarasota with many cafes, restaurants, shops and galleries. There are also a ton of theaters in downtown Sarasota as well, so a wonderful night out on the town is really convenient here.

Indian Beach Sapphire Shores

The Indian Beach Sapphire Shores neighborhood is located along the bayfront near the Ringling College of Art and Design and New College of Florida.  It’s home to both families and professionals, as well as college students and professors who are able to live a little bit more on the comfortable side. This is historically a higher-end neighborhood, and residents often gather at the lovely parks to watch the sunset as it’s a bay-front community.

Standing in the shadow of the Ringling estate, the neighborhood boasts of historic houses that date back to the 1920s, huge modern mansions as well as numerous moderate budget properties. The original Moroccan, Mediterranean, and Italianate architectural style homes constructed before the real estate crash of 1926 are still standing, while the rest of the houses along with the tree-lined Bay Shore Road range from the 1950s, 1960s to the modern times. With history engraved in this community, no one can deny that it deserves its spot as one of the best neighborhoods in Sarasota.

South Gate

This neighborhood from the 1960s boasts homes in the classic ranch style and many also have the classic “Florida rooms.” Though some of the houses sport modern upgrades to keep up with the trends, all the structures here are so well-built that they might last forever. Perfect for small families and young professionals, the place is a quick drive to key areas in Sarasota. From Siesta Beach, Lido Key, St. Armands, downtown, and Sarasota Memorial Hospital– everywhere is within reach in just a few minutes.

The updated mid-century look and curving streets make some parts of this neighborhood quite trendy. It’s not just aesthetically pleasing. The houses are easy to expand so renovate and remodel to your liking. Most families who move in this sought-after neighborhood usually remodel and merge the kitchen, living room, and dining into one large space, making it a great location for family to hang out together. Some turn their backyard-facing lanai into a bright family room, while some homes still flaunt their 1960s bathrooms.

The Landings

What makes The Landings one of the best neighborhoods of Sarasota is its well-kept landscapes, a vivid range of houses, and a closeknit community.  This is a private gated community along Sarasota Bay in the south part of Sarasota along highway 41 (the Tamiami Trail) and is quite centrally located to all essential spots in Sarasota.

The gorgeous trees and the winding streets add so much beauty to this neighborhood. Loaded with single-family homes, estate homes, maintenance-free villas, as well as luxurious bay-side condos make it a symbol of luxury and convenience for residents of all ages. But the most unique home here at The Landings and what makes it really special are the what are known as the “Tree Houses!” These multi-level townhouses were nicknamed ‘treehouses’ because of their positioning amidst lush landscaping and tall trees. When you are on the top floors, it feels as though you are in the trees! Surely, this is a neighborhood for nature-lovers!

But besides nature, there are many amenities here in the neighborhood including pools, fitness centers, tennis courts, and there’s even a dock and water access to the Intracoastal for kayaking and fishing.

Gillespie Park

Getting its name after the first mayor of Sarasota, John Gillespie, this neighborhood sports a sprawling park of the same name, charmed up by a lake with a fountain. This is a community on the upswing and features renovated bungalows dating back to the 1920s, ranch-style houses from the 1950s and 1960s. Adapting to modern times, it’s also full of numerous apartments and townhomes with a whole range of new construction too. With the blend of architecture of the past and the future together, this neighborhood located just a few blocks north of downtown really stands out.

Being so close to downtown, residents can easily walk or ride their bikes to shops, restaurants, as well as theaters and nightspots. There are biking and walking paths around the through the park, the centerpiece of the neighborhood, and there is even a quite nice fenced in dog park as well.

The Rosemary District

The Rosemary District is an energetic and lively neighborhood just steps from downtown (across Fruitville road). This downtown-Sarasota community is characterized by the huge new apartment buildings and condo complexes–including the famous Arcos, CitySide, and The District at Rosemary Apartments. It is an older neighborhood and you can find some older buildings; however, most of the area is being built up with new construction.

Right from amazing restaurants like The Overton and The Spice Station, to rich shopping stores and modern furnishing houses, the place is nothing but a haven for foodies and shoppers. The Fogartyville Community Media and Arts Center organizes numerous art lectures and exhibitions, while also featuring local folk and bluegrass shows. Not to forget, there are great laid-back pubs playing live music and many recreational studios for yoga and kickboxing that make the street scene as alive as possible.

Lakewood Ranch

Whether it’s charming townhouses, beautiful single-family homes to huge estate homes worth millions, Lakewood Ranch is one of the most sought-after areas of Sarasota. It’s not just inhabited by young families, it’s also a good spot for empty-nesters moving on to the next chapter of their lives. This sprawling planned neighborhood located east of Interstate 75 located on the Sarasota-Manatee county line, is so sought-after that it became the Best Selling Community in the US!

Lakewood Ranch is massive, spanning two counties and over 50 square miles! It includes more than 20 different neighborhoods or “villages” as well as multiple town centers. Speaking of recreation, the place offers numerous open spaces, including long hiking trails, large playgrounds, pools, and more. All the houses are in close proximity to several dining and shopping centers for days that you don’t want to cook. Surely in Lakewood Ranch, you’ll never have a dull day.

Southside Village

Comprised of both historic and modern houses, Southside Village is just a mile south of downtown Sarasota. This “West of Trail” neighborhood actually consists of many different areas or sub-neighborhoods within. It’s known to have an amazing variety of homes; ranging from white-box homes to bungalows and classic Florida ranches. It’s a very family-friendly community that offers a comfortable surrounding for people from all walks of life.

Considering how open it is, a variety of businesses have settled in Southside’s commercial district. The main area along S. Osprey Avenue has small boutiques, restaurants, and a Morton’s Gourmet Market where you can spend your days shopping and savoring delicacies. If you’re concerned about quality education for your kids, the Southside Elementary School is one of the best public schools in town and is conveniently located within the neighborhood. In fact, each morning and afternoon you’ll see parents and kids walking along the sidewalks to and from school all around this charming neighborhood.

Meanwhile, some homes are located along the bayfront with boat access and the famous Siesta Key and beaches are just a few minutes away over the bridge. And you are just minutes from downtown – what else could you ask for?

McClellan Park

McClellan Park is a marvelous blend of vintage Sarasota houses exhibiting old Florida architecture and nestled right in the area of Southside Village too. It’s a great place that honors its roots to a point that they’ve named their special streets Mietaw, Illehaw, and Wewa, after the Calusa Indians, the original inhabitants. The neighborhood features numerous 1920s cottages, some of which have been upgraded to meet modern standards, along with many newly constructed properties. Here you’ll find bungalows, Spanish-Mediterranean style homes, and even Tudor revivals, making a truly unique neighborhood in Sarasota.

The property prices here range from five-hundred thousand Dollars to over 3 million, so it is higher up on the scale when it comes to budget. Another plus is its proximity to the dining and shopping district of the Southside Village and it’s so close to downtown that it’s easy to spend an evening out at the theater. It’s also worth noting that McClellan Park is close to some of the best beaches in the world, making it one of the best neighborhoods in Sarasota for avid beachgoers too.

Palmer Ranch

Consisting of more than 20 distinct neighborhoods, Palmer Ranch is another large planned community with various communities and homes styles and prices. Located just south of Sarasota just east of the Tamiami Trail (highway 41) Palmer Ranch also includes the famous golf course communities of Prestancia and Oaks Club, as well as Stoneybrook Golf and Country Club.

Palmer Ranch has a very diverse option of housing styles from maintenance-free condos to million-dollar estates like those in Silver Oak. As it’s one of the most well-planned and best neighborhoods in Sarasota, it’s a perfect community to build your family. Within Palmer Ranch, you’ll find Arbor Lakes, home to in-demand luxury homes and quality education having the top-rated elementary, middle, and high schools.

Palmer Ranch is also conveniently located near Potter Park, a local YMCA and the Sarasota Aquatics Center home to the famous “Sarasota Sharks” swim team! And the Legacy Bike Trail that goes from Sarasota all the way down to Venice runs right through the community, making walking and biking super easy! Gulf Gate Estates

Last but not the least, we have Gulf Gate. Its tranquility, comfortability, and friendly atmosphere suits just about everyone. Ranging from young professionals to active retirees, singles, families with little ones and even those with teenagers. One of the things we love most about Gulf Gate Estates is the charm of the classic Florida Ranch style homes here. Many of them have been updated into adorable “beachy cottages” while others went for a more mid-centrury modern design.

But what is really great is that the homes here in Gulf Gate are quite affordable! Especially given the amazing location, just off highway 41 (Tamiami Trail) in south Sarasota.
