What is Wellen Park ® Florida? 

Wellen Park is a large master-planned community that spans over 8,000 acres between the towns of Venice and North Port, Florida in Sarasota County. Originally farm and ranchland, the area began being developed in the early 2000’s. But the recession slowed progress down for a number of years.

As of today, the area is booming with new development. There are 10+ communities here with new construction homes for sale, as well as a new downtown area that will have entertainment, dining and shopping. The area is also home to recently built Cool Today Park which is the Spring Training facility for the Atlanta Braves.

For reference, if you are familiar with the massively popular Lakewood Ranch development up near Sarasota, then Wellen Park is going to be similar to that. However, on a bit smaller scale.

Where is Wellen Park ® Florida (Formerly West Villages)?

Wellen Park is located in southwest Florida about 30 miles southeast of Sarasota. The area of development is between the towns of Venice and North Port, Florida mainly along highway 41 and just south and west of Interstate 75.

Why Did They Name Change from West Villages to Wellen Park ® ?

The area was originally dubbed the West Villages as the West Villages Improvement District as a specialized taxing district that would provide infrastructure to support the development. Since the area started being developed with the West Villages name in the early 2000’s, the original name is embedded in many minds.

However, the West Villages name is a bit confusing because there are a number of developments with similar names. For example, The Villages is a hugely popular large retirement community that’s actually up near Ocala, Florida — nowhere near Sarasota.

So the name was officially changed to Wellen Park ® as of January 1, 2017 to better avoid confusion with other locations ​and developments that have similar names.

Wellen Park ® Downtown is Now Expanding!

The heart of Wellen Park is the thriving Downtown District which opened in 2024. Nestled along a manmade lake, Downtown Wellen Park is a wonderful gathering place for the community. Centrally located among the neighborhoods and connected by roads and paths, the downtown area is easily accessible by both car, walking and biking trails and even golf carts!

Downtown Wellen Park includes a number of boutique shops and dining options, including a brew pub, steakhouse and more. There are also greenspace areas used for events such as outdoor movies, food truck rallys, concerts, etc. The district opened gradually so some of the stores still feel super new and exciting to explore. Plus, we’re thrilled to share that the downtown area is expanding. Additional phases of Downtown Wellen are already being built – making it even bigger and even better!

Events are regularly held in Downtown Wellen Park. From music on the lawn, yoga and weekly farmers markets every Sunday morning.

Another feature of the downtown area that residents love is the boardwalk, as well as non-motorized boat rentals such as kayaks and canoes so that residents and visitors can enjoy the peaceful natural scenery from the water.

Boca Royale Golf & Country Club – Neal Communities

Located just south of Venice along highway 776 toward Englewood, Florida is Boca Royale Golf & Country Club. This is another fantastic golf community for those who want to live the golf lifestyle while also having access to a fantastic social club. They have everything here from golf and a great practice facility, restaurants onsite, sport courts, fitness center and a ton of social activities. In fact, we’ve heard this is also a great place for families and that they have a number of family-friendly events at the social club as well.

There are some older homes here in Boca Royale from the original phases that were built a while back. However, they’ve recently opened up more phases and Neal Communities is building many beautiful and luxurious new construction homes here.

Wellen Park ® Golf & Country Club – Lennar

They are just starting to sell homesites for this new golf and country club community that will be coming soon to Wellen Park. And Josh recently landed one of our clients one of the very first homes here!

This is a Lennar community and it will consist of over 1,300 condos and single-family homes with bundled golf. This will be a luxurious golf and country club community with all the amenities you can think of, including pools and spas, fitness facilities, sports courts as well as dining options onsite.

We recently visited the construction site and were able to check out their practice facility, including a driving range into a lake, as well as being able to walk on the newly created greens — which will have their first cups cut soon!

Avelina – Neal Communities

This small community of 96 homes is to be built by Neal Communities, but they are starting to release lots already. Designed in the British West Indies and coastal styles, you’ll definitely feel like you are living in Florida! There are no amenities in this community, as the beautiful large homes are considered your amenity! The HOA fees do include all of your yard maintenance as well as including cable and internet packages.

Antigua – Lennar

If you are looking for a lower price point in Wellen Park without all the frills of the larger resort-style communities, then you might be interested in Antigua. This new construction community will have about 177 homes in it and it is one of the most affordable communities in Wellen Park with regard to home prices as well as the HOA fees. Part of the reason this community is priced lower is that it does NOT have any community amenities. No clubhouse, no swimming pool. However, your HOA fee does include the gate, complete yard maintenance, irrigation and cable / internet.

The first phase of Antigua is nearly sold out already with 52 homes! But they should be opening up phase 2 in the coming months. Be sure to let us know if you are interested in this community. Due to the demand and lower price, homes here go extremely fast — nearly as soon as they are released!

The Solstice is a luxury community that will feature 270 homes, including 1-story and 2-story single-family as well as attached villas. The home prices in Wellen Park vary quite dramatically depending on which neighborhood community you choose and the style of home. There are condos and coach homes, villas, single-family homes and larger multi-generational homes in some Wellen Park communities.

Overall, the price of homes can range anywhere from $300,000 up to a million. If you are looking for a more affordable option, then coach homes and villas are a great option. Or you could look to one of the communities that provide less amenities. However, if you have the budget to go big then you could purchase a larger single-family or multi-generational home in one of the higher-end developments with loads of amenities and activities.

Frequently Asked Questions About Wellen Park ® (Formerly West Villages)

Is Wellen Park ® in the City of Venice or North Port?

This is a great question, as there is a bit of confusion around this. Originally the West Villages was being developed in an unincorporated part of Sarasota County. But many of the homes in Wellen Park have Venice, Florida addresses. And there are others such as Boca Royale that have an Englewood address. However, years ago the city of North Port annexed sections of the area now known as Wellen Park.

So even though the home addresses could be Venice (or even Englewood), they fall within North Port who provide city services, such as trash collection, and pay taxes accordingly.  However, this is an issue that is still being worked out between residents and the local governments.

Does Wellen Park ® Have CDD Fees?

Yes, Wellen Park does have CDD fees. What is a CDD fee? Basically, it stands for Community Development District. Basically, when a whole large area is being developed it costs quite a lot of money to put the infrastructure in place to support it.

Some communities and local governments may not have the funds to invest in building this infrastructure up front on such a large scale. So a CDD is created to take this on and the homeowners pay them back over time through their property taxes.  The residents must pay this additional tax up to a certain time (say 30 years after its creation) until everything is paid for.

How much you will pay for your CDD fees depend on various factors, including the development where you purchase your home. When you are searching for a home in Wellen Park communities you should be able to find the details of the CDD fees and any other related fees.

Note – CDD fees are NOT the same as HOA fees.

Home Owner Association (HOA) fees are separate and depend on the development where you live. HOA fees can cover things such as yard maintenance and other amenities such as community pools. Keep in mind that when you are searching for homes in the Wellen Park area you will likely pay both HOA fees and CDD fees. So it’s important to budget accordingly.

How Far from the Beach is Wellen Park ® ?

Wellen Park is just a few miles from Venice, Florida and there are numerous beaches in Venice that are all within about 10 miles from Wellen Park. You could easily visit the famous Venice Beach just down the street from downtown Venice or you could explore Caspersen Beach which is famous for hunting shark teeth! There’s also the beaches area near the Venice Fishing Pier as well as the Brohard Dog Beach (where you can bring your pup for some off-leash beach fun).

Another hugely popular beach to visit is Manasota Beach, which is just south of Venice and north of Englewood Beach. As a part of the Wellen Park development that is currently going on, a road is being built that will actually take residents straight from the area to Manasota in a more direct route. Making the trip to the beach even quicker!

In general, you could visit any of the above beaches within 10-20 minutes depending on traffic. Another option is to go north toward the famous Siesta Key beaches near Sarasota! They are a little further drive, but still less than 30 minutes away depending on traffic.

How Long Does it Take to Build a Home in Wellen Park ® ?

Currently, there is a lot of development underway in Wellen Park and the various neighborhood communities. Some neighborhoods such as IslandWalk and Gran Paradiso are nearly built out already!

However, you might be able to snag a few of the remaining lots here or even in Renaissance. If you can get one of these lots then the build time typically varies from 8 to 12 months, depending on the supply of materials and labor.

There are also many other brand-new developments that are just now breaking ground in Wellen Park! Communities such as Avelina, Solstice, and Wellen Park Golf & Country Club are in the very beginning stages of construction. New construction homes in these communities could be slightly longer than 12 months because they are extremely new and only beginning to sell their lots.

I Don’t Want to Wait! Can I Buy a Home in Wellen Park ® That is Already Built?

Yes! If you don’t want to wait to build your home then you’ll be pleased to know that there are resales available of existing homes. Because initial development of this area began years ago, there are existing homes available in many of the original communities including Sarasota National, Gran Paradiso and IslandWalk.

Sales of existing homes are also extremely in demand in Wellen Park and can go very quickly (and some may not even get listed!). So if you are looking for a home in the area here are our tips:

• • Tour the existing communities and narrow down your top choices
  • Visit any models they have available or book a time to visit some existing homes that are on the market and open houses
  • Decide on the type of home and floorplan(s) you prefer
  • Set up your own account and create a search here on our site to get notifications

So in this article, we rounded up some of the places in Florida where you can balance price and still be in a desirable location. Granted, some of these areas have increased in price over the last couple of years (as has most areas of the country). However, these are still some of the most affordable towns in Florida where you can get more for your money and where you are close to highly desirable areas for beaches, boating and fun.

At the end of the day, it’s all about balance. Being able to find the right place to live in Florida that is affordable for your budget, but also doesn’t sacrifice convenient access to basic necessities and all the awesome stuff you want to do!

So where are these “perfect places in Florida” you ask?

Well, we gathered a list of the cheapest places to live in Florida, and then we scrutinized the location and all the fun stuff to do nearby to come up with this list of 9 places, which we believe offer a good balance of affordability and fun! So these are NOT necessarily the cheapest places to live overall. They are the most affordable that are also near desirable areas to live for fun and a good lifestyle. These are our picks for the cheapest places to live in Florida that also offer a lot of fun and a great lifestyle!

1. North Port, Florida

Median Home Sold Price: $361,722** 

North Port is actually one of the top places to move in Florida right now. Its low population and close proximity to towns such as Sarasota, Venice and Port Charlotte means that you have quick access to entertainment, shopping, dining, nature, and beaches. In fact, depending on which part of town you live you might only be 15-20 minutes away from some of the nicest beaches on Florida’s southwest gulf coast.

Plus, North Port is actually one of the cheapest places to live in Florida – which has made it a hot market for families, retirees, and others who are moving here from elsewhere in Florida or from out of state. Relative to other popular areas this is one of the most affordable towns near the beach where you can get more home for your money.

North Port offers residents more of a suburban feel. Due to the low cost of living, most residents own their homes. That’s why statistics indicate that only 21% of residents living here rent properties while 79% are homeowners.

Residents enjoy not only the beaches but the Myakka River that flows near town where you can go boating, kayaking or fishing. There are also many nature trails as well as trails and parks all around town. The newly built Cool Today Park is home to the Atlanta Braves Spring training facility and also hosts a variety of events and festivals.

The town is growing like crazy and there is a lot of development around North Port. One of the biggest developments on the border of North Port is Wellen Park ®️, which is actually one of the hottest developments in all of Florida. The new Downtown Wellen Park ®️ recently opened (and is even expanding) and serves as a hub for the entire community with dining, shopping, entertainment, and even a lake for kayaking and admiring the wildlife.

2. Englewood, Florida

Median Home Sold Price: $415,000**

Not far from North Port is the town of Englewood, which is along the coast of southwest Florida. The town spans both the mainland as well as out on a barrier island where you can find Englewood Beach. Englewood very much feels like a beach town with an old fishing village kind of feel to it, but there are still plenty of fun things to do in this quaint town. You can head downtown to historic Dearborn Street where you will find boutique shops and restaurants or easily go across the bridge to the island and beach areas.

The quality of life in Englewood is top-rated. The cost of living is very slightly higher than Florida’s average but this does give you the opportunity to live on the water and enjoy boat life from your backyard, or have easy access to beaches. The outskirts of town are a bit more rural, and you can get larger properties or homes for less money, but there are also suburban neighborhoods as well as plenty of options for waterfront properties here.

Just south of Englewood Beach is Stump Pass State Park. An awesome place for swimming, boating, kayaking, paddle boarding, jet-skiing…you name it! And keep your eyes peeled because you will often spot dolphins and manatees playing in the water with you! In the evening, head out to Snook’s Bayside Restaurant and Tiki Bar for some food and drink along with an amazing sunset view out over the water!

3. Dunedin, Florida

Median Home Sold Price: $415,000**

One of our favorite towns just north of Clearwater on the Gulf coast, Dunedin is a charming and affordable town to live in Florida. Pronounced “DONE-EE-DIN” the town’s Scottish heritage is all around and during different festivals throughout the year. It’s amazing to think that you can find affordable real estate here with such a high quality of life and so many things to do. Downtown is full of great shops and high-quality restaurants, as well as a number of great breweries. There’s also a lovely marina downtown and Edgewater park where you can put in your kayaks or just relax and enjoy the views out over the water.

While many people think about Clearwater when they think of beaches in this part of Florida near Tampa, Dunedin causeway takes you out to Honeymoon Island State Park – the #1 state park in Florida with amazing beaches. Dunedin is also home to the Toronto Blue Jays spring training, so you can head out to the ballpark for a game of baseball.

Recently, Dunedin real estate prices have skyrocketed. So even though they aren’t quite as affordable as they used to be, they are still affordable when comparing the nearby areas such as Clearwater Beach. Yet, you are still set in a charming town with a convenient location to beaches and loads of water activities.

4. Cape Coral, Florida

Median Home Sold Price: $429,990**

Just over the bridge to the north of Fort Myers on Florida’s southwest Gulf coast, is Cape Coral. This town might be known for its many canals but it also one of the cheapest places to live in Florida. We like it because it’s a nice city where you can get a good house without spending a ton of money, plus the cost of living here is relatively low.

The town is on a peninsula nearly surrounded by water and barrier islands, and the canals all through the town make for an abundance of waterfront property. Cape Coral is a great area to live if you want to be close to beaches or be out on the water fishing and enjoying boat life. Within a few minutes, you can be in Fort Myers or you can drive over the bridges to visit the gorgeous Sanibel and Captiva Islands!

Cape Coral is definitely seen as a more affordable place to live especially if you want to be able to park your boat behind your home and have easy water access. For the relatively low cost of living, it really does offer a fantastic lifestyle with a huge range of fun and interesting things to do right on your doorstep!

5. Fort Walton Beach and Nearby Towns

Median Home Sold Price: $399,000**

Not only is Fort Walton Beach one of the most affordable towns in Florida but it is also idyllic if you love powder white sandy beaches and crystal blue ocean water! It’s crazy to think that this town offers beach living for a surprisingly low cost. Located between Panama City and Pensacola, Fort Walton Beach also has a funky vibe to its downtown area with all the shops and restaurants – which we really love!

Right over the bridge from Fort Walton Beach is Okaloosa Island, where you will find many of the most amazing beaches in the area as well as a number of resorts and touristy activities. Destin is also nearby, an extremely popular town for vacationing and fishing! The bays and other waterways in and around Fort Walton also make for an abundance of waterfront property and the chance to live the “boat life” with docks in your backyard.

Fort Walton Beach as well as the surrounding towns, including Niceville, gives residents plenty of affordable housing options. Housing in this area is lower compared to the national average and the cost of living is, on average, lower as well.

6. Palm Bay, Florida

Median Home Sold Price: $339,000**

Even though Palm Bay and the surrounding area of Sebastian features a small population, residing here is definitely worth it if you are looking for a slower-pace yet good quality of life. Located just south of Melbourne, there are many beaches off the barrier islands here as well as an abundance of water activities along the Indian River which separates the mainland from the barrier islands. Almost any day you will see dolphins, manatees and more along this waterway.

A short drive to the north and you will be in Cocoa Beach, the famous surf town, or even to Port Canaveral where you can visit NASA (honestly, you can probably spot the rocket launches at night from your house in Palm Bay!). And a short drive to the south you will arrive at the beautiful Vero Beach area too which is full of fun beach-loving touristy things to do!

Compared to other coastal cities, moving to Palm Bay means that you can easily access a good home but at a cheaper price compared to so many other Atlantic coast cities in Florida. Plus, the cost of living in Palm Bay is cheaper overall to the US average and quite a bit cheaper than the Florida average.

7. Palm Coast, Florida

Median Home Sold Price: $402,995**

Palm Coast is another top vacation destination for those coming to Florida who enjoy nature reserves, parks, and beaches. But it’s also an affordable place to live for both retirees and families.  Median home prices have increased into the low $400’s which is a relatively good price considering how close you are to the beach and other fun things to do.

Located just north of Daytona and south of St. Augustine, there are plenty of activities in either direction within just a short driving distance. Whether you enjoy car racing, surfing, or exploring the history of old Florida. As with much of Florida, you will also find a number of superb golf courses in the area as well.

8. Kissimmee, Florida

Median Home Sold Price: $385,000**

Kissimmee is a popular town that’s right near Walt Disney World southwest of Orlando. Living so close to Disney is a major draw for many people who chose to move to the area, either for entertainment or for jobs. While the areas of town closest to the theme parks tend to be more commercialized and full of hotels and vacation rentals, there are still some quiet pockets of town and nice subdivisions with affordable houses.

Moving to Kissimmee is great for those who want to be really close to all the theme parks and Orlando “vacation” action. It’s really just a few miles to theme parks, mini-golf, water parks, and so much more.

Just beyond Kissimmee there are a few other affordable towns that are still quite close to all the action, but also offer a little less “touristy” lifestyle. Towns such as Davenport, Winter Haven and even Clermont are also well known for being cheap places to live in the area.  Even though this part of Florida is a top vacation destination, for around $250,000 you can still find yourself a great home – no matter if you are retired or moving to Florida with your family.

9. Lakeland, Florida

Median Home Value: $345,000**

Lakeland is perfectly nestled between Tampa and Orlando, and it offers a combination of suburban living in town with rural options just outside of town, and the charm of a smaller town.  Homes in Lakeland are quite affordable here, so most residents do own their homes. Being near the main interstate of I-4, you can easily get from Lakeland to cities such as Tampa or Orlando, and you can get to any of the Gulf or Atlantic beaches within an hour or so.

Even though it is a smaller town, Lakeland is home to some larger companies – including Publix supermarket chain (which dominates Florida). The combination of small-town living, affordable housing options, and jobs is a great draw for families moving to Lakeland. Plus Lakeland is perfectly situated if you enjoy getting out in nature, or even if you wish to drive over to Disney for a day!

Pensacola

Pensacola is a charming and historic town in the Panhandle of Florida along the coast. It’s also popular with military families due to a number of bases in the area. It has a small population for a city that will give you a small-town vibe while also having city amenities and plenty of beautiful white beaches closeby. Plus, there are a number of high rated schools in this area.  This city is a great option for young families. Keep in mind that the Panhandle of Florida is much more north than other parts of the state, and it does get quite chilly in the winter. However, you won’t have the ice or snow like the north. So it’s a nice place to still experience some of the seasonal changes while still being quite warm most of the year.

Jacksonville

Jacksonville has the biggest population in Florida and is named among the largest cities in the country. It’s crazy to think that Jacksonville is bigger than Miami, but technically it is true because it encompasses a much larger area of land. This is a diverse city with people from all over the world. The best part is, the cost of living in Jacksonville is fairly less than other parts of the country and other parts of Florida too. It is a great option for folks who are looking for a culturally robust and lively city with a reasonable cost of living. However, being in the northern part of the state it can still get chilly in the winter, although it’s still quite mild.

Tallahassee

Tallahassee may not be directly on the water, but it’s just a short drive to the beach. The capital city of Florida is actually mostly known for being a college town. Home to Florida State University, Tallahassee offers a great college-town feel and great nightlife. If you enjoy the idea of living in a smaller city with a young vibe and watching college football, then you’ll enjoy Tallahassee.

Orlando

Orlando is one of the most popular tourist destinations in the US (and really, the world). The biggest perk of living in this area is close proximity to Disney and so many other theme parks and attractions. You can really take advantage of the resident discounts in Orlando. The downside is that living in the middle of a tourist zone can get old, and traffic can be a real bugger!

St. Petersburg

St. Petersburg is located on the west coast in the middle of the state. The city is known for its busy social calendar, culture and diversity. In fact, the city has really come alive recently becoming even more trendy and popular for young professionals and even families. Tampa

Tampa is one of the hottest cities people are moving to in Florida, and professional sports are all the rage here! Located on Tampa Bay, locals have easy access to Cruise Ship terminals and other boating fun on the bay. The city has a diverse community that includes a number of northern transplants and “snowbirds” who are only in town for the winter.

The downside to Miami is similar to cities like LA, where there can be quite a lot of traffic, it’s expensive and there can be some less-than safe areas.

On a Budget? You Don’t Have to Sacrifice the Fun!

Even if you are on a budget, you can find a great place to move in Florida that will give you the quality of life you are looking for. While many of the most popular places in Florida can be expensive, there are plenty of areas that are relatively cheap to live in. However, if you just search online you may discover that some of these affordable places are out in the middle of nowhere!

So we went through and actually wrote a post about some of the cheapest places to live in Florida that are NOT in the middle of nowhere. These are places where you can still have easy access to some great things to do and not be house-poor!

3. Identify the Top Places You Want To Live

There’s a lot of information you will need to research before making a move. And you just won’t be able to analyze everything about every possible city in Florida! So you should really try to narrow down your choices to a shortlist at this point. Once you’ve shortlisted the best cities in Florida according to your lifestyle requirements, do some thorough research about living in the area to find out whether it’s the right choice for you or not.

Pay attention to important considerations such as:

• The average cost of living
• Job market & average pay rates
• Real estate prices
• Safety
• Schools & ratings
• Transportation options (including toll roads & prices – there are a LOT of toll roads in Florida)
• Parks / Leisure / Entertainment
• Community activities / events / farmer’s markets
• The overall quality of life in the area

4. Research Neighborhoods In Your Desired Cities And Nearby Towns

Once you’ve narrowed down the cities you might be interested in moving to in Florida, you should start really digging into the details. This is when you can start researching some of the different parts of town and neighborhoods to see where you might want to live. You should take careful consideration to research things like:

• Schools & locations
• Commutes to work
• Grocery stores & other stores you frequent
• Local banks
• Safety & crime
• Childcare / Daycare options
• Housing costs as well as community HOA and CDD fees, etc.

This will also help you in becoming familiar with the geography of the area which will further make your life easier when you arrive. If you have time to actually visit the city, we recommend spending a lot of time driving around and looking at homes and different neighborhoods in person. 

Lastly, you might even consider opening up your search to areas just outside of the city you are considering moving to. Sometimes moving just a little further out can be more affordable with regard to housing, and it might even be a safer environment to raise kids. However, other times moving further away just adds more time to your commute. And it’s not worth it if everything you want to do will require a drive.

In the end, it’s really about finding the right balance. But it’s good to be open-minded and compare what you can get for your money in different areas of town and nearby town.

5. Research Schools & Ratings – Including Private and Charter Options (if applicable)

Even though we’ve already mentioned this, it’s worth going into a deeper dive. If you’re a parent, you might already know that there can be a huge discrepancy when it comes to the quality of education children receive at different schools – even in the same town. So you will definitely want to research the school districts in Florida and the areas of Florida where you are considering moving to.

If the public schools are not up to par, then you may also look at private schools in the area or if it’s possible for children to attend other schools nearby. For example, Sarasota County is known for having one of the best school districts in all of Florida (all A – Schools, and always have been since they started tracking this). Sarasota County also allows students to go to any school in the county, even if it’s not in their local district. Parents just need to fill out the appropriate paperwork, get approval to do so, and ensure transportation for their child.

6. Estimate and Compare Your Cost of Living

Another most critical part of deciding to relocate to Florida is to do a deeper dive into the estimated cost of living and how things like your job and housing will affect that. For example, look at some of the average housing prices for the neighborhoods you are interested in living in and also research the job opportunities and salaries.  If you already have a job, then that will definitely make it much easier. If you don’t already have a job, then we definitely recommend that you do additional research into the types of jobs that are available and the going pay rates.

In general, jobs in Florida tend to pay less than many other states.

This is something to keep in mind when you consider your overall cost of living. While home prices and state taxes may seem reasonable, you need to factor in the costs of groceries, transportation, healthcare, utilities, etc. as well as your new estimated salary to see if moving to Florida is really worth it for you and your family.

It’s also important not to overlook things such as insurance. In general, insurance costs are higher in Florida than many other states. So it’s quite likely that you will be paying more in homeowners insurance as well as car insurance. If possible, you might want to call in advance and get some quotes so that you can begin to compare to what you are currently paying.

7. Decide If You Want To Rent Or Buy A Home

Ultimately, many people moving to Florida would like to purchase their own home. However, sometimes even if you know the city where you want to live you may not know the exact neighborhood where you want to buy. Some people prefer to get a better feel for an area before putting down those types of roots. Others may know right away and feel confident in exactly where they want to buy a house.

Another thing to consider is if you are getting a new job in Florida after you move. It can be a challenge to buy a house right away if you don’t have employment. So some people choose to rent in Florida until they get established and can purchase a home later. Everyone’s situation is different.

Below are some useful housing tips when moving to Flordia:

• While every city / area has differences in its housing markets, many cities in Florida are quite hot due to strong demand.  This means that there could be many people competing with you for homes and rentals. So be sure you are ready to go with your paperwork and financials.
• Definitely get help from an experienced, helpful, and trustworthy real estate agent to help you find what you are looking for. It will save you SO much time and headache, especially once the deal is in the works.

• Before renting a house, make sure to read and understand all the tenant rights in Florida.

8. Travel to Florida to Research in Person (More Than Once – If Possible)

Once you’re done with the above points, your next step should be to visit the shortlisted places and real estate options to make the final decision. All the online research in the world still can’t give you the value of seeing and experiencing a place in person. And this is super important if this is going to be your new home!

Visit the shortlisted properties, neighborhoods, restaurants, schools, universities, popular attractions to know about each and every aspect of the area. Most importantly, try to chat with the locals. Ask what they love most about living in that particular area. Check whether or not the people are friendly? Does the place suit your lifestyle? Does it feel like home?

All of these things can give you a much better feel for the area before you actually move there. Oh also, make sure you understand the Florida driving laws and what to do if you happen to get into a car accident.

9. Secure a Job in Florida

Some of you may be moving to Florida already having a job, and that’s great! Having a job secured beforehand will help you tremendously in buying or renting a home. If you don’t already have a job in Florida, then things might get a bit risky. It can be a challenge to buy a home or even rent an apartment if you don’t already have a job. Here are some of the biggest industries that are thriving in Florida:

Useful Tips for Job Hunting In Florida

We understand that securing a job before relocating is very hard, but it isn’t impossible. Follow these tips while searching for the job to make the process a little bit smoother.

• Do not put out-of-state address on your resume. This might get your file rejected almost instantly even if you’re the most eligible candidate. Some recruiters consider it as a red flag because you don’t already live in Florida, and some companies may not want to pay for relocation.
• Request your first interview over Skype and be clear with your intentions of moving to Florida, in front of your interviewer. Tell them an exact timeline for your relocation and even if you have already secured a place to live, so they can be assured that you’re actually moving.
• Consider working with a local recruitment company that can help you in searching for the best jobs according to your qualifications and experience.
• If you are still job-hunting after you arrive in Florida, then be sure you have plenty of savings so that you don’t stress out. You will need a good chunk of cash to help pay for housing and living expenses for quite some time in case it takes you longer than expected to find a job. According to Indeed.com it takes an average of 9 weeks to find a job. But of course, this can be longer or shorter for some people

10. Find a Great Realtor Who Actually Helps You…Not Just Trying to Sell You!

There’s a saying here in Florida: “everyone’s a realtor!” But that doesn’t mean they are very good, that they care, or that they are even helpful! 

Having a great realtor on your side can be a HUGE help when you are relocating to Florida. It’s their job to know the market and the neighborhoods so they can identify homes that will be a perfect match for you and your family.  They can save you a lot of time, energy, and frustration – especially during the initial searching process.

However, a great realtor will also be able to help you during the transaction with advice and support. The goal is to take some of the burden off of you and assist you during that process to make it as smooth as possible so you can focus on other things related to your big move!

In general, your realtor should be your eyes and ears. They should have your very best interests at heart and be 100% committed to helping you first and foremost…not just trying to sell to you!

11. Secure A Place To Live In Florida

Time to make the final decision: secure a place to live. After exploring Florida Real Estate for sale or even rentals, make your final decision and lock-in the deal. Finish the paperwork very carefully and make sure to finish it in a timely manner.

12. Plan Your Move & Start Packing!

Now that you have your home or apartment, you can schedule your move. You can either move yourself or hire a moving company. Everyone’s situation is different, but if you have a lot of stuff and if it’s a big move (distance or large family) then you might want to consider hiring a moving company. The downside to this is that it can be an expensive option, especially if it’s a long-distance move. But for some people the cost is well worth it to save time (and their backs!). 

Renting moving trucks can get shockingly expensive, especially if it’s a one-way interstate move. In these cases, we found that just hiring a moving company wasn’t much more expensive. However, if you just don’t have the money for this (because moving is expensive) then we highly recommend that you downsize as much as possible and try to fit everything in your vehicles and maybe just a tow trailer.

13. Don’t Forget To Forward Your Mail To Your New Address (With USPS)

Once your move is finalized, don’t forget to update your address on all your documents, banks, credit cards, workplaces, etc.. Inform your family members, relatives, friends, colleagues and neighbors about your new address too. And definitely make sure that you take advantage of the USPS forwarding service. It’s free and easy to set up online to forward your mail from your old address to your new address. This will help catch anything that you forgot to change to your new address and give you time to fix it.

14. Arrive In Florida: Steps to Set Up Residency

Once you’ve arrived in Florida, it’s time to set up your residency and become a lawful resident of the state. This part always gets a little confusing for people, so here we’ve outlined the basic steps you should take:

• Purchase homeowners /renters insurance
• Set up your utilities, phones, etc. in your name
• Change over your car insurance to a new policy with your new address/state.
• Visit the DMV to obtain your Florida drivers license. Every county is different, so check their websites to see if you can show up or if you need to make an appointment. Typically if you have a valid license from another state you do not need to retake the test. They will transfer it over to the new state. NOTE: You will typically need forms of ID (such as a passport, birth certificate, etc.) + proof of address which would be some of your utility bills, etc. with your name on it and the new address. You will also need to have proof of your insurance too (which is why you need to change it in advance).
• Register to vote (often they can do it at the same time you get your drivers license)
• Enroll your kids in the school
• Continue to update any addresses that you forgot (as your forwarded mail comes to you)

15. Open a Local Bank Account (optional)

Many Americans do their banking with large national banks, such as Chase, Wells Fargo or Bank of America. If you do, then you can see if there are local bank branches in your new town of residence. If so, then all you need to do is update your address and you can keep everything else the same. However, perhaps you had a local bank back home or you prefer to use a local credit union. In that case, you will need to find a local bank and open an account because it’s likely your local bank or credit union from back home won’t have a branch in your new Florida hometown!

16. Find Doctors and Health / Dental Insurance

When moving to a new place, it is extremely important to locate a new family doctor and dentist for regular health checkups and other healthcare services. Do some online research and take into account the user reviews and references of the selected healthcare service. If your company offers health insurance, then you’ll want to check to see what doctors and hospitals are in-network before selecting one. If you don’t have insurance, Florida does not have their own marketplace so you can use the federal exchange at healthcare.gov to see if you qualify for a healthcare policy.

This is called a Deed Restricted Community. 

There are an incredible number of deed-restricted communities in Florida. So no doubt, if you are looking to buy a house in Florida you will stumble across these neighborhoods. In many cases, you will find that deed restrictions control the extent to which you can make changes to your home. Unfortunately, while deed-restricted communities are commonplace today, many people do not understand them. Below, we help you understand everything you need to know about deed-restricted communities and what you need to consider before you buy a deed-restricted property.

What is a Deed Restricted Community?

To understand deed-restricted communities, you need to understand deed restriction.

A deed restriction is alternatively known as a restrictive covenant. Restrictive covenants are put in place to limit how much a homeowner can adjust their property. These are usually created when homes are sold with specific restrictions. There is a registry of deeds where the restrictions are recorded, and the deed will legally bind the current and all future property owners. The terms of a deed restriction can only be changed by the HOA that created it.

Usually, these restrictions are found in neighborhoods with a homeowners association; in such cases, the associations are generally the ones who create the deed. In other cases, these deed-restricted neighborhoods exist in historic urban communities and may have been in place for years. Yet another possibility could be in the rural settings where there may be two neighboring farms whose owners made a deal years ago, and the deed is still in force. In Florida, deed restrictions expire after 30 years, according to the 1956 Marketable Record Title Act.

Note that these restrictions “run the land,” a phrase that means that it applies to the current property owner and all the future ones. The scope of the limitations within the deed limits can be varied and might shock you. However, you may not do much in many cases, as changing these provisions may imply legal costs, time, and effort.

Examples of Deed Restrictions

Deed restrictions limit what you can and cannot do to a particular property. We give examples of the most common deed restrictions below so you can understand them better:

Adjacent Structures

If you would like structures such as detached garden sheds, detached workshops, pools, and garages, it would be beneficial to find out whether there is a deed restriction in the area because these are controlled and, in some cases, completely forbidden.

Many deed restrictions for adjacent structures would expect you to follow a particular design and dimensions and even specify the structure’s location on your property. The deed may also contain restrictions on what portion of your property you can build. However, some conditions can feel outrageous. For example, it may feel unfair if the homeowners association in your area insists that you disassemble a tree house.

Fences

If you come across a deed restriction with a clause on fences, it will likely be about the acceptable types of fences. For example, tall privacy and chain link fences are usually restricted. Additionally, the deed may state that the front yard fence should not be more than 4 feet and the back one not more than 6 feet.

Fences may not look like a big deal as most people feel that the more significant chunk of the work is in the building of the house. However, it would help if you looked into this as sometimes fence restrictions on a deed may affect the quality of life. For example, if you cannot erect tall fences, you may not enjoy sunbathing, and if you cannot use chain links, you may have trouble confining your pets.

Trees

In some cases, deed restrictions may prevent you from removing a percentage or all of the trees in your compound. Neighborhoods with such restrictions do this to preserve the area’s residential look or keep the community environmentally friendly.

Interestingly, this restriction is common in larger developments and suburban neighborhoods but can also be found in rural places.

Obstruction of Views

Some deed restrictions may limit you from obstructing a neighbor’s view, which is quite understandable as it would be unfair for a neighbor to come in and build a three-story house that will block the view from the surrounding homes.

You may find a deed that has existed for decades with this kind of agreement, especially in resort and vacation destination cities where a view of the beach or the mountain is crucial. It can also be expected in places with lakes, golf courses, and distant mountains.

Some of these restrictions may affect the dimensions of your house, making it crucial that you check if there is a deed restriction with this specific restriction.

Color Choices

Some deed restrictions may affect your color choice. They can even provide a list of the approved or non-approved colors.

However, the restrictions do not end here. Some others may come in the form of stone or brick choice. These usually go into detail. For example, a certain percentage of your house’s exterior may need to be built with a particular stone.

Pros and Cons of a Deed Restricted Community

While you need to exercise a high level of caution before choosing a neighborhood with deed restrictions, it’s not all gloom and doom, as living in such restricted communities has some benefits. Below, we explain both the advantages and disadvantages of a deed restriction to help you make an informed choice:

Benefits of Living in a Deed Restricted Community

Amenities

Deed-restricted communities tend to come with facilities and amenities that improve the quality of life. They include gyms, swimming pools, clubhouses, and parks with limited access to outsiders.

Dispute Resolution

Since homeowners associations are usually present in places with deed restrictions, you get the added benefit of conflict resolution in case you get into a disagreement with your neighbors. Furthermore, the chances of disputes are low because there will be guidelines for most issues that would cause conflicts.

Maintenance

Many homeowner associations will provide property maintenance services for properties under deed restrictions. Therefore, you may not have to worry about snow removal in the winter or landscape maintenance. An added benefit is that such properties tend to have better aesthetics as maximum uniformity leads to better curb appeal.

Property Values

While each of the points we mentioned above is worthy on its own, specific rules mean that a neighborhood will always be well kept, reducing blight likelihood and maintaining the property’s value.

Drawbacks of Deed Restricted Communities

Limited Freedom on the Use of Property

From the examples of restrictions we have given above, it is clear to see that one of the most significant drawbacks of living within such communities is that you are limited on how you can adjust or use the property. Depending on your homeowners association, you might also be required to mow your lawn regularly.

Difficulties Selling the Property

It can be challenging to sell your investment property if you live in a deed-restricted area. For starters, many people do not like to feel like their options are limited, especially when buying a home. Furthermore, some specific restrictions may limit the pool of potential buyers.

Consequences

Deed-restricted communities impose penalties for violations when homeowners act contrary to the deed restriction. In extreme cases, the association can foreclose your home.

Why are There So Many Deed Restricted Communities in Florida?

You may have lived in a state where deed restrictions are rare. However, deed restrictions are not new in Florida and have been continuously becoming popular in the US since the 1970s. Today, Florida is one of the states with the largest HOA communities. This popularity is primarily due to private companies and developers entering the area.

Each community has deed restrictions that favor its objectives and can be found in manufactured homes, neighborhoods with homes for sale, home sites, and lots. The most common ones will determine the dog breed and the number of pets you can keep in the house, state of repairs in the community, paint colors, common area rules, lawn maintenance, whether you can rent the property, and the uses of the property.

What is a Homeowners Association? (HOA)

A homeowners association is a self-governed organization. These are found in common-interest communities such as deed-restricted developments, where homeowners collectively pay fees for neighborhood maintenance. HOAs are run by unpaid volunteers who are usually resident homeowners. They often elect a board of directors that will run the HOA.

Usually, the responsibilities of an HOA will depend on the type of property and these properties will be guided by rules and bylaws enforced by the association. Property owners will be required to pay HOA fees to cover the maintenance and use of common areas. HOA fees also commonly act as reserve funds.

How Much are HOA Fees?

This can vary widely depending on the neighborhood. As a homeowner, if you buy into an older neighborhood without a lot of community amenities, then you could pay as low as $50 per year. However, many HOA fees fall into the range between $200 and $5000 annually for assessments, fees, and costs.

The amounts may vary depending on the amenities offered by the community. However, the most common costs you expect to pay will cover garbage pickup, landscaping and pest control, common areas, and safety and security fees.

You can expect that neighborhoods with extensive amenities will charge more than those with fewer restrictions. In addition, you may have to pay assessment fees occasionally, for example, in cases where an unanticipated problem or natural disaster results in the need for significant repair. The HOA is given the power to levy a one-time special fee to cover the costs. These can be minimal, or they can be a sizable chunk of money if it is a large repair – such as repaving roads in the neighborhood!

Mortgage Approval

You must factor the effect of a community’s HOA into your overall finances as you begin your home-buying journey. Even the banks will consider the monthly HOA fees when deciding the fate of your mortgage application and how much they will give you. In some cases, you may be left with a smaller approved amount to spend if you choose a property with higher HOA fees than one with lower or no HOA fees.

Not All Deed Restricted Communities are the Same!

Deed restrictions are generally meant to keep up specific standards for the community, which will help keep up property values in the area. However, this does not necessarily mean that all deed restrictions are identical. In fact, restrictions differ widely from community to community.

Therefore, you must find out whether the place you intend to buy a house has deed restrictions and then determine whether you can live by those rules. You may find that some communities have just basic restrictions that you feel you would have no problem living with. However, you could also find a community with a lengthy list of rules and restrictions and who are extremely strict about enforcing them!

Some home buyers might not like the specific restrictions in a community. And since all neighborhoods can vary in what they restrict, it’s extremely important to review all the details ahead of time.

You Must Budget for HOA Fees & Assessments

In many cases, HOA fees are paid monthly. However, in other cases, there may be quarterly and annual payments, and the association can levy special assessments when reserve funds cannot cover a major repair such as road or roof repairs. These fees vary widely depending on the community, property, amenities, and facilities. As we mentioned earlier, the budget may be between $200 and $5000+. However, the more the amenities and facilities, the higher the fees you should expect to pay.

You must budget for HOA fees and assessments before settling for a house. The last thing you want is to buy a home and then realize all the additional fees for the HOA are causing you to have a tighter budget than you anticipated.

What is a CDD Fee & Is It Different Than an HOA Fee?

CDD stands for community development district. This government entity is created when an extensive land tract developer requests one. Then they are tasked with planning, constructing, financing, maintaining, and operating infrastructure and amenities in the development area. Finally, the CDD assesses community members’ fees for amenities and infrastructure.

However, CDD and HOA fees differ because the former is incorporated into the annual property tax bills, while HOA fees may be paid monthly, quarterly, or yearly to maintain the community.

CDD will cover general maintenance, infrastructure, community amenities, and water and sewer and is standard in developments built post-2003. Typically, these fees will vary by the type of development. They are also determined by the loan taken from the county. This amount is divided by the number of homes that repay the loan. The fees take up to 30 years to pay. Therefore, if you move to a community that is five years old, you can expect to pay the fee for 25 more years until the loan is done.

The county will typically add CDD fees to your property tax yearly and are tax-deductible like property taxes. The costs of improvements will not be included in the initial house sale price. Mandatory disclosure in the purchase contract will let buyers know if the property they buy is part of a CDD. When you are searching for a home, be sure to ask if there is a CDD and obtain the details on those specific costs so you can factor it into your annual budget as well. 

Many of the newest master-planned developments around Florida have CDD fees. This includes popular areas of southwest Florida such as Lakewood Ranch and Wellen Park!

You May Need HOA Board Approval to Buy a Home in a Deed Restricted Community!

In Florida, HOAs have legal rights to decide who can rent or buy a home within their communities. Therefore, it is not uncommon to find the HOA requesting that you submit an application that they will review. Since these communities have criteria outlined in their governing documents that you must meet, they can accept or deny your application. However, their decision should be in line with the Fair Housing Act and should not be discriminatory based on sex, color, race, disability, religion, or status.

If your application is denied, the HOA must disclose its screening process according to its governing documents and explain the reasons for rejection. If this does not happen, it is well within the rejected buyer’s rights to pursue a discrimination lawsuit against the HOA.

Some of the common reasons why applications are denied include;

• Predisposition to violation of rules and regulations, especially if the applicant was a former renter that has violated the rules before.
• The applicant violated one of the rules in the HOA’s governing documents.
• Misrepresentation of the applicant’s application, such as hiding a criminal history
• Conviction of a felony

Tips for Buying a Home or Condo in a Deed Restricted Community with an HOA

Check the Covenants, Conditions, and Restrictions before Buying

One of the essential pieces of advice you can get before settling in a deed-restricted area is to read the fine print carefully and understand them because you will need to comply once you buy the house. Consider whether any of the terms may affect your lifestyle or if there is a particular one you do not like. You can research the deed restrictions in the community you are interested in, although they will likely reveal it before you make an offer. Talk to your real estate agent to confirm details about any restrictions before moving forward with purchase plans.

Ensure that You Can Pay Additional Assessments and Fees

You need to understand how much the HOA fees are and what they are for. You also need to know how often you will pay the fees and the penalties for late payments. Do not be afraid to dive into questions such as whether the association has scheduled to raise the HOA fees and ensure that you can keep up with the budget.

Check If there are On-Going Disputes

It pays to know whether the HOA has disputes with homeowners. In many cases, you will find uncomplicated issues such as parking violations, and rarely will you find serious ones such as the embezzlement of HOA fees. In addition, you can check social media groups and pages to ensure there are no public complaints or significant lawsuits.

Do The Rules Align with Your Goals and Values?

Paying HOA fees is excellent if you will be making use of the facilities in the community. It is still okay if you will not be utilizing one or two. However, you need to ensure that the money you are paying works for you, so you are not wasting money. Furthermore, you must ensure that your community’s rules align with your goals and values and that you will be happy living in the community.

Living in a deed-restricted neighborhood is an excellent way to maintain property values and keep the community or development appealing. Especially here in Florida where there are some truly gorgeous resort-style developments that make you feel like you are on vacation every day!

If the association works well, you will enjoy high-quality life. However, it would help if you were sure the community you are getting into aligns with your values, so you enjoy living there. You also need to ensure that you can pay the fees without strain on your budget and check for any disputes between the HOA and homeowners.

Pros to Living in Venice, Florida

Beautiful Weather & Sea Breezes

Those who are seeking sunshine, warm weather, and mild winters will enjoy living in Venice.  Many people who want to escape harsh winters up in the north come down to Florida. However, Florida is a large state and some areas can still get pretty cold during the winter months (such as in the Florida panhandle). But the great thing about Venice is that it’s really below the frost line altogether. So while there are some long pants and sweater days in Venice during the winter, it’s overall not bad at all and you won’t have a freeze.

Also, keep in mind that summers can get brutally hot in Florida. This is especially true inland where the heat and humidity can be downright oppressive. The perk of being in Venice is that it’s on the coast, so you get a lovely breeze off the water that can help prevent the heat from being as bad as it would be inland.

Gulf Coast Beach Living

Beach life is something that many people dream about, and given that Venice is located on the Gulf Coast, residents enjoy some of the best of the beach lifestyle. And while the Atlantic Ocean tends to be more chilly, the Gulf of Mexico is quite warm during much of the year. Plus, the clear blue waters of the Gulf of Mexico really make you feel like you are on a tropical island!

Best Access to Amazing Beaches With Less Crowds

Speaking of beaches, another perk to living in Venice is that there are so many beaches, more than five within just a few minutes of town! But not only that, those beaches are very easily accessible and have far less traffic and crowds than you will see at many other beaches around Florida.

This is not just because Venice is a small town, it’s because Venice is one of the few towns located directly on the Gulf without any barrier islands. While in some cities traffic must squeeze across narrow causeways or bridges to get to the barrier islands and beaches, Venice Beach is literally steps away from downtown!

(There’s even the South Venice Neighborhood which has its own beach with private ferry access!)

And lastly, because Venice is a smaller town and not so much a major tourist destination, many of the beaches are free of the insane crowds. Although major holidays can still be busy, most of the year you will find a minimal number of people on the beaches here and plenty of parking closeby.

This is a big difference from nearby Sarasota, where traffic can be backed up over the bridges to Siesta Key or Lido Key, and the parking lots are full of traffic and no spots available.

Honestly, while we LOVE Sarasota…the beach access in Venice is much much easier and more convenient! That’s really why we love it here.

The Only Dog Beach in the Area

On a related note to beaches, if you have a dog who loves the beach (like ours does), then Venice has the only off-leash dog beach in all of Sarasota County! This is a perk for us because we can drive to the dog beach from our house in just a couple minutes, versus having to travel long distances from elsewhere just to take our pup to play in the water. We regularly see people at the dog beach who drive down from Sarasota and other surrounding areas, so we feel really lucky to have it be so close to home!

Small Town Community Feel, but Close to Larger Cities

Venice is a small town by comparison, and it really feels like it! This is a town that has a true sense of community, and you can feel it quite easily even if you are popping in for a visit. Strolling the historic downtown Venice streets, you’ll see locals chit-chatting with each other, walking their dogs, and popping into the shops to grab some gifts or snacks.

The town regularly hosts events and festivals downtown and concerts in the local parks. This is a place where the high school has parades through the downtown and the weekly farmers market brings all the neighbors out to shop, stroll and chat.

But if you need a larger city to do some shopping or whatnot, then Sarasota is just a few minutes north. We actually enjoy the drive to Sarasota. They have some great malls up there (including an Apple Store and other major department stores). And if we ever really miss living in a big, urban city, then we head up to St. Petersburg (where we have friends) and is only barely one hour away from Venice.

Charming Historic Town With a Ton of Local Events, Festivals and Activities

Venice has an interesting history. It was one of the first “master-planned” communities and has a unique Italian-inspired architecture in many of the historic parts of town. In fact, the original town plans are on the National Register of Historic Places!

The town has an active and close-knit community and hosts a variety of events and festivals year-round. From the weekly farmers markets, to the holiday boat parade on the water! There’s also annual art festivals, shark tooth festivals, Italian Festivals, Chalk Festivals, and so many more!

But you’ll also find a number of regular occurring events in downtown and the nearby area. For example, there is yoga daily on the beach (morning and night), as well as laughter yoga sessions weekly in the downtown park (yes, laughter yoga…it’s quite fun, I’ve done it!). Local groups also get together for things such as dog-training classes around downtown, wine tastings and there are regular dining and shopping events in downtown too.

Affordable Homes Close to or on the Water!

When you look at homes in Florida that are on the water or quite close to the water, the prices can be shocking! There is a lot of luxury real estate around Florida, and that’s what people tend to think about. However, one of the things that initially drew us to the Venice area is the affordability of homes near or on the water.

Now, this is relative of course. Some people might find homes on the water here in Venice expensive. But when you compare them to other coastal towns in the State, the homes here are much cheaper than you will find elsewhere.

Home Prices Vary Widely for All Budgets

Another positive aspect to searching for homes in Venice is that there is a wide range of options available for people with different budgets, including affordable options.  Whether you are looking for homes in the mid 200’s or up into the millions, Venice will have something to suit your needs.

Not only can you find single-family homes, but there are a number of condos available around town for those who want less maintenance, or “villas” which are attached homes that offer the feel of a home without the added costs or maintenance. Whether you are looking for a place on the beach, near the beach, or out in one of the new resort-style neighborhoods with luxury amenities that make you feel pampered like you are on vacation, Venice has plenty of options available.

A+ Sarasota School District

For those moving to Venice with kids, then there’s no need to worry because all the schools in Venice are within the Sarasota County school district. This is an A+ school district (always has been) with some of the top schools in the state. In fact, Pine View School (between Venice and Sarasota) is well-known as one of the top in the country and people move here just to get their kids into that school!

Further, Venice High School is one of the best and most popular in the state for sports. A lot of kids who live in Sarasota and other areas will actually choose to attend Venice High School over others in the area for these reasons.

Sunsets Over the Gulf are the Best!

Being on the west coast of Florida, we get the amazing colorful sunsets over the Gulf.  This is one of our favorite things about living here because on any given night we stop what we are doing and head over to one of the many beaches to sit in a chair, or go for a walk while enjoying the most amazing colors and relaxing sounds of the ocean at sunset. It truly is special!!!

Boating Galore

If you enjoy boating, then you’ll love all the many places to go boating in and around Venice. From the ocean itself to the many different bays and Intracoastal Waterways connecting them. From sail boats, jet boats, fishing boats, jet skis, kayaks and paddle boards.

There are many areas around town where you can put in your boat and marinas to store them. There are also boat clubs you can join if you don’t want the hassle of actually buying and maintaining a boat. And then there are places where you can rent boats for just a few hours or a day — whether it’s a pontoon boat or just a kayak to go explore the bays. There are also a number of charters and boat tours you can take to go find dolphins, watch the manatees, or go for a sunset sail.

So Much Great Golf & Golf Course Communities

Josh grew up playing golf and it’s one of his favorite pastimes. As you can imagine, Florida is really a golfer’s paradise because they say it’s home to more courses than anywhere else. And even as a small town, it’s AMAZING the number of incredible golf courses there are around here. From a handful of public courses, to a number of semi-private and private golf and country clubs. We’ve been lucky to have played most of them, but there are still a few we’ve been anxiously waiting to play.

And if you really love golf and want to live that golf cart resort-lifestyle, then there is no shortage of incredible golf course communities in Venice to choose from. From The Venice Golf & Country Club, Sarasota National, the Plantation Golf & Country Club, Venetian Golf and River Club and many others! Beautiful homes, amenities and activities, and scenic yet challenging golf courses – if you are a golfer, Venice truly is a great place to live the golf lifestyle you might be dreaming about!

Safe, Laid Back and Quiet

If you are concerned about safety, then you’ll be happy to know that Venice is very safe town. Even within Sarasota County itself (which is quite safe overall) the town of Venice is laid back, quiet, and very safe for people of all ages including kids and families. We regularly walk our dog in the early mornings and late evenings around our neighborhood, actively chatting with our neighbors who are out and about too (and we don’t live in a gated community).

Overall, Venice is not a town that we are concerned about being out and about – even at night or if I’m by myself. Of course, this is the real world and things happen. So you do need to keep your wits about you and pay attention wherever you are. And there is some petty crime out there so be sure to lock your car doors and take care to secure things. But overall and especially compared to other major cities where we’ve lived, Venice is very much a safe place to live.

Fantastic Restaurants for a Small Town

We actually moved to Venice from a large city, and we’ve lived in large cities most of our lives. So we were a little bit concerned about food options in Venice. But because Venice is such a popular destination for snowbirds and other vacationers, there is an incredible amount of fine dining and amazing restaurants to choose from. Especially for a small town, even we were a bit surprised at all the great restaurants in Venice!

From the many delicious Italian restaurants in downtown (all of them are ridiculously good – I can’t even name a favorite over another) to the seafood restaurants overlooking the water. We really love Dockside, personally. There are also great romantic places for “date night” such as the Crows Nest or Fins, which is perched on the second floor above the famous Sharky’s on the Pier overlooking the Gulf of Mexico.

Honestly, there are SO many great restaurants around here that we made a massive blog post all about it and grouped them into sections based on your interests. This is a great resource to bookmark for the future too, as we plan to update it and add to it as we are always checking out new places!

Cons of Living in Venice, Florida

As with anywhere you live, nothing is perfect. These are always some things that get a bit annoying or could be improved. And some things are just a tradeoff that you come to accept in order to enjoy the positive things. Below are a list of some of the cons of living in Venice that we have discovered.

It Can Get Hot & Humid in the Summer

There’s no way around this, it’s Florida! But when you think about it, it gets hot everywhere in the summer! Even up in the north you can get temperatures well into the 90’s and higher! And even the humidity can get bad elsewhere too. The good thing is that Venice is on the coast, so it’s not as bad as inland Florida and we can get some lovely breezes to help knock down the heat and humidity.

Hurricanes Are a Real Possibility

Anywhere you live in Florida, you need to be prepared for hurricanes. This is especially true if you live on the coast, which is where Venice is located. Now I’ve been through a lot of hurricanes (10+) over the years (and I did not grow up in Florida). If you don’t live directly on the coast and it’s a small storm then you just need to be prepared for some wind and rain. You should not panic or worry too much.

However, if you do live on the water or if the storm is a big one then you definitely 100% should take the warnings seriously. Be prepared with emergency kits, hunker down, and evacuate if they tell you to.

Luckily, science and weather forecasting gives us a great heads up for dealing with hurricanes as opposed to other natural disasters.

Venice is Not a Big City, If That’s What You Prefer

If you prefer having a big city with access to more entertainment options, dining, bars, nightlife, museums and sports teams, then you could find Venice a little boring. It is a small town, not a big city. Luckily Sarasota is not too far away. For us, Sarasota has most of what we need but other people might still enjoy the benefits of living in a large urban area such as St. Pete or Tampa – especially if you are young.

Which brings me to my next point…

Younger People & Singles May Not Find as Many Options for “Going Out”

Venice is not only a small town, but it’s predominantly a retirement town. There are plenty of younger people and families who live here, but the median age is quite high (like 60+). So it’s not a young and vibrant city like you would find up in St. Petersburg or even Orlando where there are a ton of younger people moving for work.

This can make it challenging for those who are just out of college or even singles who are new to the area because there’s not a lot of nightlife and things to do when it comes to going out and meeting others. There are a few bars and restaurants with some nightlife, but very few. You can go to Sarasota and find a lot more options.

Affordability is Relative (and it’s Getting More Expensive)

In the pros section above we mentioned that Venice is a relatively affordable place to live in Florida, especially if you want to be near the water. However, the key word is relative. Because what’s cheap for some is not cheap for others. No, you are not going to find a single-family home here in the low 100’s. Nor will you find a beautiful home on the beach for $200,000.

The other thing to keep in mind is that Venice is more of a resort area and is considered more expensive than some of the other areas nearby town, including places such as North Port, Port Charlotte or Englewood. These towns will offer more even affordable options, if that’s what you are looking for. Also, remember that this whole area is continuing to grow and prices are continuing to rise. This is great for those who own homes and have equity, not so good if you are looking to buy-in.

Snowbird Season Changes the Town

Another thing to remember is that Venice is a major snowbird town! Snowbirds are those (mostly retirees) who flee the cold northern states in search of warm sunny weather during the winter. A lot of them rent homes or condos in Venice and the surrounding area and stay for months at a time. Others actually own second homes here in Venice and just come down for a few months out of the year.

This means that the town practically doubles in population during the winter months!

Beginning in October and peaking around the holidays or just after, the town is abuzz. There is a lot more traffic and congestion (and more accidents), restaurants and shops become real busy, and the beaches become a lot more full. Locals are not a big fan of snowbird season because it’s less enjoyable to be here. We count down until the snowbirds leave, and when we can have our quiet relaxed little town back again (and way less traffic).

Shops and Restaurants Close Early, on Sundays, and Certain Times of the Year

Being a smaller town, we have found that a number of shops and restaurants close pretty early…and are not open on Sunday! This can be a real inconvenience for us sometimes, and it’s a bummer when we want to go downtown on Sunday to wander around and discover many of the shops aren’t open. Again, a big difference from our lives in larger cities!

Another thing to remember is that due to snowbird season being in the winter, a lot of establishments will have limited hours during the off-season (when the snowbirds are not in town) and may even close down for weeks or months on end! Yeah – we know many places down here who close for vacation during the summer and others with signs on the window in July saying they will “see you in October” as they have all gone too!

There Are Only 3 Draw-bridges On and Off the Island 

Venice Island really is an island! It was carved out years ago when they built the Intracoastal Waterway system. However, this means that there are only 3 bridges on and off the island…and they are drawbridges because of the boats that go by! This means that there can be congestion when the draw bridge is up as traffic backs up waiting for the boat to go by. This can be a pain, especially if you are in a hurry to get somewhere (as is usually the case when you get caught by the drawbridge!).

Less Dining Options Than a City, Especially Quick Service

Even though we mentioned that we’ve been quite surprised at the number of fine dining and higher-end restaurants, I will say that we often get bummed when it comes to finding great quick service or faster forms of food. We really don’t eat much of any fast food (even though there aren’t many of these either), sometimes we just don’t feel up to going to a nice, expensive restaurant. We just want something a little quicker, cheaper…but not gross and greasy.

This has been probably one of our biggest challenges here, and where we miss the variety of a bigger city most. Luckily, this is improving as there are a few new restaurants going in around town that will help give us more options. But still, this might be our biggest gripe.

You’ll Need to Drive to a Major Airport

Even though Venice does have an airport, it’s more of a small municipal airport that is made up of a flight school for enthusiasts and private jets. So if you are flying commercial airlines you’ll need to travel elsewhere. The other challenge is that the nearest airport in Sarasota is still fairly small and doesn’t offer a ton of options or all airlines. And it’s not really a large international airport if you are going far.

Luckily, there are many airports within an hour or so of Venice that you can choose from. Whether it’s Sarasota, Punta Gorda, Fort Myers, or even Tampa and St. Petersburg airports. Tampa and St. Pete will have the largest selection of flights, including international options. But you’ll need to drive a bit further to get there. Depending on how much you fly, this could be an inconvenience.

Is Venice Florida a Good Place to Live?

At the end of the day, every individual and every family is different. Everyone will have different needs, wants and priorities. And YOUR pros and cons list might look different from ours. Perhaps you don’t care about having such easy access to beaches, or maybe you really must be closer to the airports!

Still for us, overall when we look at this pros and cons list of living in Venice, we really feel that Venice is a great place to live. There are some cons that we have learned to deal with because the pros outweigh the cons for us. We really love the small-town feel in Venice with the local community vibe, but we also have just a short drive to Sarasota if we are wanting more big-city shopping and restaurants.

We also prefer having amazing access to so many gorgeous beaches and a more affordable lifestyle on the Gulf of Mexico that we might not be able to afford elsewhere. And even though it is a small town, we love that if feels super safe and quiet compared to other big cities that we’ve lived in before.

So for us, Venice is totally worth it and we love living here! And we know so many others who feel the same.
